MARKET RECOVERY PRICES ARE GOING UP AGAIN

In recent weeks I have seen first-hand what has been called a V shaped recovery in the Sydney property market – with the ‘V’ representing the trajectory of house price movements over the past 12 to 18 months. Prices appear to be rising again after what feels like the shortest property downturn in history! A number of my clients have registered to bid at auction or engaged in price negotiations for properties with guide prices within their pre-approved budget, only to watch as the price moved well outside what they could afford to pay. It sounds too familiar, a flash back to the most recent boom. One client, with finance pre-

approval to purchase up to $1.5m, attended an auction with a $1.25m guide price and was the highest bidder at $1.35m – then stood shocked as a new bidder shouted $1.6m. The property sold for $1.69m, 35 per cent above guide! There is a combination of factors driving the recent recovery. The Banking Royal Commission is behind us; The Australian Prudential Regulation Authority (APRA) has amended bank guidance on borrowing capacity assessments improving borrowing power; The RBA has cut official rates with expectation of more to come; and the reduction in supply of properties listed for sale – all helping drive up prices.

Some vendors wanting to sell are not listing, concerned they won’t find suitable new homes amongst the fewer properties listed for sale – putting further pressure on supply. Just as we saw vendors take time to adjust price expectations as the market fell, we are now seeing buyers do the same as prices rise. It’s an interesting time to be active in the property market. Marks Shout: In today’s market it isn’t guaranteed you will secure the property you want with a low offer or at the published auction guide price. Do your due diligence and be realistic with price expectations to avoid any disappointment.

Carrots are amongst the most popular vegetables to be grown from seeds. They don’t need much space, are easy to grow and rich in beta carotene (converts to vitamin A) – but most of all because nothing tastes as good as home grown carrots fresh from the garden. By regular sowing you can have a continuous supply of fresh carrots all year round. Carrot varieties are described as Early or Main Crop varieties, but also short- root or long- root varieties. These names give you an idea of when they will crop and the type of soil they’re suitable for. Carrots grow best in light, sandy soil so if your soil is heavy clay, stony, or doesn’t drain well, concentrate on the main crop or short- root types. Early varieties

take around nine to 12 weeks to mature and Main Crop mature in 12–16 weeks. Main Crops take up more space, but they tend to be the best for storing.

Success with root vegetables is largely down to soil quality, so it’s worth taking the time to prepare your patch. Dig your soil over well until it has a fine crumbly texture, removing any stones as you go.

Do not add manure as this makes the soil too rich and can result in forked roots. However, you can rake in a light dressing of general fertiliser a week before sowing. Carrot seeds are small, but it’s wise to sow them as thinly as possible. This reduces the amount of thinning necessary and potential risk from pests. If you have difficulty sowing thinly, try SowEasy Seed Tapes where the seeds are pre- sown between layers of biodegradable paper – all you have to do is roll it out. Once the plants are showing their first true leaves, thin the seedlings to allow more space for each plant. Otherwise you don’t need to do much but water regularly – too little water can result in woody roots.

Spring is in the air! It’s time to come out of hibernation and start preparing our homes for the upcoming warmer months. Tackle a few small tasks now and you can sit back and enjoy the days of summer. Here are my top tips for spring maintenance to help get you started. Without a doubt, cleaning your gutters is one of the most important, yet often overlooked areas of home maintenance. Cleaning them regularly will extend the life of your roof and fascia. Clogged gutters can also cause water to seep in under your roof or down your walls which can lead to much bigger problems. Leaves and debris in your gutters can also create a fire hazard. Weather stripping is essential to

prevent outside air from getting into your home. Seal doorways and windows and you will save loads of money on cooling costs. You will also keep dust and bugs out too!

No matter what material your balcony is made from it is imperative to inspect it for signs of decay, corrosion, termites and any other

signs of instability. Not only on top, get underneath and have a look if possible. If you have a pool you may want to consider purchasing a pool cover. Having the right cover can have many benefits. Not only can it help to retain heat, it can also keep out leaves and other debris. Since there will be less evaporation, your chemical costs will be reduced also. Personally I think everyone should own a pressure washer! You can clean almost anything outdoors quickly and with dramatic results. Washing the exterior of your home with a pressure washer not only spruces it up by getting rid of dirt, mould and grime but also extends the life of your paintwork.
