A fascinating mix T

here are few things in everyday life that combine a sense of logical workability and the world of art than the building, decorating and designing industry. There is an obvious need for practicality in our living spaces but most of us also have a yearning for surroundings that draw on or reflect personality and make us comfortable and at ease, or productive, depending on the circumstance. These elements are what make us human and have been with us since the days we lived in caves. In exploring material for our inaugural Build It magazine, The Weekly Advertiser team has seen how the romantic world of fabric, colour and décor of artistic design collides head on with concrete, steel, timber and engineering of construction. It is a fascinating mix that lends itself to the countless styles, philosophies and approaches to building or renovating projects. Build It is designed to unveil a tiny fraction of this amazing industry that is as healthy in the Wimmera, Mallee and Grampians fringe as anywhere else in regional Australia. Its aim is to also encourage people to think creatively as well as practically when contemplating projects and to make the most of the skilled professionals and artisans at work in our part of the world. We hope you enjoy this humble peek into the building world and as always welcome your thoughts and ideas for future publications.

Make your own rules T

By Lotte Reiter

here are many ‘rules’ out there when it comes to styling your home. ‘Use lighter colours in smaller rooms to make them feel more spacious’, ‘don’t push furniture against the walls’, ‘draw the eye with an interesting piece’… These ‘rules’ can make it tempting to throw caution to the wind, accept that you’ll never have the ‘perfect’ home and choose whatever funky designs catch your eye. Robertson’s Furniture’s Lisa Sordello said there was ‘no right or wrong’ with interior design. But, while you don’t have to follow every rule in the book, Lisa said it was probably worth giving them a browse. The best thing about having all these ‘rules’, Lisa said, was that at-home designers could pick and choose from a whole range of ideas to figure out what would work for them and their homes. She said browsing latest hot-tips and trends could give people direction, leading them to a style or furniture piece they loved. “And when they find their groove, they can’t really go wrong, because at the end of the day it is their home,” she said. “Everyone is different, so I always tell people that if you love something, go with it. “Your first impulse is usually always right, despite what might be on-trend. “But we are definitely seeing a swing for certain trends in the Wimmera at the moment.”

Textbook textures

Lisa said there was something about natural and raw materials such as stone, timber and concrete that had people excited. She said many clients were opting for an industrial look softened by notes of velvet, leather and an ever-growing love for artificial plants. “Texture is a big thing,” she said. “People are pairing the soft harshness of natural stones and concrete with fabric lounges and waxed leather, which has a very

Making it yours

Robertson’s Furniture’s Lisa Sordello knows everyone is different, so when it comes to interior design she says – if you love something, go with it. relaxed feel.” Lisa said the desired effect of waxed leather in particular was to create character and charm, with leather able to ‘tell a story’ as it aged. “That’s the amazing thing about waxed leather, it just gets better and better with age. It is like butter, it just melts,” she said. Lisa also noted that navy and blush-tones were the ‘in thing’ when it came to colour, particularly navy velvet cushions and bed heads, which many people were now tailormaking to mimic the design of popular tall luxe headboards. She said artificial plants were also ‘all over the place at the moment’, becoming a common addition to people’s homes. “It is at the point where people have to actually touch the plant to see if it is real or not, and even then, it can be hard to tell,” she said. “That beautiful warmth of green with an

industrial look really helps soften a space.” A large floor rug is another piece of décor that can soften a room. Lisa said people with timber and tile floors could use a rug to help reduce noise and make a room feel fresh and new. But if people were concerned about taking the leap of purchasing a larger item without seeing it in their home first, Lisa said some businesses, such as Robertson’s Furniture, had that covered. “One thing we do is allow people to take home a rug or two to have a look at how it fits or doesn’t fit into their home,” she said. “It is always a relief when we have people come back realising that a certain rug just doesn’t work and we help them find something more suited. We don’t want people to regret such a big decision.”

Even if a home decorator decides to follow what is trending they can still create a home with unique character and atmosphere. For instance, a vintage or antique element that has history or sentiment does not have to be stored away because it ‘doesn’t quite fit’. Lisa said her team would often work with clients to ‘hero’ such a piece and build around it, helping people mould a space suited to them and their lifestyle. “We usually get people to bring in a photo of the space for us to look at, which makes it easier for us to give advice. Everyone is different,” she said. “Obviously we don’t expect people to take all the ideas we give, but generally we say to go simple, because they can always add.” Lisa said hard-wood dining room tables, both simple and unique, were a popular choice and helped fit the bill as ‘natural textures’ that were durable and lowmaintenance. She said the appeal of these tables stemmed from the fact that each piece was totally different. “No two tables are going to look the same, which people are really loving. They look incredible and don’t stay on our floor for long,” she said. “And people don’t mind spending good money when they find something like this that they really want.” People pondering over design and decoration don’t always have to make a new purchase to see a difference. In fact, Lisa said simply angling a couch or rearranging the way chairs were placed around a dining-room table could sometimes have the greatest effect on a room. “Small changes can really affect a room, and they won’t cost you anything,” she said. “For instance, grouping things, particularly to the left of an area instead of spacing them out, is a good idea. “This shows interest in one area and the eyes naturally look to the left first.”

Third and final... A

By Lotte Reiter

djusting to a new house, a newborn, and trying to remember to water the plants! That is the reality for Haven couple Peter Brown and Marisa Cowell. The pair finished their third – and final – home build together six months ago. Their desire to create ‘something different’ collided with the new experience of preparing for their first child. Among the excitement and anticipation of daughter Evie’s arrival, the do-ityourself designers created a home that is far from ‘standard-looking’ and will likely meet their needs far into the future. Their home, built on a one-acre block, features polished concrete flooring and plenty of greenery, with the couple keen to blend modern elements with recycled timbers.

Inspiration

No build is a cookie-cutter process, and Marisa and Peter made the journey their own, drawing inspiration from the wonderous depths of Pinterest and Instagram online, coupled with knowledge from Peter’s tradie background. The couple is a prime example of the way it believes many people are now approaching the home-building process. Diverging away from visiting traditional display homes for at-home, online research, Peter and Marisa said they pulled together decorative features and complementary layouts for their home from all over the web. “We researched designs focusing on how we wanted it to look for a start,” Peter said. “And once we built up enough ideas, we picked some different houses and tried to pull them all together. “We did look through some display homes very early on, but we didn’t think they suited what we had in mind. “We scanned through hundreds of designs on the internet, found what we liked and tried to piece it all together. “There’s a lot of inspiration out there.”

Polished concrete flooring was high on the couple’s list of must-haves. Mario Macchia, from Macchia Render, fulfilled their flooring dream – throughout their wide hallway and generous open-plan living area. Hard to mark and easy to clean, Peter said the ease and simplistic feature of polished concrete drew them towards the flooring choice. “It is plain concrete with white stone on top for a little bit of an extra feature,” he said. “That was probably one of the main things we wanted. “That and the size of our build was also important. We didn’t want to go smaller with the house knowing we were going to be here for the rest of our lives.” Having two previous builds in their bank of experience, Peter and Marisa are better equipped to deal with not only the challenges that come with building a house, but also the knowledge of what they want, and what they probably do not need. “It helps when you’ve built a couple of times before,” Peter said. “The first time you have no idea what you are doing, but that’s how you learn, and every type of build after it you get bigger and better. “We were happy with where we were, but we wanted a bigger block, so when this came up it was perfect. “A dedicated office was something we wanted as well. “In our last house we were using one of the four bedrooms as an office space, and we preferred not to do that.” Marisa said working with trustworthy builders helped ‘when it all gets a little bit crazy’. “We worked with Harbergers Builders and they were really good,” she said. “This is our second home that has been built by Harbergers. “We couldn’t fault their work.” There’s plenty of potential in natural materials such as timber, especially when

it comes to making a style statement. The home features custom-made wooden benchtops in the bathrooms and a timber dining table, paired with dark cabinetry, door handles and window frames that Peter and Marisa have introduced to make a point of contrast.

Recycled materials

Using recycled messmate timber beams, the couple has also created an illusion of extra space with an interesting and textured feature wall between the entrance and living area. “We wanted to break it up a little bit,” Marisa said. “It’s something different. It becomes the main feature walking in. “We like open spaces and natural light and our high ceilings bring in so much more light.” Have a wander around Peter and Marisa’s house and you’ll notice a plant, or two, or 10. Welcoming nature into your home with a coffee-table centre piece or hanging herbs and vines in the kitchen can soften sharp angles and make interiors feel fresh and clean. As a self-proclaimed plant-lover, Marisa said adding greenery to the house created more of a homely feel. “I’ve got them everywhere. I need to stay away from nurseries,” she said. “But it is another job trying to remember to water them, especially when they’re all scattered throughout the house.” As Peter and Marisa progress from the inside out, moving to finalise an alfresco area with a wood fireplace and laying the lawn, they also revealed another, and perhaps more immediate, job on the to-do list – childproofing their home. “Evie has just started to crawl, so we’ll be childproofing over the next month or so I think,” Marisa said. “All the drawers are touch control and they need quite a firm push on them to open, so I’m hoping she won’t be able to open them, but it will be interesting to see anyway.”

The value of a good plan I f you’re searching for an idyllic regional lifestyle to build your new home, you can’t go past the Wimmera. Whether you are building a new home or renovating an old house, it can be either an exciting adventure or a big drama. From my experience, the success of the project is based on getting the planning right. Whether you use an architect, design with a builder or do everything yourself, you can’t beat the value of a good plan or drawing to progress your dreams and ideas into reality. Good decisions at the planning stage can also save you time and money as you try to avoid the ‘extras’ that add to the cost and put pressure on the time frame. Following are a few tips we have learned with renovations: • Take photographs before, during and after. • If you are replastering an old house, consider leaving the old ceiling and insulation in place and batten and plaster over the top of it. • Find a balance between retaining heritage features and creating a modern, workable environment. With the popularity of the many home renovation shows, it can be rewarding to do some of the work yourself and, working with a local builder, there are advantages with compliance, safety, cost in the long run and the final finish. The Wimmera has a great selection of local suppliers of everything that you need for the jobs of building, furnishing and landscaping the project. Enjoy the journey of turning your ideas into your family home.

Exploring the A

study trip to the European fashion heartlands of Spain and Italy provided an eye-opening experience for a Wimmera interior decorator and design graduate. Keely Lawson, 22, now living in Geelong, said seeing first-hand where much of contemporary design had its foundations, provided insight into the evolution of style. Miss Lawson travelled to Europe while wading through a heavy study schedule to gain an understanding of how crosscultural engagement through the centuries had influenced interior and exterior living environments. “If you know what you are looking for, when you walk through certain areas of certain European cities, examples of this evolution of style through time are everywhere,” she said. “You can see how people, in developing their sense of design and working through changing trends through the ages, have tried to stimulate or express a variety of human emotions. “There are building elements promoting striking and impressive grandeur, evidence of clever hands-on engineering and artistic flair, breathtaking images of sheer beauty and of

course religious designs that almost scream emotional devotion. “Knowing that all of this dedication to design has been hewn from the likes of massive marble and stone quarries, hardwood timber forests, products gathered by long-gone world travellers and traders and fabricated through exquisite craftsmanship without the use of computers is humbling. In fact it’s astonishing. “Give urban environments enough time, and they soon become a combination of landscape-scale and-or intimate canvasses that reflect culture and people.” Miss Lawson said it was worthwhile, when pondering over design, to consider what ancient artisans, often under severe pressure to impress ‘clients’ of the time, had created. “Many key elements in appealing ‘modern’ interior designs can trace their origins to centuries ago. For example, when we consider many clean and crisp room presentations, undiluted with clutter and with a few standout features, we’re probably following an example set by periods of ancient aristocracy,” she said. “If we’re keen to snazzy things up a bit, with a few curls, whirls and individual

old to find the new emotional expression, we can pluck elements from the 17th Century Baroque or 18th Century Romantic eras and so on. “Design can be everything from conservative and minimalist to exuberant and over the top – as long as it says or reflects something about individuals, families, businesses and people. “Being individual, modern and creative, we can often find some of our best inspiration by taking a few steps back and re-exploring concepts of yesteryear.” Miss Lawson said people, when designing and decorating their homes, should remember to build practicality into the process and always consider the type of over-arching mood they want to create. “While practicality is important, so too is colour, structure, light and of course, personality,” she said. “Saying ‘I don’t like it’, when everyone else says they do, is fair enough. “And always remember that many design ‘wins’ are often affordable. You don’t have to break the bank balance to get a look right.”

Interior decorator and design graduate Keely Lawson, pictured at the balcony of her motel room in Venice, Italy, had an opportunity to experience the many styles of Europe. Other images she captured during a study trip, featured from top right, tile mosaic at Park Guell in Barcelona, colourful housing in Venice and a vista of the extravagantly artistic Park Guell.

ana Ellis and her husband Brendan, along with their two children Asha and Darby, are amid a new home build in Haven. Featuring four bedrooms, two living rooms, a study, butler’s pantry and alfresco area to name half of it, the walls are up and the smell of plaster and aching backs is in the air. But if the hands-on couple was daunted by its first building venture, it certainly didn’t show it when we went for a stickybeak. Mixing classic, neutral tones with elements of blackbutt timber and speckle brick, the home features wide

hallways and rocket-high ceilings. Throw in the natural light cascading into each room from floor to ceiling windows and you have a tailor-made family home that is both functional and enviable in design.

Break down those walls

“If this is our forever home, I’m not shoeboxing it,” Lana said. An open-plan and spacious living style is key to the home design and magnified by cavity door sliders, in-built storage areas and a classic white interior. Not only does this enhance social spaces for the modern family and introduce sprawling living areas with natural light – a must-have for Lana – it aims to give the home a sense of grandeur. “We

went through a lot of display homes and you notice things like that,” Lana said. “The wider hall, for example, makes the space feel a lot nicer and not just custom. “To some people it is wasted space, but to me, once the hallway gets that beautiful timber floor going through, it will be great. It makes the space feel a lot grander.” Overhead windows pour light over the kitchen, dining and lounge as they merge in a spacious room at the house’s rear, opening to an alfresco area. Lana said two barn doors would be installed to separate the area and the rest of the house. “We have central heating, but the idea is that in winter when we have got a woodfire going, you can close the doors and keep it warm,” she said. “And those barn doors will

also make more of a feature, so it isn’t just a plain boring wall.”

Classic beauty, current trends

Classic white might make a ‘plain, boring wall’, but it is a safe-bet when it comes to home design, according to Robyn Creek from Curtains By Robyn Creek, who worked with Lana on some design points. She said starting with a neutral tone and accessorising with texture and colour was one way of future trend-proofing your home interior, resulting in a perfect blend between design and functionality. “Certain colours like white will always be classic,” Robyn said. “I suggest with colour themes that people stay on the natural colour spectrum – those whites, blacks and greys – and accessorise with colour for when you feel like a change. Because it doesn’t take much to recolour something like your cushions and throws. “Also stick with natural stones and wood and try not to follow the current trends as much.

height “Colours go in and out, we had a slight show of rose gold, which didn’t last for example, but neutral colours go with everything and don’t tend to date.” A white interior finish with notes of natural woods and stones means Lana can use artwork to brighten up rooms and easily change things if the idea of a complete styleoverhaul takes her fancy. “I find greys are sort of difficult to work with,” Lana said. “They can look alright on a swatch but then you get them on a wall and they look blueish or greenish. So, we’ve gone white and that will also make the hardwood, blackbutt timber flooring pop a bit more. “The white makes it feel a bit more spacious too, I really wanted that open feeling. And the idea was that I can use artwork to brighten things up if I get sick of things.”

Make it your own

Industrial with a bit of rustic and a splash of contemporary? The perfect house is one which isn’t everyone’s cup of tea, but your own home brew. For Lana, knowing what you like and being picky with what you are getting was a key part of the building and designing process, thanks to a little know-how. “I found Chris ‘Pop’ Murray from Cabinets and Stone was just amazing,” she said. “He said, ‘right, what do you like?’ and just ran with it, and if I said, ‘yeah, that will do’, he’d say, ‘no, that won’t do, we’re going to make this look amazing’. “He would spend the extra five minutes picking the right white and things like that. “So, we’ve taken on a lot of his suggestions. He knows what he is doing. “And our builders, Trevor Dumesny and his crew were wonderful to work with as they made it such a pleasant process. “Their work is impeccable. We would recommend them highly to anyone wanting to build a beautiful, custom home.” If you want to stand out from the crowd, introducing unique décor and statement

Lana Ellis pieces can create memorable features of your home and help add depth to your design. Old incinerator doors from Stawell’s Pleasant Creek make an appearance in the Ellis’ outdoor kitchen as one such feature. “They sat at my parents’ house for years and years, and they were actually in the house we have now, but ‘Pop’ got them out for me because I wanted to keep them as a bit of a feature point,” Lana said.

Big picture, small details

From the get-go, having a solid plan and idea of what you want is important, and there were certain aspects of the house Lana made clear were essential that the family get right. But that doesn’t mean your ideas can’t change or you won’t be hit with something unexpected.

The children’s bedrooms and rumpus rooms are located in a separate area, which Lana hoped would prevent unavoidable kidmade-mess from creeping through the rest of the home. But she admitted her son’s wardrobe, fit for a shopaholic, turned out ‘a lot bigger than intended’. “It is so hard to tell on paper, but he will grow into it,” she said. “And we were going to have a double vanity sink in the main bedroom, but ‘Pop’ talked me out of it and I’m so glad he did because it just takes up too much of your bench space. “We have only changed a few other minor things in the floor plan, like some of the doors. “But, really, we haven’t set a date for it all, we are just happy to plod along, and get it right.”

Wimmera: affordable, attractive W

e constantly hear that the Australian dream to purchase your own home on a traditional quarter-acre block is getting further and further out of reach for the average family or first-home buyer. Our politicians are consistently blaming investors for pushing firsthome buyers out of the market. And ever-tightening eligibility requirements being imposed by the banks means home buyers need to be financially stable before applying for a loan and before they go house hunting. This perception is far from true in regional markets such as Horsham and the wider Wimmera. It is also often simply reflective of what is happening in the heavily urbanised sprawl creeping out from Melbourne to our major provincial centres of Geelong, Ballarat and Bendigo. The reality is that property opportunities abound in all rural and regional areas and the Wimmera is no exception. Home affordability has never been greater in regional areas throughout Victoria and it comes down to the

simple question of what people want to buy and where they are prepared to invest their time, effort and finances. The greatest advantage of buying and building in regional areas is that there is generally a diverse range of affordable opportunities available. These range from traditional suburban residential allotments to broadacre farms in major cities such as Horsham or the many surrounding towns in the greater Wimmera. Unlike our city counterparts we are privileged to live in a regional area where the market value of properties is affordable and there is a constant supply. It is unimaginable to a metropolitan dweller that a building allotment in a new residential subdivision in a regional city can be purchased for as low as $75,000 – and that a choice of one-acre to 10-acre allotments are available for purchase within 10 minutes from regional centres. The diversity and affordability of the Wimmera’s homes and building allotments attracts the attention of many cash-strapped metropolitan retirees. These retirees can lack substantial

retirement savings and are able to sell out of their metropolitan homes at elevated rates and relocate to the region and put cash back in the bank, allowing them to travel or simply enjoy a relaxed country retirement. These retirees are lured to the Wimmera by the health and community services available, the region’s relationship to the Grampians and Little Desert and the numerous lakes and rivers nearby. These people become major contributors to the fabric of our communities. Farming and industrial property opportunities obviously also exist in abundance in most of the Wimmera, with primary transport routes intersecting the region, secure water readily available in most municipalities courtesy of pipeline infrastructure and proven productive farmland. While there are always areas for improvement to overcome some of the tyrannies of distance, Victoria remains a relatively small state where all regions are readily accessible and connected.

Tick for new design A

By Lotte Reiter

n exciting new business venture was a welcome challenge for Horsham podiatrists Dr Loretta Howe and Dr Kate Torpey. The pair chanced on a 22 Pynsent Street site in Horsham’s shopping heart and knew on first inspection that the building had potential and would be a great location to open Elite Podiatry Centre. But the building had to be gutted – walls, flooring and carpet all removed to create their dream property. The build and layout needed to meet the clinic’s functionality, which ultimately required an entire strip-back to a blank canvas. Kate and Loretta always wanted their business to be modern, but also have warmth so their clients felt comfortable and relaxed. Now, if anyone was to drop by, they would see the girls have certainly achieved that and a lot more. Crisp white walls give it a fresh and clean feel. The clinic’s waiting area features three dramatic garden discs mounted to the wall

that catch the eye when people first enter the building. Supplier and installer Craig Klemm from Buildpro Horsham said vertical gardens had been in trend in homes and businesses for several years. “They provide a great eye-catching statement to any wall,” he said. A Venetian plaster feature wall behind the reception desk is also a talking point when clients enter the building. Buildpro Horsham was also responsible for getting this product and look right. “We have completed a few feature walls in the Venetian plaster, both commercial and residential applications,” Craig said. “The beauty about the Venetian render is that it can work over a standard plaster wall, but definitely requires a skilled tradesman to apply.’’ For Kate and Loretta, pairing practicality with style was always important. They wanted to provide clients with a calm, warm and timeless feeling when they entered the clinic. “We wanted to bring elements of softness into the interiors and create a more homely feeling rather than the

normal traditional clinical environment,” Kate said. The renovation started in January and has been a gradual process. Access to the building is easy via a ramp, and a long corridor provides an important walkway for patients and staff. The design makes the most of natural light that filters through the building, glass panels in walls through the hallway providing a bright and airy environment. Colours throughout the structure, exploring shades of grey, white and black, work in with timber and exposed brick to combine a sense of class and comfort. Treatment rooms are fitted out with all the latest equipment but interiors still maintain a warm and inviting atmosphere. “We wanted to use products and materials we liked without cutting corners,” Loretta said. “But we still had to be budget conscious. “We wouldn’t change a thing because we can see and feel the value of what we have created.”

The future is pretty crazy G

By Lotte Reiter

one are the days when chunky box television sets were the aweinspiring technological feature of your home. Now, if you don’t receive an automated reply when you whisper those magic words, ‘hey Google’, you’re behind the eight ball. Although I was born at the tail end of the age of ‘millennials’, depending on who you ask, I remember – like many of us – simpler times. These included manually rewinding VHS tapes or the thrill of dial-up internet. But there is a smarter way to live now, and it starts in your home. Smart-home technology is revolutionising interior design. From sleek-line fridges connected to your phone to changing wall colours depending on your mood, new-age tech is increasing home functionality and revamping spaces to become vibrant and inspiring living areas. But if the thought of introducing systems to control lighting, appliances, security, climate, entertainment and even your mood is enough to make you feel like scrapping all your house plans, rest easy. Harvey Norman Horsham’s Tristan Wessling said when it came to home automation, companies prioritised a product’s ability to slot into existing designs. This makes life easy for at-home designers and contributes generously to improving the space around you with little drawback. “People don’t want a big ugly thing sitting in the corner of their room,” Tristan said. “A major concern for companies is that a product is able to blend in – they don’t want something that is going to be intrusive to your home design.” The trend, it seems, is all about small, subtle, streamlined technology. Take a Google Home for example. This product comes in various shades of monochrome and can fit snuggly into most, if not all, spaces, with dimensions sitting around 14-centimetres high and 9.5-centimetres wide.

Page 18

“This smart technology can definitely fit into a home design, especially because everything now runs off phones and through Wi-Fi, which the majority of people have,” Tristan said. “You don’t need lots of wires and big bulky technology.” Home automation has a lot of fans, but a fair few of us might also have concerns over privacy. You only need to look at Facebook’s security breaches as one example to see some of the drawbacks that might come with being perhaps... too connected. While smart-tech accentuating interior design has been around for years and it can change how we experience our home, some of us are still apprehensive about the scope of knowledge these new-age products might acquire about our lives. But the well-worn question of privacy and security in your home is one Tristan said companies creating these products could easily answer. “Companies are probably spending more money on security than anything else,” he said. “It’s always going to be a big concern, but there’s a lot of time invested and laws that protect customers and users.”

Hard to ignore

With security issues resolved, the benefits of modern technology are hard to ignore. Home design, as well as our health and ease of life, can massively benefit from the introduction of smart-home technology, particularly when it comes to lighting. The importance of light has been getting a saucy look-over as companies begin to

introduce products like mechanical blinds and remote-controlled and movement-responsive lighting. There is a belief that natural light can reduce certain health risks and has effects on our body’s circadian rhythms or internal clock, and the use of light helps set mood, increase comfort and emphasise key decor or artwork. So, having technology that optimises and controls the light around us can add a whole new depth to your home design. Shoppers perusing lighting aisles are likely to spot products such as Philips Hue Ambiance light bulbs. Pair one of these seemingly ordinary bulbs with a Philips Hue Motion Sensor and a few other tidbits, and you’ll be able to turn your lights on and off just by walking. You will also be able to tune the bulbs to recreate the effect of a sunrise to gradually

www.theweeklyadvertiser.com.au

wake you up in the morning or turn them on remotely before you return home from work. The result – no more fumbling around in the dark for a light switch. Nanoleaf Light Panels are another interactive smart-light technology that has turned a few heads. The triangular panels snap together, allowing you to shape them to your fancy and customise the light through an app on your phone. Users can pick from ‘millions of colours’ and even sync the panels to real-time music with the Nanoleaf Rhythm module. And while these products might seem ‘high-end’ to some, Tristan said they could leave your piggy bank in a relatively healthy state. He said as technology continued to evolve, sales increased and home automation became more popular, it was likely smarthome technology such as this, as well as smart-TVs, fridges and automated security systems to name a few, would become more affordable. “These are products that have been on the market for about 10 years, but people are only now starting to realise the full potential of it all,” he said. “They’ve previously been harder to set up and more expensive – now it is getting easier. “Life is busy, we are all pretty time poor, anything to make life easier is something we all want, and we have made grounds in that with this technology. “The future is pretty crazy.”

Masterpiece

pportunities occasionally arise to go above and beyond to meet the needs of a client or a project. SALTWOOD build in Stawell helped renovate this beautiful home, Mooihoek – originally built in 1903 for Stawell bootmaker and prominent citizen William Carter and his wife Edith. The name Mooihoek, meaning beautiful corner, dates back to the early 1900s. Now, 116 years later, this late Victorian and Federation-style house is fully renovated and again living up

to its original name. For SALTWOOD build, renovating is about blending the old with the new, preserving as much original character as possible while bringing a home up to modern standards. The SALTWOOD build team was excited to do exactly that with Mooihoek, describing the project as an opportunity to work ‘with such a talented client whose clear vision and consistent colour scheme produced this stunning masterpiece’. – Advertorial

raig and Jen Giggens are more than happy to take it ‘slow and steady’ when it comes to the renovation process. Unfazed by what many describe as a tedious and time consuming job, these quad-property renovators are in for the long-haul with their Clearlake property. Across four months, the couple modernised an outdated kitchen, lounge room and front entrance, while still holding onto traditional features. Jen said despite attempting to diverge from a ‘stale’ 1970s kitchen design, they still wanted to keep a period look that would tie in with their original 1950s home. “The previous owners had installed a 1970s kitchen only 10 years ago, and to be honest, it was pretty ugly,” she said. “We’ve done up three houses before and this is going to be the last one. “So, we wanted it to look nice and we wanted it done properly, but we were still after a rustic look which would fit into the rest of the house, not a 2018 kitchen.” The result? A ‘pleasure to work in’, Jen said. Working with Andrew and his team from ALK Property Maintenance, Jen said they stripped the apricot-coloured kitchen back

to its bones, revamping the space with light timber bench tops, beige walls and overhead cabinetry. “It started with the painting, which took a couple of weeks,” Jen said. “I had chosen a darker colour for the walls originally, and was going to do two tones, with one colour down to the picture rails and another on the bottom half. “Andrew advised us on that, though; he knew everything he needed to know, what preparation was needed and where to source everything. “We wouldn’t hesitate to have him and his boys back again.” Melamine cupboards were removed for a butler’s pantry to add storage space, and bursts of green help to liven up the refreshed room. Replacing the original blinds with windowdrapes and decorating with potted plants, the couple have also installed a hanging-ladder garden display above an island bench. “Everyone that walks in says, ‘Oh, I love the green’,” Jen said. “And the ladder feature helps to disguise the fluro light above. “I need that bright light because it is my prepping bench, but fluro lights are ugly, so the ladder helps to distract from that.”

an era The Giggenses, who have been on the property for about three years, have not only added to the lifespan of their kitchen, but have extended their renovation to cover the front entrance and lounge room as well. The couple painted through to the lounge room ceilings and walls, installed new light-fittings and ripped up the carpet for a floating hardwood floor. Jen’s desire for rustic features also shines through in the design, which includes a pressed-tin splashback behind their wood heater. “Everything still goes with the look of the house and the era, but it is modernised,” she said “It was a long process, but even if it took four months, it doesn’t matter in the rest of your lifetime. “I just want to sand back the floor to the original boards and re-stain them, and that should be about it.” And when the budget allows, Jen said, the bathroom – or perhaps the shed – will be next in line. “The more Andrew did the more I loved it, so I ended up using the whole budget in the end,” she said. “But I got the three rooms that I wanted, so it was worth it.”

Colour your home I nterior colour trends trickle down from the Milan catwalk. The popularity of millennial-pink softness in décor accessories is forecast to be slowly replaced by neo-mint, which is fresh and gender-neutral and has an ‘oxygenating fresh tone that aligns science and technology with nature’. Although some of us can go all out with bold colour choices on walls, white is still very popular with coloured accents. Choosing the right white can be daunting – from Haymes greyology to Haymes minimalist, both are in the neutrals but vastly different in colour. Be aware of colour undertones such as blue, yellow and green so that your tones blend well together. Window and light-source positioning should also be a consideration, as should space and texture. The bright Wimmera sun and cold dull days will drastically alter a colour, as will twilight and dawn, because sunlight is yellow and moonlight is blue. Consider this if renovating, especially things that you can’t change such as flooring, wood work and tiles, because a fresh white might make existing surfaces appear dirty. Consider using different textures in your surfaces to give interest and depth. Seek help with a professional if finding it difficult. More warmth in décor is trending, with

wood and stone still very popular in flooring. People are loving the cosy feel of nature in their homes, including lots of indoor plants. Consider the traffic areas on floors and the practicality of colours in certain areas with children and your beloved furry friends. Don’t forget to add your own personality and style to your home. Some people love to have the magazine-cover-looking home, but it does have to suit your lifestyle. Try to de-clutter and keep things neat. Only keep older things that are either trendy or sentimental or that suit your style.

Curtains, blinds and motorisation

In the Wimmera we have intense heat and freezing winters, so it’s important to consider the energy perspective of your window furnishings. Windows lose more heat per square metre of area in winter and gain more heat in summer than any other surface in the home. So if you are experiencing summer heat on the east and west of your house, exterior awnings will stop the heat from hitting and absorbing through the glass and then allow you to raise in the winter for warmth. These come in the forms of roller shutters and awnings. Internal coverings are also very important. Other than energy they will give you privacy and function to any window.

The minimalistic double day-night blinds are popular and economical if you want to keep things simple, with a wide range of colours and textures. Inspired by The Block television series, ceiling-fitted S-fold sheer curtains are on trend, providing the elegance, timeless warmth and sophistication that we love. With home automation such as Alexa, battery and remote operation is getting more popular, with people loving the ease of operation. You can even link your curtains and blinds to your mobile and operate them remotely. Plantation shutters in white are still on trend as well as drapes set up high to give added grandeur and breath-taking elegance. There are also a huge range of Luxaflex soft shade options available from the Luminette to the Duette that gives your home an amazing point of difference. At Curtains by Robyn Creek we will help you choose the best solution for your budget, aesthetics and personalisation – making your home stylish and practical.

The land sale experts...

Help is on hand it’s B THE LAW uilding a home is an exciting time for any person. It provides the chance to create a house that includes every aspect you love. However, you need to ensure the land you build on is suitable for your dream home. Before buying a block of land, it is important to consider the following: • Does the block have all the services you require already present or available to be connected? The cost of establishing electricity and water to a home can be expensive on a rural block. • Are there any easements on the property that would prevent or limit you from using the block as you plan? An easement is a right held by someone to use land belonging to another person for a specific purpose. Common examples of easements are drainage, sewerage and carriageway easements. • Similarly, are there any covenants – either existing or to be registered on the title to the land – on the property that prevent you from building the house you would like? A covenant binds the land and not the parties personally. It can restrict what the land can be used for, the type of building, and sometimes the materials that can be used. A solicitor can help you make the above enquiries. Accordingly, it is important to speak to a solicitor

with Patrick Smith, LL.B. (Hons) B. Int. St., B.Ec., GDLP

in relation to your purchase as early as possible. A solicitor’s advice throughout the purchasing process is critical to ensure you are not exposed to any unnecessary risk and that the transfer occurs as planned. A lawyer should assist you to – • Negotiate the contract for sale of land. The contract as drafted by the vendor’s solicitor will likely be drafted in favour of the vendor, and your lawyer should help you to ensure the contract is at least balanced. • Consider what legal entity should be used to purchase the land. It might be that a trust or company is suitable due to stamp duty, taxation and risk considerations. • Review and lodge the necessary documents with the lands titles office, state revenue office, water authority, lender and local council. Consideration of all of the above is important to ensure that you do not have any nasty surprises following your land purchase.

Add some personality P

By Dean Lawson

ondering how to make the most of a vista, landscape or front or back yard can be perplexing for many. After confidently going through the process of buying land, coming up with a design and choosing everything else that comes with a build, it can be the surrounds that can stump the best of planners. Then, after getting a garden design sorted and all the plants and watering systems in, outside areas can still be missing that ‘something’. This is where the personal touch comes into play, where an owner or developer needs to create, build or buy something that makes a visual statement. It’s an area of outdoor presentation that people such as Horsham’s Marty Knight have come to understand and appreciate. Marty, an engineer by trade who works for Surdex Steel and lives at Haven, has a hobby sculpture business on the side that taps into the idea of eye-catching outdoor features. Marty started tinkering with scrap metal and a welder about a decade ago and is creating dramatic and eye-catching works that in the right circumstance are proving

Award-winning design

Marty creates his award-winning steel sculptures, which often take the shape of familiar animals, out of anything from wornout steel tools to engine parts or disused machinery. His work, through his hobby business called Knight Innovations, can be relatively small and delicate or large and complicated, depending on the ideas he develops. “It’s basically something I enjoy doing, and really, anyone could have a crack at something like this,” he said. “In what I do it’s just a case of learning how to weld and then tapping into your imagination. “Many people were taken by surprise when they saw I was doing this – they didn’t see me as an artist, but it’s what I like doing.” Marty said when it came to using

sculptures in a garden landscape, especially the one-off works he created, the sky was the limit. “It’s all about generating interest, something that catches the eye,” he said. “It can make a bold impression and be a centrepiece of a garden or provide subtle creativity in the background.

WHEN THE JOB CALLS FOR THE GEAR YOU DON’T HAVE... HIRE HIRE PH: 5382 2242

“From my experience they are great talking points. “I’ve had elderly retired farmers comment on a work with the likes of ‘that part comes off an old Massey Ferguson tractor’ when as the creator I’ve had no idea where it came from, and so on. “Combined with appropriate landscaping, depending on functionality and aesthetics, unusual or personal features such as sculptures can really lift how a garden or outdoor area looks and the atmosphere it creates. “A peacock I made out of scrap material came from old hand shears that had been on a wall for years. I woke up one night with the idea.” Marty’s latest project is a pelican made out of old spanners, plough parts and nuts and bolts. “For me, it’s about turning something considered junk that I might have walked past for the past five years, and turning it into something creative,” he said. Marty encouraged others to ‘open their minds as well as their eyes’ in considering what might work in their gardens. “You will be surprised with what you can come up with – be it creating your own or finding something unique,” he said.

perfect additions to landscape gardens. “I would encourage anyone to open their eyes and open their minds to all sorts of possibilities when it comes to outdoor decorating,” he said. “Sometimes the best ideas, especially those requiring a personal touch, are right in front of our eyes.”

Great gardens add value By Lotte Reiter

A

common rule of the green-thumb is that everything grows from the roots. Like the foundations of your home, it is important that the foundations of your garden are also strong and healthy. And alongside good preparation, this is the numberone rule for a happy backyard. That’s the formula recommended by Ararat Grow Masters’ Russell Phillips. “If the roots are happy, the plants are happy,” he said.

Page 34

He said a garden was built ‘from the ground up’, but there was more to consider than just good soil and frequent watering when planning, regrowing or day-to-day nurturing of a garden. He said gardeners should be aware of what was happening at every level to see their gardens flourish and prevent mishaps, which affected more than just their plants. “Planning everything beforehand is really important,” he said. “It’s half the battle, especially when thinking about the size of plants and whether that’s going to cause a problem.” Though planting trees above storm-water drainage pipes or under power lines might seem obvious blunders to most people, Russell said it was these types of factors that could make, or quite literally break, a

www.theweeklyadvertiser.com.au

garden or landscaping project. “I’ve seen roots crush a pipe as they grew around it, which is then going to affect your stormwater drainage,” he said. “So, a little preparation before you go digging will help ensure you get it right the first time and save your garden in the long run.” Russell said a more unknown but common faux pas of garden enthusiasts was assuming drought-resistant plants would get gardens through the unforgiving Wimmera heat. He said while native trees were going to be more resistant and were usually better at coping in harsh conditions, this wouldn’t always be the case. He said the first 12 months of a plant’s life was the most important time because the roots had yet to branch. “It is that first year which will be the real predictor of a plant’s chance of survival,” he said. “When you tip a plant out, all the roots are in the one area, so when you put it in the dry ground, all the water is going to be sucked away. “This means preparing the hole properly and making sure the roots are growing well

Ararat Grow Masters’ Russell and Robyn Phillips. is important. The top of the plant does not matter as much. “Deep watering is far better than shallow watering, you need that penetration to soak the plant for the best results.”

Make the most of your garden

Russell said the placement of trees would influence how much sun and wind entered a garden during the day. He said a good principle to follow was to plant denser, evergreen trees that had leaves throughout the year on the south-west side of a garden, and deciduous trees that were ‘seasonal shedders’ on the north-west. “If you plant evergreen trees, such as melaleucas, pittosporums or lillypillys, they’ll help stop the wind and the cool breeze,” he said. “Then deciduous trees on the north-west side will let the sun in, like maples, birches and ash trees.” Russell added that a variety of leaves from different trees would also provide colourful foliage to spruce up a garden. He said while flowering plants could also introduce colour, leaves would provide more consistent, year-round hues of green, purple, red, gold and beyond. “You can use flowers for colour, but when you do, you only get that colour in the six to 10 months when the plants are flowering,” he said. “I also personally like mass-planting. It provides a cleaner look and adds that wow factor, rather than just having one plant by itself or mixes of plants.” Russell’s advice also included adding a ‘pop’ of colour with decorative pots, which were particularly helpful in small gardens. He said pots could add height and depth to a space and pairing them with fruit and citrus trees espaliered to a fence line would maximise available space.

Functional and beautiful

One of the main ways people use plants in their garden is for beautification – the act of making a ‘visual improvement’. Another, of course, is the ever-growing Build It 2019

movement for sustainable living, growing your own organic fruits and vegetables and composting waste. Russell said creating a balance between the functional and beautiful would help gardeners get the most out of their garden and home, and not just with the compliments from neighbours over the fence. He said if people did it properly, a beautiful front garden could ‘put thousands of dollars onto your home’. “A nice front garden will really add to the price value,” he said. “But when it comes to the backyard, that’s more of your own private space, that’s where you live and entertain. “So, putting in green grass will help cool the garden, and adding space for children or grandchildren to play is important. “Also putting vegetables and herbs by the back door is a great idea.” It is never too late to start a veggie patch or plant a few fruit trees. But Russell stressed it was important for people to avoid getting carried away. He said while it was a good idea to always have food you could be picking and using, everything came back to what you wanted to eat and had the time for. For example, coming into cooler weather, it is a good time to plant cruciferous vegetables such as cabbages, cauliflower and broccoli, as well as onions and garlic. Bare-rooted fruits such as pears, peaches and apples are another great addition this time of year. “We’re also coming into pea and broad bean season,” Russell said. “These are great, particularly if you have children because they can just pick them and eat them raw. “A lot of the time it pays to grow certain foods like these, or potatoes, which are quick and very forgiving.” Maybe it is finally the time to dust off your gloves and get your green thumbs dirty.

he deal is done, a property is bought and it’s smiles and handshakes all round. But the agreed purchase price is just the beginning. The happy purchaser must cover many other costs, and failure to take these extras into account could take the gloss off this exciting time. Whether you are buying a home to live in or an investment property, it’s important to identify and estimate all the associated costs. Only then can you work out the absolute maximum amount you can offer on your dream home or investment gem. The following list will get you started.

Borrowing costs

In addition to interest, lenders might charge a range of fees. These include: • Loan application or establishment fee. • Document preparation fee. • Bank valuation fee. • Title insurance. • Registration of title. • Lenders mortgage insurance, if your deposit is less than 20 percent of the property value. Some of these fees might be waived and with a bit of negotiation you might be able to drive a good bargain.

transferring legal title of the property. This is a competitive area so get quotes from reputable legal or specialist conveyancing firms.

Stamp duty

Stamp duty – or transfer duty in some states – is usually the biggest extra and varies widely between jurisdictions. Aside from the value of the property, the level of stamp duty might also depend on whether you are a first homebuyer and if it is a primary residence or investment property. State and territory government revenue offices provide online calculators, and a real estate agent should be able to refer you to duties payable for different property values and usages.

Transfer fee

This also varies from state to state – anything from a few hundred to a few thousand dollars.

Building and pest inspection

This is a relatively small investment that could potentially save thousands of dollars in the long run. Make sure you organise your own inspection using an independent service; don’t rely on a report provided by the vendor or real estate agent.

‘buyer beware’ it’s when buying a property. Do your homework to uncover these hidden costs so you can work out exactly what you can afford to pay when it’s time to make an offer. Then you can break open the bubbly with confidence.

Council and water rates

You must reimburse the vendor for their unused portion of prepaid council and water rates that apply at the date of settlement. The amount will depend on the property value and the length of time to the end of the current rates period.

Running costs

Ongoing running costs include council rates, repairs and insurances, and maybe body corporate fees. Factoring these in from the beginning will help you better manage your mortgage repayments.
