A key element of any investment strategy is to diversify. This means investing in different types of assets with different investment time frames, returns and risks with the aim of providing the optimal investment. In short – not placing all your eggs in one basket. One way to do this is to consider investing in commercial, retail or industrial properties. Most of the mainstream lenders will provide finance for investing in these types of properties, but the process is different to investing in residential property, and in most instances, would require the borrower (or broker) to be talking with a business banker. Investing in these types of properties provides a different type of risk for the investor than a residential property. It also means potentially higher returns – a reflection of higher risk associated with the property. For example, in general, the yield generated by these properties is higher than for residential properties, and can often be greater than the interest rate charged for finance. While the basics of borrowing for this type of property are essentially the same as borrowing
for a residential property, there are a number of other considerations the lender must make. The basic elements are that the bank will need to ensure the borrower can afford the loan, and that the security is acceptable to the bank, being able to repay any loans if the property is sold. Over the next couple of weeks we will discuss some of the critical aspects a bank or lender will
