BRADFIELD TAKES OFF SOD TURNED ON FIRST BUILDING

Construction has kicked-off on Australia’s newest city, Bradfield City Centre, a visionary under taking that will create more than 17,000 jobs and accelerate a wave of new advanced manufacturing, research and innovation in west ern Sydney.

Work is underway on the first building, a 3,840 square metre multi-purpose building that will house office, exhibition and event spaces, Hitachi’s Kyoso Creation Centre and the first stage of a new Advanced Manufacturing and Research Facility.

Premier Dominic Perrottet said the 114-hectare Bradfield City Centre development is backed by a $1 billion investment from the NSW Government and will unlock a further $10 billion in private investment.

“We are building a world-class city centre that will supercharge the creation of jobs and economic opportunities across western Sydney,” Mr Perrottet said.

“This first building is the start of a game-changing and job-generat ing city centre that will transform Bradfield into a hive of economic activity for businesses and offer

new services and attractions for residents across western Sydney.

“With this new high-tech city located close to new airport, busi nesses will be able to manufacture products in western Sydney and export to the rest of world, gener ating even more export dollars for our state.”

Minister for Enterprise, Invest ment and Trade Alister Henskens said Taylor Construction Group had been awarded the construc tion tender to build the first building.

“This facility will bring highskilled jobs and global career

opportunities to western Sydney residents, deliver shared hightech manufacturing equipment and machinery with local Sydney businesses and fast-track devel opment in areas like defence and space,” Mr Henskens said.

“Beyond this first building, the NSW Government has committed a further $260 million to establish the largest Advanced Manufactur ing Research Facility in Australia, right here in western Sydney.”

State Member for Mulgoa Tanya Davies said the sod turn on the first building marks the start of what will be a much-needed

enormous jobs boom for western Sydney.

“The Bradfield City Centre will grow and evolve in coming decades to become a major hub for jobs in western Sydney, generating enormous economic benefit for the NSW economy,” Mrs Davies said.

The team is working to complete Bradfield’s first building by late 2023, depending on weather and other factors.

You must make a black and white choice. Totally turn off the chlorinator production and manually dose chlorine into the water to keep it from going green or regularly test your salt levels and make sure you are keeping the salt levels at the “ideal” level for your chlorinator’s make and model.

can’t recommend either path for you. You have to choose one of these two paths. What I can tell you that there can be no compromise. Trying to chlorinate with low salt for a long period of time WILL result in your salt cell’s premature death. And the replacement costs will be significant.

With official interest rates continuing to climb, mortgage holders coming off fixed-rate home loans face a huge increase in their repayments unless they act now!

Fortunately, with the first of three tranches of almost two million fixed-rate mortgages set to expire this month, lenders are jostling for the business of these borrowers by offering big discounts and cash incentives.

Fixed-rate lending during the 2020-21 financial year increased from 10-15 per cent of lending to more than 40 per cent. But those two and three-year fixed-rate terms are beginning to expire and have to be replaced.

Fixed-rate loans (including loans

split between fixed and variable rates) worth more than $450 billion are due for renewal over the next 18 months. Common wealth Bank of Australia (CBA), the nation’s largest lender, esti mates $22 billion of its fixed loans will be expiring before December and another $95 billion next year.

At Westpac, the second-largest lender, the respective numbers are $21 billion and $86 billion.

While that may seem a looming crisis with lenders passing on the official interest rate increases imposed by the Reserve Bank of Australia (RBA) since it started to lift the cash rate from the record low of 0.10 per cent in May to almost 3.0 per cent, it’s not all doom and gloom.

Lenders are still battling for new customers and at Bell Partners we are seeing them prepared to slash the variable rates on offer to their existing customers.

According to interest rate comparison site Rate City, someone exiting a two-year fixed-rate $1 million loan could save $33,000-$34,000 over two years by switching to the lowest variable or two-year fixed mortgage. Almost 30 lenders are also offering mortgage cashback offers to attract new customers. They range from $1500 to $10,000, subject to loan size.

But doing nothing will mean borrowers coming off a fixed-rate could be out of pocket thousands of dollars.
