LENDER VALUATIONS, Do they stand up to scrutiny We at Remax lifestyle marketing have been told by some valuers of late, that we make life hard for them because we always seem to get top prices. What a great recommendation for us. The market is very much an open book these days so buyers have every opportunity to check out the market place. Recently we sold a property for a fair price. It took 3 weeks and was not the first offer made. The value came in at some 70k less. The comparable provided did not compare to our property. I challenge that valuer to find for me a similar property to the one sold with the same amenities that I can buy today at mid to high 500k price range. I have plenty of other buyers willing to grab a bargain I will remind all Valuers that when they were taught valuation, part of their teaching was the willing buyer/ willing seller theory. A well respected Judge said something like, “The value of a property is the price a buyer, willing to buy but not having to buy, will pay to a vendor, willing to sell but not having to sell, for their property.” Today valuers work is done on desk top before they see any property. When I valued property for a living I would inspect up to 8 properties to establish true value. I had the benefit of daily activity as an agent and I valued in my own area. I also used other agents in the same area confirm my opinion with them. Agents these days hardly hear from any valuers. I understand why this is happening. The fact remains that market do change but Valuers do little research to establish this. However, they should be valuing based on what is being sold on the day the sale was made which means they have to talk to agents to establish recent sales. Valuation is an art and perhaps the biggest problems Valuers have is, the number of valuations they have to complete in a day to be able to earn a decent living. They’ll learn interesting facts about bees, see fruits and vegetables they’ve never tried before, and witness bees linger-

can’t swim so a shallow dish of water with a rock in it is ideal. Eliminate the use of harsh pesticides. By spraying for bad insects, you risk killing the good insects too. Most common pests can be managed using companion planting techniques and by attracting beneficial predator insects into your garden. If you must spray, look for insecticides that are more natural in nature. Provide shelter. Our native bees like to nestle into small holes, to be protected from the rain and to nest in.
