AVERAGE HIGH RISE A proposal for 273 mixed use apartments in Thornton has been lodged with Council, aiming to provide diverse ‘village style’ living. Lodged by Desane Group Holdings Limited, the 1.2ha site at 91 Thornton Drive will include 30 affordable dwellings and a percentage of disability housing. Designed by award - winning architect Group GSA, the block features a rooftop garden in a bid to mitigate heat island effects. The proposal also includes a mix of medical, preventative health and home based employment opportunities which Desane believes will complement the Nepean Health Precinct, whilst delivering much- needed affordable dwellings. Head of Property, Rick Montrone, said the proposal is consistent with Penrith as a metropolitan city centre and will deliver local jobs and viable affordable housing, with access to good public transport options. “The community of Penrith undoubtedly needs access to quality affordable housing and our proposal offers key workers

Desane said it expects the proposal will take about 18 months from the date of lodgement to be approved. The proposal now awaits endorsement from Council before a DA is publicly displayed. Why did you become a real estate agent? I became a real estate agent shortly after my son was born, I needed to earn more money and without a formal education I though this was the best way to earn money to support my young family. The buyers bought the property to live in for their first home, I believe they still own the property and it is currently rented out to a new tenant.

I think this result is a stand out sale, one of the highest sale prices for a residential home in Cranebrook. What should people do to ensure their home sells for the best possible price? In this market it is all about the one percenters. Make sure you present the best product you can to potential buyers. It costs very little to de- clutter, clean and dust homes, trim lawn edges and gardens to make that “first impression” count. It makes a huge difference.

I have been very vocal about avoiding the quick- fix solutions when it comes to any problems caused by waterproofing failure. While there are many reasons a waterproof membrane may fail – poor installation, building movement, inadequate dry times or it can even naturally break down over time – properly applied membranes should last several years. A good effective membrane needs to not only provide a waterproof barrier but must also be flexible to handle any reasonable movement. Now back to the quick fix issue. I know that the thought of a quicker, cheaper option can be very tempting but especially

permanently and to provide a long term solution is to remove the tiles and reapply the membrane. One other thing is that the sealants applied topically often offer an attractive warranty but if you look closely, warranty is void if cracking appears due to movement (settling, extreme weather conditions etc... happens all the time!) I strongly feel that waterproofing should be done by a licensed applicator. It’s a specialised area that requires experience and skill. Why risk it? Structural damage to your home is a real threat if problems arising from failed waterproof membrane are not addressed effectively and immediately!
