DRIVES GROWTH New infrastructure to support the future airport in the growing region is seeing investors flock to St Marys in droves. Real estate group Raine and Horne has found that new infrastructure continues to be a significant factor underpinning property markets in western Sydney. Raine and Horne St Marys Sales Manager Peter Diamantidis (pictured) said properties within a two-kilometre radius of the new north-south rail link between St Marys and Badgerys Creek are already drawing significant investor interest. “It’s fair to expect that over the next few years property values in St Marys, Oxley Park and Claremont Meadows could increase by 15 per cent,” he said. “The rail link is to be rolled out ahead of the planned $5.3 billion airport at Badgerys Creek, scheduled for completion in 2026. “The first stage of the rail link connecting St Marys station to Bringelly has been confirmed and has driven an immediate upswing in local home prices. “Since the announcement,
we’ve seen investor numbers double at open homes in St Marys and surrounding suburbs.” While the new Western Sydney Airport at Badgerys Creek and the north-south rail link have captured plenty of attention, several infrastructure improvements are still flying under the radar. In just a few years, infrastructure upgrades in the area will see St Marys and surrounding suburbs transform to benefit residents, and property values. “On the M4, for example, portions of the motorway are being widened between Mamre Road, St Marys to Reservoir Road, Blacktown from two to three lanes,” Mr Diamantidis said. “Called the M4 Smart Motorway, these road improvements don’t enjoy the same level of celebrity as the second airport. However, the changes to the M4 are happening now and will have a dramatic impact on the door-to-desk commute times from suburbs such as St Marys and Oxley Park to the Sydney CBD.” It’s expected prices will continue to grow in coming years.
