The laundry may be one of the smallest rooms in our homes, but it’s often the hardest working space where practicality and functionality go hand in hand. There’s no denying that the laun dry can often be chaotic, but with clever design, the space can easily be transformed into a stylish and functional room.

For a timeless and simple design, stick to the ever-popular white tile in either a square shape for a classic look, or try something new such as the slender finger-like kit-kat tiles which look gorgeous as a splash back. If you’re after a unique feel, try adding block-coloured tiles or experimenting with patterns. If updating to new tiles is not attain able due to budget restraints, try giving them a refresh by regrout ing. Layout matters Often, when undertaking reno vations, we tend to reconfigure the entire layout of a room. Storage is key Making use of small spaces has been a hot topic in recent years, particularly as Australians are increasingly living in smaller homes and apartments. The same is true for the laundry, which is often one of the smallest rooms in the home. For this reason, storage solutions are central to a functional laundry space and are key to ensuring an efficient laun dry system. Incorporate as much cabinetry as possible for extra storage space. Add a utility cart to provide additional storage and moveability, or a range of baskets and hampers, for an organised and practical laundry system, or try mounting the iron on the wall for added floor space. Fittings and tapware By simply replacing your tapware you can drastically improve the look of a space. In modern homes, laundries are an extension of the bathroom and kitchen. To create a seamless flow throughout the home, add fixtures and fittings with the same range of colours and styles to help create a sense of unison.

Despite fast rising interest rates, first home buyers have been highly active in the west ern Sydney property market, according to data collected by the National Australia Bank (NAB).
NAB’ s first home buyer hotspots lending data for the June quarter in 2022 compared to the previous three months revealed of the seven most popular areas for first time buyers in the greater Sydney area, six were in the west. People looking to enter the property market have been taking advantage of prices cooling off since the Reserve Bank of Australia began lifting its cash rate in May to combat escalating inflation.BellPartners has noted more activity from first home buyers in the Penrith region, although it’s nowhere near as robust as NAB found in its hottest hotspot, the southern Sydney beachside suburb of Maroubra where demand between April and June 2022 was up 269 per cent.
NAB Executive Home Owner ship Andy Kerr said the benefits of people being able to divide their working time between the office and home was giving home buyers more choice about the location they choose to live in. “Flexible working is one of the biggest trends over the last decade when it comes to changing the game for property sales,” he said. “The option to work from home is giving first home buyers more choice when it comes to location. Suddenly, a slightly longer commute when made a few times a week becomes a serious consid eration.”Acombination of property prices declining, and the recent expan sion of the First Home Guarantee Scheme, has helped boost interest from first time buyers. The former Coalition govern ment substantially raised the price caps for the scheme, which enables first-time home buyers to purchase a property with a five per cent deposit and avoid paying lenders mortgage insurance. Since July 1, price caps for homes available under the scheme have risen by $100,000 across capital cities and major regional centres.
