NEW GROUND The global leader in storage and information management services will construct a new information management facility at Oakdale South Industrial Estate in Kemps Creek. Iron Mountain Incorporated marked the new construction with a soil turning ceremony with partner company, Goodman. The 18,000 square metre facility will have a storage capacity to securely store two million records cartons and will serve NSW and national customers. The environmental features of the site will include a 100kW solar photovoltaic system, LED lighting with a lighting control system to manage and minimise power consumption and translucent roof sheeting will be secured to 10 per cent of the roof area to enhance natural light. Rainwater will be harvested and reused for landscaping irrigation. “The new Oakdale South facility will provide a great opportunity to grow our presence in Greater Sydney,” said Greg Lever, Managing Director, Iron Mountain ANZ. “We are proud to expand our presence with this investment.”

There are times when an applicant will seek finance only to be told by their lender that they cannot afford the loan. This can be particularly frustrating when an application is declined by a bank, but the applicant has maintained a good long-term relationship with a bank and has enough equity in their property. This situation arises when the applicant has reached their borrowing capacity. Different banks and lenders have different policies, which means some applications may be approved by one bank but declined by another. Ultimately though, there is a limit to the amount we can all borrow, irrespective of the lender.

Let’s have a look at an extreme and unlikely example to demonstrate the point. Stan has a good steady job, earning $75,000pa. He has a long-lost aunt who recently passed away leaving him her home which is worth $10,000,000. Stan wants to keep the home but borrow $2,000,000 because he has always wanted to own a collection of sports cars. He has heard that banks will lend up to 50 per cent of the value of luxury homes. He has enough equity in the property to meet the bank’s policy. However, the interest rate on the loan would be 3.8%pa, which

is $76,000 a year. Just the interest costs associated with the loan are higher than Stan’s income. He still needs to take into consideration tax, living expenses, and the cost of insurance for his new fleet of cars. Obviously, Stan cannot afford this loan.
