CAN COST YOU BIG From forgetting to clean the carpet or leaving cupboard shelves dusty, quick cleans when moving out are seeing local renters lose money. A study by home services marketplace UrbanYou has found time poor NSW renters lost over $28 million from their rental bonds last year due to their homes being dirty on departure. According to UrbanYou’s Sparkling Suburbs study and data from Fair Trading, more than $112 million worth of rental bonds were refunded to landlords in 2017, a quarter because tenants failed to clean their property sufficiently at the end of the lease. Locally, an average of $91.48 was lost per household due to a messy home in the 2750 postcode, with $97.85 lost in 2745 and $112.75 in 2747. “What we’ve found is that when renters come to the end of their lease, many are understandably trying to avoid doubling up on rent by moving into their new place on the same day,” co-founder of UrbanYou Elke Keeley said. “All too often, they underestimate what’s involved in cleaning
and getting their property ‘rental ready’ and run out of time during the move. “As a result, landlords are passing the cleaning costs back to consumers by refusing to repay the full rental bond.” The most common areas overlooked include carpets, mould and cupboards, and there are simple tricks to help renters get their bonds back. For carpets, when the property is vacant sprinkle baking soda across the carpet surface and let sit for a few hours to tackle light stains and if you’ve had pets, the hair is loosened from the carpet fibres, making vacuuming more effective. To get rid of mould from bathroom tiles and in the basin, dip an old toothbrush into a cleaning solution of half vinegar and half water, and scrub the area. Let the solution sit for a few minutes to attack stubborn mould, then wipe clean with a damp cloth. Pantries, cupboards and drawers are easily cleaned by first vacuuming the surface, then using a cloth and multipurpose cleaner.

The Financial Services Royal Commission continued apace last week, with revelations about the practices of AMP leading to the resignation of their Chief Executive. There were also headlines over the weekend about the delay from the Federal Government in establishing the Commission. The Commission will undoubtedly lead to changes in legislation, as well as the regulation and practices of the big financial service groups, but this will take time to come into effect. The Commission still has a number of months to run, and then any recommendations for changes in legislation will be debated in parliament before becoming law.
There are some steps that we can all take though to protect ourselves against poor practices by the banks. For example, the overcharging of fees and interest rates, or charging fees for services that have not been provided, is one practice that has been identified by the Commission. Obviously, a terrible practice, but something we can all monitor by regularly checking bank statements for fees and charges to ensure the correct amount is charged, and that they have been properly disclosed. There are times when we shop around for the best deal on a new phone, television, or clothing, but may not spend the time looking
for the best home loan. Given most of us will have a home loan for decades, we should be looking for the most appropriate loan. Shopping around for interest rates can be difficult due to the number of different lenders, and types of loans, however it is often worth the effort. Alternatively engage a mortgage broker to help with the search for the right loan. This will be our last article in Western Property for a while. We have enjoyed providing some insights to the process of borrowing and managing finances. Hopefully all of you have gained some knowledge and enjoyed reading the articles.
