Despite house prices falling and interest rates rising, a local expert believes that people should not stress about the property market andPropertymortgages.data firm CoreLogic’s home values index decreased 1.6 per cent in August which was the biggest national monthly decline sinceMoneyQuest1983.

Director and local Finance Specialist, Peita Davies (pictured) said decreases don’t need to cause panic. “People who have had a mort gage or property for only a short time, say five or more years, don’t know that many years ago we saw no capital growth on property for a number of years so when the prices started to move up, they really moved in big chunks,” Ms Davies said. “If you look at the protectory line of where property values are meant to be though as they are supposed to double every 10 years, we are not far off that curve but instead of it being a nice straight curve in an upward direction it is full of jagged peaks and troughs.” If people are concerned about interest rates, MoneyQuest recommends a few tips to navi gate the changing landscape. “It makes more sense to take a variable rate of 3.5 per cent for example over a fixed rate but pay your loan at 5.5 per cent so you don’t feel the pinch as much as rates continue to rise,” she said. “I would be urging people to reach out to a broker to represent you when you go to the bank and make sure you have a competitive rate.”Ms Davies said the current market could be a good opportu nity for investors and first home buyers to buy property. “All in all, the property market is quite stable and interest rates were never going to stay as low as they were. They had to move in an upward direction,” she said. “You might get less for your home now, but you are also going to buy for less, so it is important to never try to pre-empt the bottom of the market.” The Reserve Bank of Australia again increased rates at its monthly meeting on Tuesday.
