YOUR DREAMS After decades of planning and investment, local man Jason Grima has completed his own development in St Marys. Ventura on Collins, a development of 22 townhouses over four blocks of land, proved to be hot property as a development built with local knowledge and expertise. “I was born and bred in Monfarville Street, St Marys, just one street away,” he said. “It started back in 1991, I bought the first property. I always had a vision to subdivide it one day, so years went past and I bought my neighbour out. “A few more went by and I bought another out and over 20 years, I bought all four neighbours out and then decided to develop the site.” Mr Grima stuck to his vision he had as a young man, working hard to slowly achieve his dream even when he was struck with initial difficulty gaining finance. “I was young, I was 21-years-old and I had a dream that I wanted to develop it one day,” he said. “I’m the first to put my hand up, I made mistakes along the way,
but I fixed up my wrongs, and in this next one I won’t make the same mistakes.” Sales manager from Raine and Horne St Marys, Peter Diamantidis, said it’s rare to find a local person owning the land and developing it themselves. “There are a lot of companies coming into the area looking to make some money,” Mr Diamantidis said. “But he’s done a lot of things that he didn’t have to in the development to make it more appealing. “There’s more emotion, there’s more sweat that’s been put into it.” He said that as development across the region continues, St Marys is becoming more popular, especially for younger families. Through the long journey, Mr Grima said a strong support network helped him achieve his goal. “I’ve got very good backing, my close family members have backed me through the highs and lows of it all,” he said. Work has already begun on his second development, Ventura on Jamison, located in Kingswood.

Interest rates and the Reserve Bank were in the headlines last week, with the Reserve Bank Governor giving a public presentation that included discussion about interest rate movements. The headlines suggested that the next movement in interest rates would cause a shock. The Governor advised that the next movement in official interest rates would be up, which in itself is no great surprise as the official rate is at an all time low. The reason the Governor indicated this would be a shock to many is that the official interest rate has not increased in many years, and there would be some borrowers who have never experienced an increase.
While that is true, many borrowers with variable rate loans, which make up the majority of all home loans, have experienced an increase in interest rates from their current lender in recent years. It unfortunately has become practice for the majority of lenders to increase interest rates in anticipation of a movement in the official rate. This can sometimes be a kneejerk reaction from the banks, but the movements have generally not been large and there is enough competition in the market to keep the banks honest. Knowing when interest rates will increase is the big question. It seems unlikely to be this
year, and there are a few different elements helping to keep interest rates low. The Reserve Bank’s main guide to adjusting interest rates is inflation, and inflation is generally considered to be under control, due to low wages growth. Also helping keep interest rates low is the continued strength of the Australian dollar against the US dollar. Maintaining a budget and allowing for higher loan repayments will help in preparing for any rate increases. Fixing a portion or all of the interest rate can also help prepare for rate rises. If you’re feeling nervous, have a chat with your bank or broker.
