When buying an investment property, one of the key considerations of making the investment is that the property increases in value over time. This is known as the capital gain. Many potential investors though decide against buying an investment property as they are concerned about paying capital gains tax if they decide to sell the property, thinking they will pay 50 per cent of their capital gain as tax. For example Max and Karen both work full-time and earn $70,000pa. They bought an investment property five years ago for $300,000, which is now worth $600,000, a capital gain of $300,000. They want to sell the property but are concerned they will pay $150,000 tax. However, as they have owned the property for more than 12 months, the current tax rules provide a 50 per cent discount to the capital gain, which is added to their taxable income for the year. For Max and Karen, their capital gain of $300,000 is discounted by $150,000. They are equal owners in the property, so they each have to add $75,000 (half of the discounted capital gain) to their income for the year, taking their PRODUCED BY The Western Weekender and Western Sydney Publishing Group

taxable income to $145,000 each ($70,000 plus the capital gain). Using the current marginal tax rates, Max and Karen would each pay about $27,000 more tax in the year they sold the property than they would normally, or $54,000 in capital gains tax. on their sale, a buyer getting into their new and / or dream home, helping members of the team grow through support from me and my senior colleagues, and I will say that it can be an industry that for the right people, you may have a job for life and in sales you will be rewarded for the effort you put in. What should people do to ensure their home sells or rents for the best possible price? Put yourself in the consumer’s shoes, look at the property as if you are the buyer or prospective tenant and ask, how would this property need to look for me to want to buy or rent it if I was in their shoes?
