BROKING BREAKDOWN
RISE WAS INEVITABLE WHY PREPARATION REMAINS KEY After criticism for being too slow to act on the economic damage caused by rising inflation, the Reserve Bank of Australia (RBA) has shown it now means business by imposing the biggest monthly increase in official interest rates for more than 20 years. The half a percentage point increase which lifted the RBA’s official rate to 0.85 per cent was double the size of the previous rise last month – the first time the cash rate had been hiked since 2010. Some commentators thought the RBA should have gone even harder given interest rates in Australia are still much lower than other countries such as New Zealand where it’s at 2.0 per cent. We do have some catching up

to do which means more rate increases are coming with next month also likely to be a 50 basis points rise, resulting in an extra $128 monthly commitment on a $500,000 mortgage over repayments of 25 years. I have been using this column to discuss the return to ‘normal’ interest rates for many months now and when we talk to clients we remind them that the RBA’s emergency interest rate settings in response to the COVID-19 pandemic were never going to last forever as they were unsustainable. Preparing for the inevitable rate rises over the rest of the year and possibly into 2023 means people may need to think about tighten-
ing their belts if their repayments have increased. Many others fortunately will be ahead on their mortgages and while monthly interest will go up their weekly, fortnightly or monthly repayments will stay the same. Property owners can expect some drop in value or slow down off the back of the rate increases but ignore people trying to get into the headlines by talking up a crash. Any fall in property values is unlikely to cancel out any growth made in recent years. On the flipside of all this doom and gloom is interest rate rises are good news for retirees and those with savings, as returns now start to creep up as well. See you next week.
