ampbelltown is the state’s most popular suburb for first home buyers, according to new data released this week by property experts InfoTrack. InfoTrack’s Property Market Update Q3 2023 has named the

top 10 suburbs with the highest volume of sales for first home buyers from July 1 to September 30 this year. It found the 2560 postcode, which encompasses 19 suburbs, rose from seventh position in Quarter Two to take out the

number one spot last quarter. InfoTrack’s Head of Property Australia, Lee Bailie, said a younger cohort of buyers appeared to be taking advantage of the high value on offer in the Greater Western Sydney location. “This postcode includes the hubs of Campbelltown, Leumeah, Macarthur Square and Appin, which are strong communities in themselves, and have the added advantage of being within commutable distance to the Sydney CBD,” Bailie said. “It’s positive to see younger buyers entering the property market, with 69 per cent of those who purchased in the 2560 postcode last quarter aged under 39. A closer analysis shows more than a third (37 per cent) were aged 30-39, followed closely by 20–29-year-olds who made up 32 per cent of the buying cohort. “Properties ranging in value from $700-$800k were the most popular, accounting for more than a quarter of the total property sales for the 2560 area.”

InfoTrack’s data also found three new postcodes entered the top 10 list for the first time. “Sydney’s western postcode of 2200, home to Bankstown and Condell Park, came in at number seven, and 2127, which includes Homebush Bay, Sydney Olympic Park, Newington, and Wentworth Point, came in at number eight for the greatest number of sales to first home buyers last quarter,” Bailie said. The postcode of 2113 in Sydney’s north, which includes North Ryde, East Ryde, Macquarie Centre, Macquarie Park, and Blenhein Road, snuck into the list, taking out 10th place. It was the only postcode outside of Greater Western Sydney to make the top 10. The north-western postcode of 2765, which took out the number one position last quarter, was named in third position, the same place it held at the start of the year in Q1. Marsden Park, Oakville, Riverstone and Vineyard are among the eight suburbs located in this postcode.

espite a change in its Governor, the Reserve Bank of Australia (RBA) has been trotting out the same messages to mortgage holders that it is still prepared to lift official interest rates again in its battle to keep inflation in check. After her first monthly board meeting since taking over as Governor from Dr Philip Lowe, Michele Bullock announced the RBA would be maintaining the cash rate at 4.1 per cent, the fourth month in a row that rates have stayed on pause. However, Bullock, reiterated the language of her predecessor by warning “some further tightening of monetary policy may

be required to ensure that inflation returns to target in a reasonable timeframe”, although this will depend “upon the data and the evolving assessment of risks”. After smashing homeowners with four percentage points worth of rate rises since May last year, there have been hopes

the RBA can leave official rates alone for a while and even consider lowering rates. According to the findings of a survey by financial comparison site Canstar, 69 per cent of mortgage holders claim they “won’t cope with another rate rise”, with 31 per cent stating they

are confident they can continue to make their repayments if cash rates rise again. Canstar’s research found the 12 cash rate rises since May last year had added more than $1,217 to the monthly repayments of a $500,000 loan over 30 years. Despite the RBA’s latest

cash rate pause, National Australia Bank is forecasting another 25 basis point rise by December, with higher petrol prices fuelling inflationary concerns. One of the best things a parent can do to keep their child safer around water is to ensure they start Learn to Swim classes as soon as possible, especially with summer fast approaching, but were you aware of all of the other benefits of swimming lessons for babies? We often have less time than we would like with our kids (it is an unfortunate effect of being so busy) but swimming provides quality bonding time. Time in the pool is one of the few times when your child has your undivided attention for the duration, so make the most of it! Swimming can also improve a baby’s sleeping pattern. Disclaimer – while I’m not making any promises that swimming will make baby sleep through the night every night, the extra exercise did make my notorious night owl babies sleepier! Additionally, swimming can improve a baby’s appetite, and in turn a full belly can further promote sleep. Swim time helps promote important muscle development and control in babies at a young age. Little ones will need to develop the muscles needed to hold their heads up, move their arms and legs, and work their core in coordination with the rest of their body. As a result, swimming helps to improve coordi-

nation and balance. It’s not easy learning to move those little arms and legs together, and even small coordinated movements represent big leaps in your baby’s development. Being in the water engages your baby’s body in a completely unique way, creating billions of new neurons as your baby kicks, glides, and smacks at the water. Bilateral cross-patterning movements, which use both sides of the body to carry out an action, help your baby’s brain grow. This facilitates communication, feedback, and modulation from one side of the brain to another. Down the road, this may improve reading skills, language

development, academic learning and spatial awareness. A four-year study of more than 7,000 children by Griffith University suggested children who swim have advances in physical and mental development when compared to their peers who don’t swim. Specifically, the three- to five-year-olds who swam were 11 months ahead of the normal population in verbal skills, six months ahead in math skills, and two months ahead in literacy skills. They were also 17 months ahead in story recall and 20 months ahead in understanding directions. Swimming is also a unique social experience, which furthers its brain-boosting power. Water baby’s classes also include elements including songs and skin-to-skin contact with parents or caregivers. Children interact with one another and the instructor and begin to learn to function in groups. These elements, plus the fun of learning a new skill, can boost your baby’s sociability and wellbeing! Don’t forget, you can get your baby prepared for swimming before you go to the pool, by using bath time at home to get your baby used to the feeling of being immersed in water and the splashing of the water on and over their faces and heads. Swim Australia recommends starting lessons from six months of age. Don’t delay – just get your baby into the water!

GOING FROM ANDROID TO APPLE: YOUR GUIDE M

y daughter has just purchased herself an iPhone 15. I will have her review it with me next week. Today, I am looking at some of the challenges and changes she has experienced while swapping over. We have always been an Android family with a selection of Google Pixel and Samsung phones. My daughter has always felt that her friends with iPhones always had better photos. So, she decided to make the change. Here are some of the observations I made while helping her. Transferring data from her Android phone to the iPhone was a hassle. Apple does make it easier with its Move to iOS app. It was supposed to transfer her contacts, message history, photos, videos, web bookmarks, mail accounts, and calendars. There was mixed success on this, with some areas not transferring correctly. Apps: She was concerned that apps she had purchased on the Android store had to be repurchased on the Apple store.

So, if you are heavily invested in Android apps, you must repurchase these applications. In some cases, she found the applications were unavailable and had to find alternatives. User interface: The user interface on iOS is different from Android. As she already owned an iPad, moving across was easy. But she did miss the back and overview / recent buttons. These

are now replaced with hand gestures and swipes. Customisation: Her Android phone was heavily customised for her usage preferences; iOS doesn’t allow much customisation. You won’t be able to change the look of your home screen or use custom launchers. Siri: There are many differences between both voice assistants. The difficulty is learning these

differences so that you can still get the results she wanted. iCloud: Google Drive is her preferred storage platform, which can be downloaded on an iPhone. So she could continue to access her files as usual. FaceTime/ iMessage: Her friends do use Facetime and iMessage from time to time. However, they primarily use Messenger and Messenger groups to communicate. Authentication: Her main concern was the Authentication (2FA) codes held in her authentication application. Microsoft and Google Authenticator support automatically syncing the codes between phones much more straightforward. There was no need to set up the QR code links again. Her final concern is the robustness of the phone. She has dropped her Samsung countless times and is still in one piece without a scratch. Her friends’ iPhones all have cracks in the screens. Time will tell on this one.

Recognising the symptoms Some common symptoms include: – Pain, which can be sharp, dull, or throbbing. – Swelling and inflammation. – Difficulty in fully extending or flexing the arm.

LET’S TALK ABOUT ANAL GLANDS A

nal glands are tiny scent-producing glands located near your dog or cat’s rear end, at approximately the four and eight o’clock positions. These glands play a natural role in your pet’s life but can sometimes lead to health concerns that you should be aware of.

What do anal glands do? Anal glands have a unique purpose in dogs. They produce a smelly fluid that dogs use for communication and marking their territory. When your dog has a bowel movement, a bit of this fluid is released onto their faeces, creating a scent mark. This is why a dog’s way of saying hello is often by sniffing the other dog’s butt! Common problems with anal glands Anal gland impaction: This happens when the glands don’t empty correctly during bowel movements. The fluid inside

thickens and becomes impacted. Signs include your dog scooting (dragging their rear end on the ground), excessive licking of the anus, and discomfort. Impaction is typically resolved by manually expressing the anal glands to remove the impacted material. Your vet may also recommend dietary changes or fibre supplements to ensure regular bowel movements. Anal gland infection: If impaction persists, the fluid in the glands can become infected, causing swelling, redness, pain, and a bad smell around the anus. In cases of infection, the glands will often be expressed by your vet and the area examined. Antibiotics may be prescribed depending on the severity of infection. Anal gland abscess: An untreated infection can progress to an abscess – a painful, swollen, and often ruptured gland. This is a serious condition that requires immediate veterinary attention.

Anal gland abscesses require more extensive treatment, including drainage, antibiotics, and pain management. Recognising symptoms: Watch out for signs of anal gland issues in your dog, including: • Scooting • Excessive licking of the anal area • A bad smell • Discomfort or pain during defecation • Swelling around the anus • In severe cases, the presence of pus or blood. If you notice any of the above signs, consult a veterinarian promptly. Some dogs are more prone to anal gland problems than others. Preventive measures include: • Feeding a high-fibre diet with foods like carrots, Metamucil, or psyllium husk to promote regular, firm stools and natural expression of the glands during defecation.

• Regular grooming and monitoring of the anal area can help you detect early signs of discomfort or swelling. • For dogs with recurrent or severe anal gland problems, your veterinarian may recommend routine manual expression of the glands. Remember, early intervention can prevent the development of the more serious issues such as infections or abscesses.
