YEB – ON CHANGES TO FINANCE RULES I promised to comment further on finance or at least home finance in last week’s edition. I have a wonderful broking team that took over this part of my business and so they are providing the continuing commentary this week. We were asked to write a short article on how rules have changed in the mortgage world. The rules haven’t actually changed all that much, they have always been there and are necessary. The change is that lenders are wanting more detailed explanations/evidence backing the information provided to them. The examples below will shine some light on some of the changes made. (NEW FOR PEOPLE 40 PLUS) Exit strategy – An exit strategy is essentially the lender wants to know how the client will be able to repay their mortgage over a 30 year loan term (their primary residence) before they reach retirement age. Living Expenses – Living expenses is what the household will spend per month on average. Some lenders want bank statements to confirm these figures. Most people use tap and go for daily purchases without really thinking about it. Some brokers feel that talking about a clients living expenses is an uncomfortable discussion, however we believe it’s a good and necessary topic to discuss as it comes down to our duty of care. Overall Strength – This means that even if you can service the loan, it doesn’t mean the lender will lend you money. They look at the overall strength, being asset position, ability to save, existing debt, credit history and so on. This has always been a part of the lenders assessment; however, the change is that they now place greater emphasis on this area.
