A ‘FREE’ REPORT They look professional and seemingly offer crucial information on the property market... they are also free, but does that mean they are actually worth the paper they are printed on? Before throwing all your money at an investment on the advice of one of these ‘free property reports’, it’s important to examine where the report came from and who is behind putting it together. Some questions to ask are: What is the data source used? Is the data complete? What about the facts and information that goes hand-in-hand with the data? Who is the research team? Is the report skewed in favour of a particular development or someone who has a vested interest? Do the reports meet your specific needs? RiskWise Property Research CEO Doron Peleg (pictured) says these are all essential questions to ask before making any investment decisions based on a free report. “And while it is easy to take a rear - view look and base future judgements on what has happened in the property market in the past, which is what a lot

of these reports do, it is more important to combine this rear view with a forward-looking one, taking into account a wide range of factors which will come into play,” Mr Peleg said. “These include economic growth, employment, population growth, location and even that houses, with three bedrooms, a yard and car parking, have more appeal than units.” He said this was evidenced in Melbourne where a backwardlooking view shows that at the end of 2017 the market delivered 8.9 per cent dwelling price growth and was enjoying outstanding population growth with projections looking favourable – at least if other factors weren’t considered. “The picture is clearly very different now with the market delivering - 7 per cent dwelling price growth in 2018,” he said. “Our analysis forecasts the prospects for the Melbourne housing market are negative with price reductions in the order of four to seven per cent for each of the years 2019 and 2020.” He said many investors over-

estimated the level of knowledge and information contained in free reports and were therefore unable to minimise their risk. Mr Peleg said many investors were unaware of the costs associated with high- quality data sources and a skilled research team. “It is important to understand that the data from the ‘big four’ banks is completely different from the data that is included in the free property reports, and that the amount of data analysis and

BLOOD SUCKERS Australia’s beautiful summer weather usually means sun, sand and ice creams, but it also brings mosquito season. They ruin your BBQ, and cut short the party in your outdoor area. “Mosquitoes and flies thrive in wet and warm conditions, both of which we have experienced in recent weeks, and now is the time to prepare the home to help minimise pesky bites,” said Andrew Weeks, Business Development Manager at Cyclone, who has spent the past eight years developing insect screen products for the Australian market. There are hundreds of different types of mosquitos in Australia. Alongside an irritating itch and swelling, mosquitos can spread diseases including Ross River virus, Zika virus, and dengue fever. “In today’s climatic conditions, smaller insects like mosquitoes and sandflies are a growing problem, and not all insect control products are created equal,” he said. Mr Weeks said that a few basic steps to prepare your home and careful selection of insect control products was important to effectively target mosquitoes and flies. Here are his top five tips: Repair or install insect screens to windows and doors This is a home’s first line of defence against summer bloodsuckers. Look out for insect screens that have a higher number of strands per inch. Miniweave insect screening from the Cyclone range features approximately 18 x 30 yarn strands per inch, which creates a weave structure with smaller apertures. This is almost double that in standard fibreglass insect screening, which is approximately 18 x 16 strands per inch. This super fine mesh prevents 10

even small insects entering the home. This tight weave structure and popular charcoal colour of the Miniweave mesh also helps to reduce sun- glare when looking out through the screen. Extend your screens Rainwater tanks, septic tanks, and vent pipes all need to be screened as well with mosquito proof covers. Be sure to seal all gaps around the lid, and ensure leach drains are completely covered too. Spray your home, not just your bodies Use an insect surface aerosol to occasionally spray in dark hiding places, such as under furniture, inside cupboards and behind curtains. Installing wall mounted, automatic systems containing active ingredients such as DEET or pyrethrins, is also an easy and effective option for combatting flies and mosquitoes. Remove any potential breeding sites outside the home Tip away any pooled water and add secure lids to outdoor bins and tanks. Store unused items, such as buckets and spare pot plants, upside-down and under-cover. Flush regularly Gutters, bird baths, drain sumps and outdoor pet watering bowls should all be cleaned regularly to help keep bloodsucking bugs at bay. Swimming pools need to be kept well chlorinated, filtered and free of dead leaves otherwise even these can become breeding grounds. If mosquitoes ruined your Christmas party or family event over the summer holidays, make sure you spend some time getting your house ready for when it all happens again next summer.
