WHY PROPERTY MARKET WILL REMAIN STRONG

Property markets continue to show resilience despite mixed news in other sectors of the economy, such as unemployment which in April made a surprise jump from 3.5 to 3.7 per cent.

While property prices raged through the height of the COVID-19 period in 2020 and 2021, some markets started tumbling last year when the Reserve Bank of Australia (RBA) began lifting official interest rates in response to rising inflation.

CoreLogic’s Home Value Index recorded a slight rise of 0.6 per cent across all capital cities in March and a lift of 0.5 per cent in April – the first such rises in 11 months. Prices remain above

Director of research at CoreLogic, Tim Lawless, said a combination of net migration and a shortage of stock was likely contributing to the recovery in the housing market in some sectors.

Lawless believed many buyers considered the RBA’s rate hiking cycle could be nearing its peak for the time being, although some forecasters still expect a few more increases with inflation remaining a concern.

“This could be contributing to a broader perception that the market has bottomed out, and for those attempting to time the market, that it is considered to be a good time to buy,” Lawless said.

“As interest rates stabilise

there is a good chance consumer sentiment will improve, bolstering housing market activity from both a purchasing and a selling perspective.”

As stressed previously in Broking Breakdown, almost 60 per cent of total Australian household wealth is held in residential property and those who talk up a price crash are usually barking up the wrong tree.

Property ownership remains the great Australian dream, which is one of the many reasons governments, the banks and the RBA guard against any property price crash.

While we deal with the possibility of more interest rate pain and softening of prices in some markets, most experts agree that the property market will continue to show resilience.
