KEEPING IT COOL WHY SHADES CAN MAKE A BIG DIFFERENCE With many Australian families staying at home over the holidays, the lead up to summer is the perfect opportunity to consider how to make the most of your home and outdoor areas. GRANTS ON OFFER NEW HOME GUARANTEE SCHEME

While homeowners around the country have benefitted from a surge in property prices during the COVID era, first-time buyers have struggled to get into the market due to affordability issues and difficulties in saving a deposit for a mortgage. Analysis by consumer credit reporting agency Equifax has found first home buyer home loans rose by an average of 18 per cent in the 12 months to the end of September, compared with a 12 per cent increase for existing mortgage holders. The average loan taken out by a first home buyer in Australia is now $493,000 – an increase of $76,000 in the 12 months to the end of September. By far the largest mortgages are
in NSW, where first home buyers are borrowing an average of $624,000, up 19 per cent. With property prices sure to be an issue at the coming election, the Morrison Government has offered prospective first-time buyers the chance to secure more than 4,500 unused grants from the New Home Guarantee Scheme. Prime Minister Scott Morrison and Minister for Housing Michael Sukkar announced the Government will reissue 4,651 unused grants for first home buyers under the New Home Guarantee Scheme from the 2021 financial year. The scheme allows first home buyers and single parent families to purchase properties
with a deposit as little as 5 per cent or 2 per cent respectively. Usually, first-time buyers with a less than 20 per cent deposit have to pay lenders mortgage insurance. Mr Morrison said the scheme will help buyers denied an opportunity to enter the market because of COVID disruptions. “The pandemic and lockdowns have interrupted the plans of many home buyers this year, so this is about ensuring we give thousands more families the opportunity they need,” he said.
