The RBA boss said the Reserve Bank’s board would be “patient” and take time to figure out what is going on with the economy before raising the cash rate for the first time since November 2010. Commonwealth Bank CEO Matt Comyn has urged the RBA to take a “gradual and modest” approach to raising its cash rate and move cautiously in recognition of the housing market’s sensitivity to higher mortgage costs and lower expected inflation in Australia than other large economies. Mr Comyn said he expected the cash rate to rise from its current record low of 0.10 per cent to 0.75 per cent by the end of the year, and to 1.25 per cent by “mid to late” 2023. He said this pace of
rate hikes could be absorbed by borrowers, but more aggressive action would increase the risk of damaging the economy. At the end of 2021, 38 per cent of the CBA’s home loan book was on fixed terms, almost double what it was in June 2020. But in recent months the major banks have been regularly increasing their fixed rates and the days of sub 2.0 per cent rates are long gone. We fixed a client’s loan for three years at 2.04 per cent in August last year and the current 3-year fixed rate on offer from the same bank is now 2.99! The concession from Reserve Bank of Australia (RBA) Governor Dr Philip Lowe that official interest rates could rise later this year is a wake-up call for all mortgage holders, particularly those who will come off sub 2.0 per cent fixed rate deals over the next year or two. As mentioned previously in Broking Breakdown, the interest rate hawks are screeching louder and louder. They were given more ammunition from Dr Lowe when he recently said: “If things go well, and the economy performs strongly, then there are clearly scenarios where we would be increasing rates later this year if some of the uncertainties are resolved.”
