ASTINA PROJECT BEGINS NEW BUILDING WILL RE-DEFINE QUALITY A new serviced apartment building in Penrith is set to re- define quality residences in the CBD. Work has now commenced on the building at 21- 25 Woodriff Street. “Astina Suites will be a brandnew serviced apartment building that will soon join Penrith’s skyline,” said Astina Director William Schrumpf.

SPRING: A TIME OF NEW GROWTH Depending on your own ideas the first day of spring is the 1st of September or for some people it commences with the solstice on the 21st. We Pommies used to joke that Australians say 1st of the month for change of seasons because our kids, teachers could not remember the 21st but this would be too unkind and anyway we were joking. A lot of families “spring clean” their homes at this time and the “experts” say spring is when property sales increase. We have just had 3 great months and cannot wait for it to get better but in reality, just as we all see people available to work 24/7 the seasons affect our business less and less, as it should be. Property owners intending on making that big move should plan for it by having a de-clutter from all of their rooms and a wash down of the walls and externally, hard surfaces. However brooms have to replace water hoses at this point in time. One of the most important things you can do for yourselves is to start telling agents in the locations you want to move to, what it is you are looking for so that if they have new listings coming on each month they can give you a heads up before some of these hit the market. About 50% of our homes have buyers inspecting before they are promoted to the general market. Buyers should be aware of this too. If one of my team knows what you are looking for and a price guide they can give you much better service than if you just wait until you see it on line. We can also assist with arranging mortgages through our specialist team. This is important because we are advised that banks have become very good at saying no more often than they say yes. A good broker can overcome most issues better than any bank officer. There is a good reason for this. Brokers earn their fees by being successful. Bank officers get paid whether they succeed or not. If you have applied for a home loan in recent months you are most likely aware of the increased bank scrutiny of your expenses. Under pressure from ASIC and APRA who oversee the banks, lenders now ask for a detailed breakdown of monthly expenses – supported by recent bank transaction statements for verification. In the past the requirement was a single figure of estimated monthly living expenses. As long as it looked reasonable, this was taken at face value. Banks now go through your transaction statement line by line, and can ask for an explanation (or even decline your application) if these don’t match the expenses disclosed on your application.

It is realistic to expect spending habits would change once a large new debt such as a home loan is taken on, however under the new system you may need to demonstrate the change in your spending for up to three months before applying for a loan. Mark’s Shout: Latest news from real estate agents is spring has brought an increase in property listings. With vendor expectations being more realistic, many are achieving the sale they had been holding out for after a sustained period of subdued prices. When looking to buy it is important to have your finances in order with a pre- approval which has been formally credit assessed.

Many bank branches are happy to issue a basic letter of preapproval that includes a long list of conditions, without an application or formal credit assessment. Things can unravel very quickly and become expensive if the documents later supplied to meet the conditions don’t exactly match with the information you initially provided. If your bank has issued you with a basic pre- approval without you signing an application and providing full supporting documentation, you need to be careful. By asking your broker or lender for a formally credit assessed preapproval you can be confident and secure when it comes to negotiating a purchase.
