The increase in property prices over the past few years has meant a number of home owners have a large amount of equity in their home, which has led to a number of home owners considering buying an investment property while upgrading to a bigger home. One way of doing this is to keep your existing home as an investment and buying a new property. When doing this it is important to understand the tax implications of borrowing to buy an investment property and if the interest will be tax deductible. The key question to ask when determining whether interest is tax deductible is the purpose of the loan. For interest to be tax deductible the loan needs to be for the purposes of creating an income. The purpose of the loan determines whether or not the interest is tax deductible. For example, Andrew and Belinda have a home loan of $150,000 and their house is worth $700,000. They want to move to a bigger home worth $1,000,000 but keep their existing home as an investment. They can borrow up to 80 per cent of the value of the old home (which is $560,000) without paying mortgage insurance. This means they can borrow
another $410,000 against the old property to help buy the new property. They heard from a friend that as the new loan of $410,000 will be secured by an investment property, the interest charged to the loan will be tax deductible. While they can borrow more against their existing home to
