IS IT GOING UP OR DOWN? The main question we are asked from both buyers and sellers is which way is the price going? Up or down. My answer is pretty basic. If like me you buy property for the long term it will go up. History does have a habit of repeating itself. For my own part I have seen properties that I have purchased go up by about 10% a year over the last 50 odd years which is higher than the average over the last 100 years for the Sydney Metro. Yes, there has been a couple of major hiccups during that time but as I did not sell anything I did not lose out. It’s not rocket science. The key is to sell and buy at the same time. In a falling market you actually save money, (fees to sell and duty to purchase). There are many factors to consider when buying and of these 4 are very important. Before I complete any presentation to new buyers I leave them with my golden rules which if followed will result in better than average growth for them over time. I have had the benefit of being in this business for nearly 50 years. I have also had the benefit of working with some very smart people and if I learned anything in my life it is to listen to people smarter than me. I read constantly and use about 5% of it to my benefit. Yes we have seen our market come down a little but it does not concern me overly much. People that have to sell usually buy somewhere else and they might lose a little here and gain a little there. The only reason you should sell is because you have a very good reason. Personally I have only ever bought land and built for myself but this is not the way to go to buy cheap. However I also buy new cars as well so it is something in my personality that causes me to buy new. We are all different and I feel this is a major key to the success my team enjoys at Remax.
