Valuations form a critical piece of the home ownership puzzle – and if lower than expected can have significant consequences for your finances. Long gone are the days of getting a higher valuation by meeting the valuer and pointing out the fantastic features of your home. It is common now to not see a valuer at all, with banks often relying on just the signed contract of sale or an automated computer estimate for lending purposes. When a valuer does prepare a report, they may not get any closer than driving by the property in their car. Purchase valuations usually come back at contract price, but this isn’t always the case. Issues may arise when the property

was purchased some time ago, like a purchase off the plan, or at auction where competition can drive prices up. In falling markets, a short valuation could mean inability to access more competitive finance offers or access equity if refinancing; if purchasing it could mean contributing more funds, being unable to complete a purchase or even losing your deposit. In extreme cases banks may deem a property ‘unacceptable security’ and not lend against it at all. This could be a property located in a flood zone or area of overdevelopment, near powerlines, or in poor state of repair. Valuations can be appealed, but generally require evidence of

three comparable sales (similar location, land size, dwelling type and condition) sold within the last three to six months before it is considered. The best way to reduce valuation risk and financial loss when purchasing is to have unconditional finance approval with valuation before expiry of any cooling off period. Marks shout: Avoid guesswork when valuing your property. A good broker can access comprehensive property reports and valuation modelling tools. Many lenders also offer upfront valuations for free to help reduce uncertainty and speed up processing.

I have always tried to be energy conscience but after receiving my electricity bill this week, I think I will definitely be re- evaluating my energy savings plan. There are lots of little things we can all do that will make our homes more efficient as well as cost effective. One easy way is to turn the dial on your washing machine to COLD. Up to 80 per cent of the energy used by the machine goes into heating the water. The higher the temperature of the water, the more electricity you are running. Check the seal around your refrigerator. One way to make sure your fridge is running as efficiently as possible is to check that it shuts tightly. Here’s a simple way to test the seal on your door – all you need is a five dollar
