There has been evidence lately of a slowdown in the Sydney property market. In some areas of Sydney property prices have not been growing as quickly as in recent years. There has also been evidence that in some areas there has been a slight fall in the value of properties. For property investors that means it’s a good time to look at the structure of their loans. Over the course of this year there have been adjustments to the interest rates charged for different loan types. There is now a wide variation in interest rates starting with the lowest type for owner occupied loans with principal and interest repayments, through to those with the highest – interest only loans for investment purposes. As an example, some lenders are still providing owner-occupied home loans with principal and interest payments at rates of less than four per cent, but charging over five per cent for interest only investment loans. In the past these loans may have been charged the same interest rate. Investors need to consider carefully the benefits of maintaining interest only loans when facing a slowdown in property prices and the higher interest rates attached to interest only loans.

There are many investors who have bought properties over the last two to three years that have taken interest only loans and are now coming to the end of that interest only period. For those investors, it may be worthwhile converting the loans to principal and interest repayments. Doing this may provide a similar level of

monthly payments to the interest only loan, while also building equity into the property by reducing debt. Investment properties remain a great way to build a retirement nest egg – investors just need to ensure they get expert advice and take the right type of loan for their personal circumstances.

The Dulux Summer Colour Trends for 2018 suggest that this season will be all about embracing the eclectic, with patterns and colours working alongside crispy white to provide a touch of 80s glamour. “The summer palette for 2018 is quite a departure from the cocooning neutrals and deeper tones of last year,” Andrea Lucena-Orr, Dulux Colour Expert said. When choosing new items for the home look out for playful

tropical colours, like soft pink and pale mint, which when mixed with whites can help add a resort feel to your home. “Incorporating uplifting colour and prints in a white space can be transformative, lifting the soul and making you feel more dynamic and creative,” Ms Lucena-Orr said. Introducing colour into a space can sometimes seem a little overwhelming, but there are ways to incorporate this style in smaller doses, without losing any of the impact. “Create fun, eye-catching accents in unexpected places,
