Design trends in time for spring Interior Designer Leeann Heininger takes you through the latest styles

ook around you, at the drapes, the light fixtures, the colors in your home. Does the word drab come to mind? This spring may be the time for an interior makeover. According to Leeann Heininger, owner of Fringe Home Design in Oak Park and a specialist in interior home design, the right fabrics, lighting and colors can do wonders to spruce up the interior of your home, and send the gloomy winter feel packing for good. Here’s Heininger’s take on current design trends:

Pave way for a patio Make the most of your outdoor space

t may seem like winter lasts half the year in Northern Illinois, but as we endure record breaking blizzards and endless polar vortexes it can be helpful to remember that spring and summer have to arrive at some point. For many homeowners in the near west suburbs, outdoor
space is prime real estate. Historic homes may not sit in the center of acres of land, but homeowners can make the best of what space they have. Area contractors have noted the ever-increasing popularity of outdoor living spaces as important amenities of home designs in both extravagant and simple homes. Frank Calistro, of Old World Brick Paving, works with many clients in the area, and he sees in-
terest in elaborate outdoor spaces. “People want to be outside more. Everyone can be tied up to the internet inside, so I see a lot of people are turning to their yards to connect with neighbors and family.” Calistro says it’s best to wait until the ground has completely thawed before beginning a patio project. “Starting too early could result in a patio that quickly falls apart. Given current conditions in the Chicago area, I’m guessing that this year’s start date for work will be around mid-April, which is an improvement from last year’s early May.” A new trend in the industry is permeable pavers. Calistro says villages are pushing them and ac-
tually requiring the use of either permeable pavers for a patio or what used to be called a French drain system around a patio. “It’s an either-or situation: either use permeable pavers for the entire project or install a drywall drain system. Permeable pavers are becoming a more popular choice for that reason.” Calistro notes that the regulations are meant to prevent flooding issues, but can add to the bottom line for consumers. When not constrained by regulations, he says his clients are not choosing standard pavers as much as they used to. “People are picking out artsy pavers. They are looking for warm stones, not utilitarian designs. Homeowners are doing their research or seeing things they like on television,” he explains. “They look at their outdoor space as an extension of their home. Most clients today are looking to install an outdoor kitchen with a built-in grill, countertop and refrigeration. “On the high-end designs we might see people putting running water in their outdoor kitchens and using the same high end appliances they use indoors like Wolf or Viking, but the average client can get

a great space without doing that.” In places like Oak Park, River Forest and suburbs with older homes, Calistro says he sees a lot of people looking to expand the use of smaller lots. “People are turning a side driveway into patio space. It looks and functions like a patio but can be used as a driveway. It also saves a lot of space if the lot is small or if there are restrictions on how much of the lot can be paved.” Brian Conway, of Conway Construction, works on projects for clients throughout the Chicago area, including some outdoor kitchen spaces in and around Oak Park. One client, he says, wanted to create a family space for parties and day to day cooking. Conway and his crew designed a landscape plan that included ornamental trees to create a natural privacy screen from neighbors and a brick patio complete with curved walls for seating and use as planters. He also included a cedar pergola and blue stone patio with a pizza oven built into a wall. Notes the homeowner, “We’ve had neighborhood parties, birthdays and weddings out there. It is a great gathering place with practically no maintenance.”

Behold in the backyard: An urban oasis Colorful koi fish live comfortably in a Japanese garden in Riverside By JOHN RICE

n ancient practice of Asian peasants has become an increasingly popular pastime for Americans. More and more people are building ponds on their property and stocking them with colorful koi fish. This Japanese tradition calls for creating an ecosystem that combines flower and fauna into an urban oasis. The local Mecca for koi-keeping is Brookfield, home to several members of the Midwest Pond and Koi Society. The society now has over 500 members. They meet monthly and host annual tours of their koi sanctuaries. On the weekend of July 18-19, there will be a tour of ponds in Chicago. The following weekend, July 25-26, the tour will focus on the near west suburbs: Riverside, North Riverside, Berwyn and River Forest. The society distributes booklets and maps to groups and families for $15, so it doesn’t cost much to take a peek at these remarkable fish. For those who might want to spend more money
to become a “ponder,” the 23rd Annual Koi Show is scheduled for June 26-28, at the Darien Sportsplex. Riverside resident, Ed Buck, will certainly participate in the tour and attend the koi show. In 1992, the former city kid took a shovel and started to dig in the backyard of his Des Plaines Avenue home. He didn’t know anything about koi but thought a pond adorned with water lilies was a great idea. He dug down about two to three feet. “I didn’t know what I was doing,” Buck confessed, “I bought some landscape timbers to enclose it and used plastic tubs filled with rocks to filter the water.” Today, there are ready-made products for ponders but they were scarce back then. He enlarged and modified his water garden over the years. His three ponds are now over five feet deep and stocked with what Buck describes as, “Wonderful works of art that swim.” Koi are a species of carp. Back when peasants were raising them, they also ate them. Then they found a way to breed them to bring out brilliant colors. Bloodlines were developed over the centuries to

Some are even bred to be smooth, with no scales. This breeding process has turned a once hardy fish into a delicate sensitive species. When raising koi, Buck found that, “Water is everything.” He has two ponds, a large one containing 14,000 gallons of water and a small pond with 3,000 gallons. These ponds are fed by two bogs, planted with water lilies and lotuses. This natural filtration system keeps the ponds in pristine condition. He also installed pumps to keep the water circulating. “Water has rules,” Buck said, “Water has to move.”
Buck became educated about water quality by going to monthly meetings at the society. “I learned about a lot of local resources. I joined a community of people, who are kindred spirits. They value gardening and are lovers of nature.” Besides these informational and social gatherings, society members offer each other handson help. For example, Buck has a large hoop house, similar to a greenhouse, to keep his ponds icefree during the winter. “It was a communal effort,” Buck recalled, “Like an Amish barn-raising.” Not that koi can’t survive a winter
under the ice. “They live under the ice quite comfortably,” Buck said, “But they have to have some open surface.” Many koi keepers allow their ponds to freeze over but cut a hole in the ice, or bubble air through the pond with pumps to provide oxygen. Spring is actually the toughest season for the koi. They are very sensitive to temperature fluctuations, which stress their immune systems. Changing weather may be one danger the fish face, the other is predators. Because Buck has a “water hole” in his backyard, all kinds of critters are attracted. “If you build it, they will come,” Buck said of the ponds. “If you give raccoons a beach, they will feast.” See JAPANESE POND on Page B11

Winter can wreak havoc on your roof, driveway

fter a tough winter with a lot of time spent indoors, homeowners are ready to get outside and enjoy warmer temperatures. With warmer temperatures comes the ability to tackle all those pesky home maintenance projects that were impossible to do when the mercury dipped below freezing. While the park and athletic fields may beckon, area contractors agree that it’s important to address any home maintenance issues that came up over the long winter season.
Up above Steve Johnsen, of Forest Park-based Chicago Roof and Gutter, says that it’s always a good idea to address problems when the weather is warm enough. “Once you get past Thanksgiving, it can be dangerous to go up on a roof. The shingles become slick. If it’s truly an emergency, we can get up there, but it’s best to wait until it gets warmer.” He says winter weather often brings to light existing problems in a house. “When people defer roofing or gutter work, it might not manifest itself until after the snow and ice hit. The biggest problem on a roof is typically ice damming with the gutters. A lot of times, the downspouts freeze at the very bottom, so no other water can come down. The downspout turns into an icicle

which creates an edge of ice on the roof. That shelf of ice creates damming and if you don’t have ice and water shield under your shingles, you can start to see damage to the ceilings around the edges of your house.” Johnsen notes that current codes in the west suburbs call for up to three feet of ice and water shield under roof shingles, but older roofs may not have the protection in place. He also says Oak Park and River Forest’s old housing stock can present a different gutter challenge. “In a lot of newer homes, gutter brackets sit flat against the fascia, and you can get them on so tight you can almost stand on them. The older houses might have crown molding-like edges, not flat fascia, so you have to use a hanging brackets with a strap that sneaks under the shingles of the roof. Even if these are tight originally, ice sliding on the roof can loosen them.” Big ice sliding down can wreak havoc on gutters in the winter, and Johnsen says he already has several repair jobs lined up once the weather turns warmer. He recommends calling for roofing or gutter repairs as soon as it’s warm enough. “In the spring everyone is so busy, and they wait until fall to call us because they want the work done before winter. You’ll get your best deal in spring and early summer. When the days are longer, we can get a roof done in almost a day, but that same roof may take three days in the fall.” See MAINTENANCE on Page B11

Lee and Sons Concrete, Construction and Excavation, says that spring is a busy season for driveway, sidewalk and patio projects. “In Oak Park and River Forest everyone has a deadline, whether it’s graduation, first communion or housewalk season. They want me to be the first one in so that they can get the landscaping finished and then enjoy the rest of the summer in their yards.” While winter weather may have people dreaming of outdoor projects, Lee says its best to wait until the timing is right. “Right now, you probably have 18 inches of

frost in the ground. Everything needs to thaw before you can start a lot of projects. The freeze and thaw cycle of tough winters can eventually cause problems in aging concrete. Older patios, sidewalks or driveways might heave on one side or one section, making a tripping hazard. A freeze can lift a slab up and cause it to settle so that it’s not level. Also, salt is not good for concrete and can cause pitting and other issues.” Lee says that in a perfect world, work on sidewalks and driveways ends at Halloween. “Concrete needs to cure 30 days before it can take a hard freeze without damage.” He tells customers that April 1 is a good start date for most concrete projects, with the possibility of an earlier start if the weather is cooperating. “I have several clients already lined up for the first week of work,” he says. “The good thing about concrete is that once done right, it lasts a long time. We’ve been around long enough that we’re now doing work for our original clients’ kids.”

To keep his koi safe, Buck built the ponds with sharp drop-offs. This discourages most rodents. Otherwise, Buck enjoys the wildlife that flock to his yard. “We have had a fox come, deer, frogs. Ducks come but we shoo them away. In rural areas, otters and minks can wipe out a pond.” Buck hasn’t lost a fish to a predator in two decades of koi-keeping. But he has suffered losses from other causes. “Every hobbyist has buried a fish in his backyard,” Buck said, which is why he doesn’t name his fish. “I feel that if I name them, they die.” However, he does know each fish individually, including the two 20 year-olds. “I can tell right away if something is wrong with a fish. I’m constantly checking chemical levels and watching for changes in water quality.” Koi are gregarious fish who like to hang out together and compete for food. Buck feeds them a brand of food called Kenzen. During the summer, he feeds them daily and

weekly during the winter, when their metabolism slows. Buck considers the koi to be pets and doesn’t care for tasteless jokes like, “What do you use for bait?” or “Let’s throw one on the grill.” At his peak, Buck had 70 koi swimming in his ponds. “I re-homed many of them to create space. It’s easy to overstock.” He currently has 22 koi in the large ponds and six mixed fish in the small one. Koi can grow to be quite large, some are 36 inches long but they average about 18-20 inches. They can also be quite expensive, some costing thousands. Koi are flown in from Japan, where they are revered. Each different color pattern of koi has a Japanese name. Thanks to his “Contribution to the green scene,” Buck’s water garden has been designated a National Wildlife Certified Yard. “It really boosts the ecology,” he said, “And I like being part of a cool movement.” He’s hoping the number of enthusiasts increases. Now that gardening centers are stocking pond equipment, beginners don’t have to improvise like he did. He encourages local residents to take the society’s tour. Now calling all potential home sellers Local housing market ready to spring into action

pring is here and with it arrives the busy season for real estate sales Many local homeowners are wondering if spring 2015 will be a good time to buy/sell a house. Having weathered the recent real estate recession, potential home buyers and sellers are hoping that the market’s turn for the better will stick. Local real estate experts have seen big changes in the past few years and remain readily optimistic.
Why spring? John Lawrence, broker and owner of Weichert Realtors Nickel Group, says the tradition of the spring market heating up after a slow winter has been around for so long that no one really knows how it began. While winter weather might deter home shoppers, many are simply motivated in the spring by the school calendar. “Mostly we have the perception
of spring being the time to list your house because people are getting prepared for closings in late May or early June so that they can either leave or enter a school district at the end of the school year.” Statewide, the winter market showed an uptick in prices over the previous year. In January, the Illinois Realtors Association reported that home prices had climbed 3.7 percent. While statewide home sales were down from the previous year, an increase in price can be seen as a beacon for a stabilizing market.
Okay, but why this spring? Local real estate agents believe that market conditions make the spring of 2015 an ideal time to buy or sell a home. Michael Nowicki, of Oak Park’s Gloor Realty, says that financial interests point to this spring being the right time to buy a starter home or move up to the next level of home ownership. “With interest rates hovering below four W percent, perce and the Federal Reserve talking rate hikes by year’s end, the 2015 spring market

is setting up to be very active,” he says. “The buyers are out there, and we just need adequate inventory to help meet their needs.” Lawrence agrees with Nowicki’s assessment, but it’s all a matter of competitive pricing. “Things are definitely picking up to make this year busier than last year. If homes are prepared well and priced right, you’re going to see a lot of activity and possibly multiple offer situations.” Entry level homes, particularly those in the $300,000 to $500,000 range in Oak Park, are predicted to move fast this spring. The condominium market in the village is already seeing some movement. “For years, we had a glut of condo inventory,” says Lawrence. “That’s come down significantly in the past three years. There are still some deals out there, but not as many. In general, we’ve weeded through a lot of the distressed sales, short sales and foreclosures, which is helping prices appreciate in local markets.” Lawrence notes that River Forest can expect higher end properties to move in the spring as $1 million and up sales are already showing some momentum. In Forest Park, the demand may be outpacing the inventory,” he adds. “If it’s priced right in Forest Park for its condition, it will sell quickly.” Brian Brennan, of Riverside’s Burlington Realty, expects the spring market to flourish. “There’s a lot more confidence in the real estate market in N. Riverside and Brookfield. There are more conventional sales and fewer short sales or foreclosures. Houses at the higher end may still sit a while, but the medium range house will move. Buyers are going to get good deals, and sellers will still get bang for their buck.”
Prepping a house for sale

Both Nowicki and Lawrence stress the need to properly price a house for a quick sale, emphasizing the need to value a property based on its current condition. While big changes may not be necessary to sell a home, there are steps a homeowner should take before placing their home on the market. Nowicki recommends trying to look at your home with fresh eyes. “It’s a bit cliché, but sellers need to look at their homes objectively, through the eyes of a potential buyer,” he explains. “Eliminate the everyday annoyances such as paint touch ups, patching minor cracks, or fixing a leaky faucet. Don’t pass your to-do list on to potential buyers. This will only cause them to make an offer that reflects the work that needs to be done. Addressing these issues will strengthen your position during negotiations and ultimately lead to a higher sales price.” Once the snow melts, Lawrence says the place to start is with curb appeal. “Make a great first impression. Get the outside all cleaned up and nicely landscaped. If we’re still dealing with snow and ice, make sure potential buyers can get into your house, so keep walkways clear.” For the inside, Lawrence recommends taking simple actions. “We all have too much stuff, so get ready to move before you list your house. Go through and make three piles: trash, donate and keep. Make sure you do a deep cleaning, including your windows. Clean and de-clutter, and if you can, stage your house. You want to create the atmosphere and feeling in the house that potential buyers think they can live in.”

here is a subtle sense of competition in the air. Anticipation before the race starts. The first one out of the gate is the 21-story glass and aluminum geometric tower at Lake and Forest in Oak Park. The digging is complete with the retaining walls and foundations poured and the underground utilities in place. The colossal site, ringed by red mesh construction barriers and elevated construction trailers, unfortunately discourage gawkers and Saturday architects. 1 We can now see the pattern of columns, the parking ramp and the perimeter foundation walls. The tower crane is active, swinging materials into place. The vertical work is commencing. This is exciting. With Gensler as the architect, Golub and Co. and Wood Partners as developers and Tishman managing construction, the project is moving along to meet its 18-month construction schedule to be complete in spring 2016.
