MORE HOMES IN ST MARYS MEETING DEMAND FOR SOCIAL HOUSING More than 40 new homes have been delivered for St Marys following the completion of a $16.9 million social housing development. The five-storey building on Phillip Street, St Marys is part of a $6.7 billion pipeline of housing projects on NSW Land and Housing Corporation (LAHC) sites in western Sydney. With 23 one-bedroom and 21 two-bedroom units, the complex will respond to strong demand for smaller dwellings from existing and future tenants. Chief Executive of LAHC, Deborah Brill said the project demonstrates its ambition and long-term commitment to deliver more keys in doors to create housing for those who need it most. “We’ve taken a site which previously contained three ageing houses and transformed it into a 44-unit modern apartment complex – in other words we’ve increased the number of homes at the site for people in need by more than 14 times,” Ms Brill said. “Importantly, projects like this supported the construction industry throughout the pandemic,

supporting jobs when they were needed most during the past two years. “New social housing construction will play a key role in the state’s economic recovery in the coming years, while transforming the lives of residents with modern and comfortable new homes.” The new housing project that is located roughly 300 metres from
local shops and just eight minutes’ walk from St Marys Station and the future Metro line supported 84 much-needed jobs during the pandemic. The building will be managed by a Community Housing Provider (CHP), Evolve Housing, under a 20-year lease. The NSW Land and Housing Council has transferred more than

FIRST HOME SEARCH MORE WAYS TO ENTER MARKET

With a Federal Election looming and housing affordability a massive issue for Australians and a political hot potato, the Coalition government has expanded a scheme that enables first time home buyers to purchase a property with a smaller deposit. The Home Guarantee Scheme was expanded in the Federal Budget to 50,000 places per year for three years. Under the expanded scheme, 35,000 places will go to first-home buyers looking to purchase a new or existing home, up from 20,000 places this financial year. Another 10,000 places per year will be available for both first home buyers and previous homeowners in regional Australia, under the new Regional
Home Guarantee. Both citizens and permanent residents will be eligible for the scheme limited to new homes, as long as they have not owned a property in the previous five years. First home buyers and regional Australians can purchase with as little as a five per cent deposit, with the government providing a guarantee for up to 15 per cent of the purchase price, waiving the need for lenders mortgage insurance. Single parents looking to enter or re-enter the property market will be able to buy with a deposit of just two per cent, via the Family Home Guarantee, which has been expanded from 10,000 places over four years to 5,000 places each year. In Sydney,
the scheme can only used for homes worth up to $800,000. It’s open for singles earning up to $125,000 and couples earning up to a combined $200,000. While this all seems like good news, financial comparison website RateCity has warned with house prices in Sydney predicted to fall over the next two years, buyers could potentially put down small deposits in negative equity. Interest rate rises are another consideration. From a broker’s perspective, a big issue is when people hear about the low deposit scheme, they might overlook the other qualifications required such as income levels. The NSW Government is trialling a new way to assist people on low incomes with their power bills by installing free solar systems for up to 3,000 eligible households in place of their Low Income Household Rebate.
