WOMEN LOSING GROUND CONCERNING PROPERTY STATS RELEASED New research has revealed that affordability constraints and the gender pay gap are likely preventing women from purchasing houses, which historically appreciate in value more than units, as well as investment properties. CoreLogic’s 2022 Women & Property report for Australia and New Zealand, released on International Women’s Day last week, suggested that women continue to have a less overall share of property ownership than men, making them potentially disadvantaged by recent wealth gains in real estate. The report found that: – 26.6 per cent of residential property in Australia had female ownership, compared to 29.9 per cent male ownership. – Men own 28.5 per cent of all the houses analysed versus women’s share at 24 per cent. – Women have a higher incidence of unit ownership at 35.2 per cent versus men’s 34.7 per cent share. – Men own 36.4 per cent of all investment properties analysed while women own 29.1 per cent. This disparity amounted to approximately 105,500 additional

investment properties owned by men than women in Australia. – The gender pay gap in full time ordinary earnings rose from 13.4 per cent at November 2020, to 13.8 per cent in November 2021, according to ABS data. Co-authors of The Female Investor – Creating Wealth, Security, and Freedom through property, Nicola McDougall and Kate Hill (pictured), said the research highlighted the increasing disparity between wealth outcomes for men and women. “As is mentioned in the report, given that most people’s wealth is

tied up in their homes, this means that if you don’t own a property or have to purchase a unit rather than a house due to affordability reasons – then you will forever be on the back foot financially,” Ms McDougall said. “The report also found that it generally takes women one year longer than men to save a deposit for a property because of the gender pay gap, which reduces the potential capital growth that they can earn during ownership as well.” Ms Hill said the higher percentage of unit ownership by women

Another concerning finding in the report was the fact that men own 105,000 more investment properties than women. “The new research highlights why it’s so important for women to take charge of their financial futures as well as improve their overall financial literacy so they understand the serious role that property ownership plays in their long-term financial security and stability,” Ms Hill said.

With reports of more bank branches closing around the country, consumers look to be relying more on finance brokers for advice, particularly when it comes to obtaining a home, business or personal loan. According to data obtained by The Daily Telegraph, more than 450 bank branches have been shut down in the last few years, while over this period around 3800 ATMs were taken out of circulation, representing more than a third of all existing cash machines in the country. At the same time, the big four banks permanently closed the doors of 459 of their branches. NSW was the hardest hit state, losing 140 bank shopfronts during

that period. Of those, 20 were shut down in Sydney, and the rest were closed across smaller cities and regional areas. The shutdowns left nearly 300 NSW suburbs without a branch to visit, and 216 suburbs have been left with no way to procure cash after the closure of ATMs in the area. While banks have been reducing their person to person services to consumers, the latest data from the Mortgage and Finance Association of Australia (MFAA) highlights how brokers are continuing to boost their market share. Releasing its December 2021 quarter results, the MFAA said mortgage brokers set an all-time record for the value of home loans settled with the total value of

mortgages settled by brokers in the December quarter reaching $95.65 billion, the highest amount for all quarters since reporting began. Brokers continue to write two in every three home loans, while facilitating 66.5 per cent of all new residential home loans according to data released by Comparator, on behalf of the MFAA. MFAA CEO Mike Felton said: “To have our industry grow almost 50 per cent year-on-year in terms of the volume of loans settled is a phenomenal result and sends a powerful message as to the state of our industry following the significant changes made.” Talk to a broker today about your finance needs.
