GET BACK OUTDOORS After a long winter, our outdoor areas tend to suffer from a bit of neglect, as we’ve spent months avoiding the outdoors due to the cooler weather. Now, with summer and the festive season just around the corner, it’s the perfect time to start preparing your outdoor space for long hot days and nights spent entertaining family and friends. Dot + Pop interior stylist and owner, Eve Gunson, has given her top tips for getting your garden ready for the party season ahead. Take a seat “Having comfortable outdoor furniture is a must if you spend a lot of time outdoors in the warmer months,” Eve said. If you love to entertain, your outdoor space needs to include plenty of seating options to cater for large groups. A large table and chairs plus another zone with extra casual seating provide you and your guests with a choice of places to come together or escape if the need arises. Dress it up No summer soiree is complete without decoration.

“Add a pop of colour and some summer fun into your outdoor space by using soft furnishings and décor items,” Eve said. “Use outdoor cushions on your furniture, string up some festoon lighting, use statement pots and plants to add some personality.” Turn up the ambience The easiest way to add ambiance and a party atmosphere to your space is with fairy lights or string lights. Use one long strand to light up your patio area, or connect multiple strands for a dramatic atmosphere throughout the whole garden. A fire pit is another great way to add atmosphere and a wow-factor to your outdoor space. Perhaps opt for a firepit that doubles as a BBQ. Create an oasis Now that the sun is shining it’s time to get out there and start bringing your garden back to its former glory, or make it over into a lush tropical garden. “Start by weeding, pruning, mulching and fertilising your existing plants and they will happily spring back to life,” Eve said.

Why did you become involved in the real estate industry? My mum would be the culprit for that. The first home I sold was a villa on Brougham Street in Emu Plains, it was to a lovely lady who was buying a home for her daughter and her daughter’s partner to live in. It suited them to the ground, meticulously maintained by the previous owner with just enough garden for her to enjoy and just enough garage for him to enjoy. What do you love most about being in real estate? Helping people move onto their next stage in life would have to be up there with why I love this industry most. That and knowing that every day when I come into work I know I will learn something new or meet someone new

and I know without fail no day in this job is ever the same. Why should people choose you over other agents? I bring a youthful exuberance and a desire to do the right thing and achieve the best possible result for my clients. What should people do to ensure their home sells for the best possible price? E-CONVEYANCING I have asked Kirin of Kilara and Associates to write a short spiel on the pending changes to conveyancing and in particular e-conveyancing.

WHAT IS E-CONVEYANCING? Electronic conveyancing is the way of the future for conducting the settlement and lodgement stages of a conveyancing transaction. It enables the lodgement of documents and financial settlements to take place electronically. Along with the promise of greater certainty, reduced risk of error, delays and on time settlements. All mainstream property transactions will be mandated from 1 July 2019 to take place electronically in NSW. This means no more outdated paper settlements and vendors waiting 3 business days for a bank cheque to clear. I am finding most of my vendors who choose to settle electronically have access to their money on the same day as settlement. Property Exchange Australia, also commonly known as PEXA, is the online platform that settlements take place on. All remaining paper Certificates of Title in NSW will be cancelled on 1 July 2019. This means anyone who has any of their title deeds in the safe at home or in a Safe Custody Deed packet with their solicitor should take note of these changes and how it will affect them. With the changes to electronic conveyancing, solicitors and conveyancers must now complete Verification of Identity (“VOI”) with all their clients. VOI is normally completed in a face to face meeting whereby the verifier will sight original identification from a set list. The verifier must take reasonable steps to verify the identity.
