If you are a home owner these days or someone looking to enter the property market to pursue the great Australian dream of home-ownership, it is hard not to be overwhelmed by ‘expert’ predictions about the future direction of official interest rates and property prices. With the Reserve Bank of Australia (RBA) expected to continue interest rate hikes over the rest of the year to combat rising inflation, Broking Break down has been absorbing a great deal of commentary on where the RBA’s cash rate might end up in this current cycle of increases. Since May this year, the RBA has lifted official rates from the record, pandemic-induced low of 0.10 per cent to its current level of 1.85 per cent.

I recently heard a presentation from Westpac chief economist, Bill Evans, who is forecasting the RBA will for the fourth consec utive month increase the cash rate half a percentage point in September. Evans believes there will be smaller hikes of 25 basis points in October, November and December with a final 0.25 per cent rise in February next year, which will move the cash rate up to 3.35 per cent – its highest level since September 2012. But he thinks rates will then start to come down and by the end of 2024 will be around 2.35 per cent. That sounds comforting for mortgage holders who have digested stories that home loan rates could rise to as high as 10 per cent.There have also been some alarmist property price predic tions, with even economists at the ANZ bank forecasting falls of almost 20 per cent in capital cities over the balance of 2022-23. But property investment commentator, Michael Yardney, points out property prices will only crash “if sellers must sell their property and there’s nobody there to buy their property”. At the moment “there are very few forcedYardneysellers”.says rising interest rates will reduce buyer borrowing capacity, but that doesn’t mean all vendors will lower asking prices. RATES
