RATES INCREASED HOW HIGH WILL THE RBA GO? As the Reserve Bank of Australia (RBA) sharpens its interest rate sword to try and slay the inflation dragon, the question on the minds of many mortgage holders will be just how high will rates go? The RBA kept the official cash rate at a record low of 0.1 per cent since November, 2020, when it cut the rate from 0.25 per cent in response to the COVID-19 pandemic. It was never going to stay at that level forever with the central bank this week upping rates for the first time in 11 years to 0.35 per cent. Official rates started 2020 at 0.75 per cent and the RBA cut rates three times that year to soften the economic impact of the pandemic. At the start of 2019, the

cash rate was at 1.5 per cent with the central bank making three reductions over the course of the year. Most economists expect the cash rate to return to the 1.0 per cent to 1.5 per cent level over this tightening cycle, which could continue until the end of 2023. In theory, official rates will be returning to levels that they were at two or three years ago before COVID came into our world. But what will be different is how consumers react to the RBA increasing interest rates for the first time since November 2010, when they lifted the cash rate 25 basis points to what now seems like a whopping 4.75 per cent. While banks are continually
moving their variable and fixed rate home loan offerings up and down, consumers are expected to react very differently to an RBA increase and the impact of the first rate hike will be critical. Central banks around the world have been raising their interest rates in response to cost-of-living increases, caused mostly by the economic impact of Russia’s invasion of Ukraine. The RBA wants to keep inflation under control, but it will need to be careful not to drive down consumer sentiment in the process. If consumers retreat and stop spending, it will be very damaging for the economy. With that consideration, I can’t see the RBA going too hard.
