The property is in a postcode deemed to be high risk by the mortgage insurer and they will only insure the loan to 90 per cent of the value of the property. In this instance John and Katrina will need to either increase their deposit or find another property in a different area. One reason the insurer may take this stance is that they have already insured a large number of loans in that area and need to restrict the amount they insure.
Whether you’re looking to buy your first home, or an experienced property buyer, it’s a good idea to obtain a pre-approval for a loan before making offers to buy. While the banks provide borrowing power calculators on their websites, these should only be used as a rough guide as they generally don’t take into consideration all of a borrower’s circumstances. For example, if a borrower earns a large proportion of their income from overtime the lender may not use all of that income in determining borrowing capacity. The pre-approval will
provide a much clearer guide about the amount you can afford to borrow and ultimately spend on a property. The pre-approval will let you know the amount the lender is prepared to provide towards the purchase of a property. However, the lender will still need to confirm that the property is acceptable as security for the loan. There are some instances where the lender and/or a mortgage insurer may not accept the particular property as security for the loan. As an example, John and Katrina have been pre-approved to buy
