It can be difficult to take the first step in buying an investment property and choosing the right one. Knowing where to buy, the type of home, and the tax considerations are all key decisions. A good way to start for some investors is to buy a new home to live in while retaining their existing home as an investment. For example Michelle and Tom have two children and would like a bigger home but are also considering buying an investment property. They have lived in their current home for five years. It is worth $600,000 and they have a loan of $200,000. The new home they want to buy has a purchase price of $750,000. They want to retain their existing savings, which means they will need to borrow enough to cover the purchase price plus stamp duty and other costs. The total of all of these costs (including the purchase price) will be $782,000. There is enough equity in their existing home to borrow the additional funds and the bank has approved the loan. Why did you become involved in the real estate industry? After 10 years studying at university part time while I worked in a range of accounting roles (largely in a global funds management company) I craved a more fulfilling career. What do you love most about being in real estate? I love the relationships that I have gained. I can honestly say that my life has changed for the better.

Only last month I farewelled an amazing man who I met three years ago cold calling. Summer FUN AT HOME As it comes into the warmer months, and with several school holidays on the horizon, it’s time to get the yard ready for the whole family to enjoy. Matt Leacy, Co-founder and Creative Director of Landart Landscapes, has some tips on creating the perfect kid-friendly outdoor area, without compromising on style. Getting the kids away from the screens and into some physical activity is easy with an old favourite: the trampoline. While many of us grew up with above ground trampolines, these days it’s all about in-ground.

“In-ground trampolines are generally safer and easier for kids – especially young kids that need a parent to lift them in and out, and they’re often more aestheticallypleasing,” Matt said. “You won’t have an eyesore sticking out in your backyard and you’ll avoid blocking out your property’s natural views.” As you’ll need to dig a hole and ensure proper drainage and aeration Matt recommends enlisting the help of a professional. Of course the ultimate kids area isn’t complete without a cubby house. Matt suggests traditional plywood and hardwood for the
exterior, while getting creative in the interior with options like coloured rubber flooring. “It’s both hard-wearing and comfortable, and it will allow you to bring some fun and individual personality to the room,” he said. If you don’t have room for a cubby house or a trampoline there’s other ways to incorporate fun into your yard. A dedicated chalkboard wall, large pavers that can double as hopscotch squares and even a veggie patch to involve kids in the cooking process are all great options for smaller outdoor spaces.
