Last week we looked at first home buyers using their superannuation accounts to save for a deposit. Another way to use a superannuation account to buy property is to establish a Self-Managed Super Fund or SMSF. Depending on the amount already saved in superannuation and the price of the property to be purchased, an SMSF could be used to purchase a property outright, or it could borrow to buy a property. For those that are interested in establishing an SMSF it provides a greater level of control over the investment of their superannuation. As the SMSF can borrow money to buy an investment property, it also provides some leverage, which can help boost the income in the SMSF. When compared to owning an investment property as an individual, the SMSF can also provide benefits in terms of capital gains tax if the property is sold. Borrowing to buy through an SMSF is not the same as buying an investment property as an individual though, and there are a number of restrictions associated with using an SMSF.
