Unlike obtaining finance for a residential property, when buying a commercial or industrial property, the bank may establish financial hurdles with which the landlord must comply, both at the outset of the loan and ongoing. One such hurdle is an Interest Coverage Ratio (ICR). More commonly used for general business finance, the ICR measures the number of times income would meet the expected interest costs from borrowing in a year. For the purposes of buying a commercial or industrial property, some lenders may vary this to reflect the number of times rental income meets the interest costs. A typical hurdle may be 1.25 times. To demonstrate, we will assume Tara and Mark want to buy an industrial unit that is currently renting for $30,000pa. They would like to borrow $250,000 to assist in buying the property and their bank has said one of the conditions of approval is that the ICR must be at least 1.25 times. The bank has advised they will charge an interest rate of 6.5 per cent and that this interest rate will be used to test the ICR condition. To work out if Tara and Mark
will meet the condition we first need to work out the amount of interest they will pay and will assume the loan is interest only. A loan of $250,000 at 6.5 per cent pa will be charged $16,250 in interest costs. The rental income from the property would meet the interest costs 1.85 times ($30,000/$16,250 = 1.85), which means they would

meet that condition of the loan. If, on the other hand, Tara and Mark wanted to borrow $375,000 to buy the same property, they would not meet this condition. In that instance, the interest costs would be $24,375pa and the ICR less than 1.25 times, which means they would not qualify for the loan.

Why did you become involved in the real estate industry? 10 years ago I was helping my mum to try and purchase a property, I was extremely frustrated with the lack of knowledge, assistance and care factor from the real estate agents we were dealing with. She had cash money but no house. It was then that I decided to enter into the real estate industry so I could make a difference and help people. Tell us about the first house that you sold / leased? The first home I sold was in St Clair. It was a massive five bedroom property which needed a lot of work. The buyer contacted me throughout the week and I
showed him the property at 7pm on a Wednesday night, they then came for a second inspection at the open home on Saturday and I followed up later that day and he made an offer. The property was very run down and a lot of issues came back with pest and building but I continued to stay in contact with the buyer and eventually the sale went through – with no price reduction. What do you love most about being in real estate? I love the thrill of real estate. I love meeting new people and have formed some life long friends thanks to this career. I love being able to provide a vendor with a realistic appraisal
and price and promising them the world and then delivering it. I love my detailed property description and how every property is unique and special in its own way, but the best part of real estate is when I negotiate and secure an amazing price for a property and how much appreciation and thanks I get from my vendors.
