ON HOUSING PRICES Airbnb is continuing to put unnecessary pressure on the rental market and housing affordability. This is according to RiskWise Property Research CEO Doron Peleg, who says while in some areas Airbnb can help absorb an over-supplied rental market, in other areas it has the detrimental effect of increasing house prices. “On top of that those looking for long-term tenancy simply can’t afford to pay the same rates as those taking short-term lets while on holiday,” Mr Peleg said. He said Airbnb, the online marketplace that allows owners to rent out their homes to holidaymakers, had proved a lifeline for investors unable to find tenants in an over-supplied rental market. However, at popular holiday destinations such as Bryon Bay it had helped force long-term tenants out of the market and increase property prices. “In areas such as these, and particularly in beachside suburbs, we see the overall demand for properties by investors and owner-occupiers going up,” he said.

moving every few months due to Airbnb so then that also encourages them to buy, which again means there are more competing for properties and pushing prices up. It’s a phenomenon which we are seeing around the world.” He said limiting Airbnb to certain areas, for example, where there was over-supply close to the city, would help balance the market. “However, the affect it has on

From Phil’s Desk . . . A lot of water has passed under the bridge since I left school in 1953 to start work as an apprentice sales person in the carpet industry. I had of course, like many other kids born during the latter part of the war, been in the work force for about 5 years already so getting ready for work was not new to me. I loved my job, the industry & most importantly the people I worked with & of course the customers. There was a lot to learn as a young bloke, but one thing I did seem to have gained from Mum & Dad was that hard work brings its own rewards. I did ok. My reason for mentioning this is really aimed at the young people yet to break into the work force. I tried to avoid negative influences. There will always be people that will try to put you down. It could be they are asking you to pull them up . . . Show them the way, so to speak. Never be afraid to excel and do not hide your light under a bushel. Be the best you can be. Try to improve gradually. This is what I did. So many people would tell me “it could not be done” and then when I had done it, they would say “I was lucky”. Theodore Roosevelt once said . . . The quality and quantity of luck that one will receive in this world is compenserate to the quality and quantity of effort you put in. By the way, to hard work I added the word smart & the best thing I have ever done is to share my knowledge with as many as will listen. — Phil
