In the past two weeks we spoke about negative gearing and positive gearing, and gave an example of how each of them works. The hard part is knowing the best strategy to adopt when building wealth.

Just to recap, Mary had a negatively geared investment property, which after her tax refund cost her $810 every year to hold.

Alice on the other hand owns a positively geared property that provides an extra $3,240 a year after tax, but she had to pay extra tax through the year.

Some people like the idea of negatively geared property because although the property is an expense it provides a tax refund. Similarly a lot of people dislike positively geared properties because although they’ve earned extra income, they have to pay more tax.

There are a number of things to consider when deciding which is best. As negatively geared properties are an expense there is a limit to the number of properties that can be owned, and each additional property increases monthly expenses.

a way of forced savings, allowing an investor to own a property that may increase in value over time more than the cost of holding the property. A positively geared property for a disciplined investor provides extra income that can be used to reduce home loan debt and build wealth.

The team took home first place for Highest Percentage Increase of New Property Managements, while New Business Manager Mitchel Bratby took out second place for Property Management Lister of the Year.

Managing Director Nigel Lock said the team award came as a bit of a surprise, but put it down to Starr Partners Penrith’s focus on retaining property management clients.

“We don’t just sign business then lose them, so that one’s probably a testament to the systems that I’ve got in place with the property managers,” Mr Lock said.

“We don’t overload them with properties so they can offer really good service.

“It’s about having good systems in place as well as having good people in the right positions.”

While some companies treat property management as an add on, Mr Lock said for him it’s the main focus of his business.
