At Welcome Home RGV, we delight in assisting our Winter Texan community find what you are looking for during your stay in South Texas. We are immersed in the Winter Texan lifestyle, having worked with retirement communities across the Rio Grande Valley for the past 14 years. During that time, a lot has changed, yet much has stayed the same. The things that never seem to waver are the warm smiles, friendly people, and fun times! It may be that I’m getting older, but we’ve taken note that, over the last few years, our retirees are getting younger and younger. A
ngela and Joe Blanchard are guided by faith, faith in each other and faith in God. That dual faith has led them to craft a life in service to others and to each other--with a bit of windsurfing in the mix—and they are always on the go. Joe hails from upstate New York near Lake Champlain, home to “Champy,” a legendary lake-resident cryptid. He grew up sailing and skiing, racing snow mobiles on the frozen lake in the winter and riding motorcycles in the summer. It was on the lake where Joe first spotted a windsurfer. He was captivated by the speed and immediately took up the sport. Angela is from Dover, Kansas, a little fourway-stop town outside of Topeka. Her family still lives in the area, and in a typical year, she goes back at least once to visit. A few years after graduating from high school, she attended college in Topeka on an accelerated adult program, attending classes evenings and weekends. This is where Joe and Angela’s story begins. Joe was finishing up his degree on the GI Bill. He and Angela had a few classes together, and the two became friends working on school projects. But that eventually changed. As Joe puts it, “She was available. I was available.” A casual start to an adventurous romance. During the years they courted, Angela worked in Topeka at an 8-to-5 office job for a workers’ compensation company. Joe was either working
campgrounds at Lake Melvern, near Topeka, or RVing at the Port Isabel Park Center where his parents wintered. Joe would venture down to Port Isabel for a week or two in a small RV to windsurf and kayak. When he retired from the Air Force, he extended his trip for a full six months. Depending on where he was parked, Angela would visit. Joe discovered South Texas through the windsurfer grapevine. He was pleasantly surprised by what the area had to offer. “Everything is right here! Port Isabel has it all,” he says. The appeal of Port Isabel and South Padre Island was strong. “Quit your job, and let’s do this,” he suggested to Angela. So she did, committing to Joe and the RV lifestyle. Joe is quick to acknowledge her decision. “That takes a very special person.” Relying on faith, they took the plunge. The couple admits there were some lean times, plasma-selling lean. They did everything they could to stay in Port Isabel. “I just felt a pull. This is where we’re going to make our home,” says Joe. Angela helped out at the park wherever needed, learning everything she could along the way. It’s one of the things Joe loves about her. “She is open to things she’s never done before,” he shares. For instance, recognizing his love of windsurfing, Angela asked Joe to teach her. And when it came time to propose,

windsurfing played a role. One windy day, Joe invited dear friends to gather on the beach at 2:00. Angela lay on the beach as surfers began to come ashore, and Joe addressed the group. “Today is really special to me, not only because the wind is howling and we’re all having a good time”…then got down on one knee…“but today is the day I ask my Angela if she would make me the happiest man in the world by accepting my proposal of marriage.” “Of course I will” was her answer. After a big kiss, Joe headed back out on the water. It’s just how they work. Angela recognizes that windsurfing feeds Joe’s soul. In turn, she says, he is right by her side at park events. Angela has a servant’s heart. It’s her love language. Since becoming the Port Isabel Park Center assistant manager and activity director, her focus has always been on the park residents, fostering a sense of community, which has carried over from the winter crowd to the summer visitors. She garners volunteers to take ownership of events and activities and prepares the main dish for potluck nights, insisting on making them fresh. When everyone is served, she will finally serve herself. She teaches yoga--via Zoom during the pandemic--line dancing, Zumba, and even water aerobics, organizes field days, and recently put on a fishing tournament and barbecue cook-off. “It sounds like work, but it

feels like service,” Angela says. Weekends are considered a time of rest for most folks, and while Angela and Joe disconnect from the world and connect with each other during Saturday-morning walks along the beach, most Saturdays are spent assisting with beach weddings, together. “We just love to watch weddings together and remember when we got married,” says Angela. The couple tied the knot in 2008 on a boat in Galveston and immediately departed on a cruise. Sundays, the Blanchards are active in their church, Island Baptist. “We just get involved. It’s just what we do,” shares Angela. The couple sings in the church choir, a natural fit for Angela, who competed in chorus competitions and sang in honky tonks with her drummer dad. There is a relaxed nature to Angela and Joe that belies how active and engaged they are in their community on the water. Their lifestyle is all about movement, from water sports to living in an RV to engaging their community in rubber ducky races. But in 2021 they traded in their RV homeon-wheels for a 66-foot mobile home on firm ground. While they will go, as Joe says, “where the good Lord leads,” for now, the Port Isabel Park Center is home. “We’re very humbled and thankful for where we get to live.” •

W
hen asked ‘Why choose the R.G.V.?’ Karen Price simply states, in her distinct southern drawl, “It’s just fun!” In 1999, after retiring from teaching, Karen and her husband, Jerry, left their home state of North Carolina to travel by R.V. During a stop in Nova Scotia, Canada, they met a couple who raved about South Texas. “They told us we had to come down here; we had no clue.” The Prices came down in 2001, spent three winters here, and eventually became permanent residents, also known as Converted Texans. Karen shares how they have visited other states known for warmer winters but fell in love with the Rio Grande Valley because it’s more economical, and they wanted to dance. Yes, dance. “All we knew was South Carolina beach music, the shag. We wanted to learn the Texas two-step.” When the Prices made the decision to enjoy the local amenities year-round, they found their permanent home at Sunshine Country Club Estates in Harlingen when they visited for a dance. The Rio Grande Valley, or RGV, is located at the southern tip of Texas, bordering Mexico. The region is made-up of four counties: Starr, Hidalgo, Willacy, and Cameron. It’s home to approximately 300 RV parks and resorts. The cost of living tops the list of its many appealing qualities. In 2020, U.S. News & World Report referred to the city of McAllen--located in Hidalgo County--as having the lowest cost of living for a metro city in the United States.
Sergio Contreras is the president and CEO of the RGV Partnership, a nonprofit that drives collaboration between local businesses and elected officials, with emphasis on transportation, health care, the economy, and, more recently, tourism. Tens of thousands of Winter Texans--retirees looking to escape cold weather--visit deep South Texas every year for extended periods. The Valley welcomes them with open arms, as Sergio succinctly states. “We see them as part of our community, part of our DNA.” Larry Mainz and his wife, Jan, are Converted Texans by way of Wisconsin. Larry traveled the country as a truck driver before retiring in 2002. The couple made their home at Lamplighter Park in Palmview. Larry talks up the Valley at every opportunity, and his enthusiasm is contagious. “In order to sell something, you have to have a good product. The R.G.V. is a good product!” Larry agrees the low cost of living and proximity to Mexico are part of its appeal but emphasizes the friendliness of the people as a big draw. “We’re a friendly bunch! We recognize the impact our Winter and Converted Texans have on the area, and we’re grateful for it,” says Kristi Collier, owner of Welcome Home R.G.V., which markets and promotes the Valley. follow suit, hosting festivals and annual events specifically geared toward winter visitors. “It’s important to feel at home, even when you are a visitor,” says Sergio. A welcoming community is a bonus, but a safe one is of utmost consideration for anyone visiting or moving to a new area. Like any city or region, the Valley is not without its faults, but when it comes to safety, Valley cities consistently rank high in the state and in the U.S. in surveys that utilize F.B.I. crime statistics. In 2019, McAllen ranked 4thsafest city in the nation by 247wallst.com and 26th in Texas (out of nearly 3,000) by backgroundchecks.org. The city of Mission, also located in Hidalgo County, ranks safest city in the RGV and 23rd in the state by safehome.org. Larry credits an abundance of law enforcement, both local and federal, with ensuring the safety of the community. He makes a point of engaging with local law enforcement at every opportunity. He reports his encounters are always friendly, including with the lead law officer in Hidalgo County. “We’ve run into the sheriff, and he always stops by and tips his hat to my wife.” Retirees must also consider access to good health care. The RGV Partnership recently conducted an economic impact study on the RGV health-care and bioscience industry that showed 43 percent of new jobs created between 2009 and 2019 were in this industry. The study states, “The RGV’s health-care and bioscience industry is both large and diverse.” Sergio says the results of the survey signify the industry continues to grow. And, he says, “We continue to educate ourselves on the services that are needed.” He goes on to say the accessibility of health care is evident throughout the region, primarily in Hidalgo and Cameron counties, with a significant number of facilities ready to serve. The Mainzes heard misconceptions about the Valley before their first visit and say they have found none to be true. Newcomers are often pleasantly surprised. In 2019, Welcome Home R.G.V. hosted a reunion tour in the Midwest and gave away a free stay offered by local resorts. A couple who had never visited South Texas won. Kristi reports, “We

matched up their interests with the amenities of the park and gave them a two-week stay at Paradise Park in McAllen. They wound up buying a lot during their stay!” There are approximately 300 RV parks and resorts in the Rio Grande Valley. In a typical season, parks and resorts are open to outside guests joining in on activities. When the Prices made the decision to enjoy the local amenities year-round, they found their permanent home at Sunshine Country Club Estates. Karen says the close proximity to so many other resorts expands the options. “These parks are so close, you can do more activities,” she says. “Once they see the difference down here, they get it!” Kristi says. Karen and Jerry and Larry and Jan get it. Larry sums up the RGV like this: “If you’ve ever been to Disneyland, it’s like that; it’s a magical feeling!” •

he Rio Grande Valley is enchanting, with its native birds, butterflies, and lush tropical landscape. The central Valley has its fields of seasonal crops dancing in the Texas wind, while the southern Valley has ribbons of resaca flowing through towns and neighborhoods. It's a feast for the senses before you even spend a dime. With so many opportunities on every nook and corner, it can be hard to know where to start, so we decided to take you off the beaten caliche path and into the heart of a few special gems tucked away in our RGV. •

La Sal del Rey
For ecotourism, you hit the jackpot You are never more than 30 minutes from hiking, bird watching, kayaking, fishing, camping, and everything in between. But there's one spot that's a bit more unique than the rest, and that's La Sal del Rey. With its salt crystals the size of your fist and stunning natural wildlife--on foot, in the air, and swimming--in salt-filled waters, it’s truly a wonder. La Sal Del Rey is a natural salt lake in Edinburg that has been enchanting visitors for centuries. Whether you come for the history, the natural beauty, the birding, or a picnic, it promises to be a day for the books you won't soon forget. Rich in history, artifacts are still found from 1,000 years ago when the Paleo-Indians called this territory their home. Battles among Spanish conquistadors, Mexican traders, and, according to some historians, Aztecs took place here with one victory in mind-the lake's precious salt. Today, sitting on over 530 acres, the five-mile-wide lake is estimated to still hold about four million tons of salt and continues to attract visitors to its unique shores as part of the Lower Rio Grande Valley National Wildlife Refuge. The Park is basically untouched, allowing you to experience the same, natural majesty as those who came before us. With that in mind, bring what you need and be sure to take it back with you. There are no facilities, including bathrooms and trash cans. KNOW BEFORE YOU GO: Dress weather appropriate. It's a big area with no amenities, so bring lots of water, binoculars, and boots if it's after a rain. COST: FREE DIRECTIONS: From McAllen, go north on Hwy. 281 for approximately 20 miles. Exit 186 East and go approximately four miles to the kiosk on the north side of the road. From Harlingen, go north on Hwy. 77 for approximately 24 miles. That Small-Town Charm Drive through the Rio Grande Valley, and you're sure to spot one of its most iconic water towers in San Benito, ‘Home of Freddy Fender.’ Stop into the local cemetery, and you'll find the local legend's grave and memorial. Don't stop there. Drop in and explore the wealth of fascinating history tucked away in this small town with big personality. The city’s downtown still has that quaint old feel that so many of our downtowns possess. The buildings, some more than 100 years old, are painted everything from fuchsia pink to royal blue and are still home to restaurants, bakeries, hair salons, and curio shops. Every third Saturday, they close down the historic downtown to host their Market Days. This gives everyone a chance to take in the charm and history the town offers amid several vendors offering everything from kettle corn to imported goods from Mexico, live music, and all things Tejano. KNOW BEFORE YOU GO: The cemetery can have lots of pesky mosquitos and gnats, so dress accordingly. DIRECTIONS: Freddy Fender’s grave is at the local cemetery, located at 210 E. Heywood Street, San Benito.
Birding at its Best There are so many incredible birding locations in the RGV, including most back yards. But one city has a unique view as you take in the majesty of the skies while you look into Mexico. Roma is one of the area's oldest, most historic towns and seems to be in a class all by itself, with its unique architecture, petrified walls, unique geographical location, and birding. This slice of the Rio Grande Valley is one that shouldn’t be missed. Chances are you’ve unknowingly caught glimpses of the historic downtown on the Silver Screen. It provides the perfect backdrop throughout the 1952 blockbuster, Viva Zapata, with Marlon Brando and Anthony Quinn. The town’s streets are lined with many of those sandstone relics still screaming out to Zapata. But before you take in all the history of the streets, turn to the majesty of the skies. Roma is known as one of the world's renowned birding locations, with a door leading you to an enchanted birding portal. Once you cross the threshold, you're welcomed by a unique scenic view into the back yards and parks of our Mexican neighbors to the South, along with the flowing water of the Rio Grande. The scenic patio is perfect for sitting and taking in the several species of rare birds, including brown jays, orioles, screeching hawks, and other feathered delights. KNOW BEFORE YOU GO: This area can get hot, so bring water and dress accordingly. The town is directly on a busy border, so you will likely see more Border Patrol than locals while you're in town. If you're lucky, they may even point you in the direction of some petrified wood the area is famous for.

he term “Winter Texan” was coined by Joe Polonski, according to his wife of 50 years, Maria Polonski. Joe and Maria opened the Split Rail RV Resort in Mission, Texas, in 1978. Maria recalls that park owners would attend chamber of commerce gatherings. “They would call them ‘snowbirds,’ and my husband said, ‘No. They are not snowbirds; they are Winter Texans.’” Joe and Maria’s son, Stephen, explains why the change in terminology was important. “By calling them Winter Texans, it made it more inclusive, more welcoming.” Joe and Marie moved to South Texas from Chicago. Maria says he made up his mind to retire someplace warm after a particularly harsh blizzard. The couple had visited Florida, but as Maria shares, Florida wasn’t an option. “Joe said he would never live there; it’s nothing but concrete and a lot of tourists.” When asked what she thought about moving to the Valley, Maria chuckles, admitting she was resistant to the idea. But, she says, it grew on her. “The orange blossoms in the springtime--that was something to really appreciate.” Recalling the early days of the Split Rail, Maria says the majority of visitors were retired farmers, content with playing cards and shuffleboard. Today’s visitors and residents, she says, are more active,

with a wider variety of interests. The park strives to accommodate them, adding options like pickle ball and a gym. In a typical season, Stephen says they do things such as rent out sunset cruises off South Padre Island. “We have very active people in the park; they are out and about!” Stephen has been involved with the family-run business since he was a child. He modernized the park by transitioning from his mother’s diligent long-hand recordkeeping to a computerized system. A far cry from when he and his father would place brochures on cars with out-of-state license plates around Mission. “It worked!” he said. “We were almost full that first season.” That successful first season was followed by repeat business that has lasted throughout the decades. raveling away from home for any extended amount of time can come with its own set of challenges and burdens. Here in South Texas, there can be a language barrier. Drivers may be a bit different than back home. Understanding the items on a local menu can even be a tasty challenge. But receiving topshelf medical and dental care while on holiday doesn’t have to be. “The variety and specialty doctors are here no matter what your illness is. Once you get a good doctor, they take care of you very well,” said Lynn Massingale. She and her husband compared their Texas health care to that which they received in Virginia--and it’s no contest. South Texas is head and shoulders better in terms of cost, accessibility, wait time, and variety. That’s music to the ears of Abigail Rosales, marketing manager for South Texas Health System Clinics, who said those are some of the objectives her group strives to deliver on and that meeting those needs in the community is one of the driving factors behind the medical group’s growth. “We have recently increased our hours to include evening and weekends,” said Rosales. “And we continue to add more physicians.” Another unique perk their team offers, that Winter Texans love, is the ability to schedule appointments online. “This allows someone in Michigan to conveniently plan ahead before they even get here,” Rosales said. That, along with virtual-visit options, is a big hit. “We strive for convenience and ease,” Rosales said. It shows. Solid, accessible health care seems to be around every corner in the Rio Grande Valley. “I’m less than five minutes from three hospitals and many others, within 20 www.welcomehomergv.com
minutes,” said Dennis Nowicki, a visitor to the area. “Hospitals here can provide any type of services. We’ve used them ourselves. Medicare doctors aplenty.” He says that in Plano, where he’s from, it took a great deal of effort to have access to the medical care they needed. “We feel blessed to be here,” he said. Another feather in the local health-care cap is its emergency services and, again, the ease with which one can access them. “Each little town has their own ER, and if you need to go, you just go right into these small places,” said Massingale. “If they can’t help you, they take you right to the hospital.” And then there’s the growing popularity of the residency clinics in South Texas. Massingale said the McAllen Family Medicine Residency Clinic through South Texas Health System has exceeded the couple’s expectations. “We feel like they know the latest, greatest things,” she said. “A licensed doctor oversees them. It’s easy to get in, and they accept insurance.” Stellar medical care is just one of the healthy perks that comes with a South Texas lifestyle. There’s quality affordable dental care, too, on both sides of the border. Because many Winter Texans don’t have dental coverage as a part of their retirement benefits, many find themselves going into Progreso to receive topnotch dental care at a fraction of the price. “We pay about a fourth of the price in Mexico as we do here,” said Massingale. And finding a quality dentist in Progreso is as easy as asking your neighbor. “It’s all by word of mouth. If you need a root canal, you go to that one. If you need a crown, you go to a different one,” said Massingale. “There’s several very good ones.” •

hether you want farm-to-fork, authentic Mexican flavors, or the freshest seafood, something is always cooking in the Rio Grande Valley. Our Gulf coast makes us home to some of the freshest fish and shrimp you'll find. As a bonus, the Texas ocean breeze does its best to ensure you have a perfect lunch or sunset dinner each time. Just a short drive north, and you'll find the best tacos on the planet. Head a bit more north to cattle country, and treat yourself to a tender steak that was likely delivered fresh from the ranch down the road this morning. Let's start at the beach. For seafood, why not enjoy it on the water along our South Texas coast. There are so many locally owned stops, from Laguna Madre and Port Isabel on into South Padre Island, that it's hard to know where to stop. The good news is, we haven't found a bad one yet. There promises to be a ‘catch-of-the-day’ on the menu, as well as fish tacos and fried shrimp. It’s all amazing, but what we are really known for down here is the ceviche. Fresh fish and shrimp “cooked” in fresh lemon and lime juice with peppers, onion, garlic, and tomatoes and seasoned to perfection. It’s traditionally an appetizer and • 2021-2022

served with chips. You’re going to thank us. For Mexican food, all I can say is bring comfy pants. If you don't gain a Texas 10 during your visit, you didn't do it right. Let's start at the taqueria. You'll find these small, family-owned shops on almost every corner. They are as authentic here as they are anywhere you'll travel in Mexico. Don't let the menu intimidate you. It's not as tricky as you think. But for beginners, bistek street tacos are always a good place to start. These are tasty mouthfuls of grilled steak with a splash of cilantro and onion, served with a wedge of lime. They almost always come with a cup of South Texas' famous frijoles. These aren't your momma's beans. These are made in a flavorpacked broth, typically with bacon or hot dogs and seasonings, including onion, garlic, and cilantro. Get the combo, and your meal will include another South Texas favorite, the papa con carne. This is a baked potato treat slathered in the taqueria’s mix of sauces and cheese and most often topped with heaping helpings of diced steak or ground beef. Then there's the cocina. These are slightly larger in size but still leave you feeling like you're in a new amiga’s kitchen. Their menus are a bit larger, too, offering more exotic dishes like mole, chile relleno and, of course, the famous South Texas enchilada. Unlike red or green enchiladas, here you'll be treated to a unique chili gravy over a perfect mixture of Mexican and American cheeses, leaving you wishing for more. Get the tampiqueña plate, and it will most likely come with grilled fajitas that melts in your mouth. Cocinas are typically open for breakfast and lunch and close their doors by 3 p.m. And, of course, the restaurants and cafes. www.welcomehomergv.com
Here you'll find much of the same but served in a more formal environment and offering longer hours. Most are family owned and work closely with local ranchers and farmers to bring their diners the freshest ingredients. You'll also find a broader menu, with familytype meals for sharing, like the paradilla, which is essentially a huge platter piled high with mouth-watering steak, fajitas, chicken, and/or sausage. If you feel like doing a South Texas sampler, get the botana. Here you'll find all the fan favorites, including nachos, flautas, guacamole and tacos. But if you want to impress your guests, go for the molcajete. This sizzling combination of flame-grilled steak, shrimp, chicken, cheese, and cactus is served in a seasoned tomato broth, great for dipping those handmade tortillas. Texas Steaks and BBQ. Texans and their cattle aren't that different. They both have a consistent history of outdoing everyone else, and that quality runs generations deep, making them just a cut above. Don't believe me? Just ask one. Or go to any locally owned BBQ or steak house and see for yourself. The meat is just different out here. You'll be hard pressed to find any frozen-food trucks delivering mystery meat from no one knows where. Instead, local ranchers have developed real relationships in the community to deliver the highest quality to many local menus. While not all spots use local, you'll be surprised at how many do. If you need dessert, there's a plethora of locally owned pie shops and bakeries to cure that sweet tooth. The authentic iced cakes and gingerbread pigs at the panaderias are good for breakfast, too! •

Pioneering Families : WINTER TEXAN TOURISM >> Winter Texan Tourism continued from Page 39 Jeremiah Martin of Mission is a third-generation member of a family that established nine RV parks in the Mission area. It all started in the 1970s when his grandfather, Jack Martin of Sioux City, Iowa, along with his wife, Lila Mae, purchased 1,100 acres of land in the Rio Grande Valley. When the original citrus groves suffered during a hard winter freeze, the Martins pivoted to developing sections of land into parks. Jeremiah says his 94-year-old grandfather’s focus was on serving Winter Texans, a family tradition that continues to this day. Jack spread the word about the Valley to friends and associates from northern states, even visiting state fairs in Nebraska, Iowa, and South Dakota to market the parks. The first development became Dream Valley Ranch which comprised 252 lots for mobile homes. “That was the beginning of Martin Valley Ranches,” writes Lila Mae. “There was already somewhat of a Winter Texan base growing down here,” says Jeremiah. “He stuck strictly to developing for retirees, even creating a golf course, Martin Valley Ranch Golf Course.” Further development included the creation of a water district, which Jeremiah manages today. Jeremiah and his dad also co-own El Dorado Acres in Mission. Jeremiah’s wife, Anne Marie, works at Welcome Home RGV, which caters to Winter Texan
visitors. Even his three daughters, he says, “have multiple, multiple, multiple grandparents” (Winter Texans). The Martin and Polonski families continue to serve Winter Texans today. While the activities and terminology--from snowbird to Winter Texan--have changed, the commitment remains the same, says Stephen. “We want Winter Texans to be a part of the community, to give them a connection to our retirement slice of heaven.” •

t started as a thought. Then a phone call. The ultimate result: Real Estate by Welcome Home. It’s more involved than that, of course, but the idea to create a real estate company under the Welcome Home RGV umbrella had been turning over in owner Kristi Collier’s mind for years. When real estate broker Carol Welch called one day, Collier broached the subject. That conversation set the ball rolling. “It’s the perfect opportunity to really serve the 55-and-older community across the Valley,” says Welch, who has specifically focused on serving this demographic since moving to the Rio Grande Valley. Originally from North Dakota, Welch’s career prior to real estate was as a business consultant out of Austin. As a consultant, she knew she was making a difference for organizations and their employees but didn’t get to witness the end result. She says she chose real estate, not only to make a difference but to also see the positive impact all the way through. Her focus--to make an incredibly complicated, stressful experience as smooth, as easy, and as enjoyable as possible. Welcome Home RGV has been linked to the Winter Texan community for 14 years. “For Kristi, it’s always been about helping and connecting people,” says Curt Riester. “For [Welcome Home RGV], as a real estate

agency--it just made sense.” Riester recently completed 180 hours of coursework and subsequent testing and is officially a real estate agent, and Collier is well on her way. “We can really walk our clients through the whole journey,” says Collier. “We’ve been matching RV-ers with parks based on amenities for a long time - and will continue to do so, and now when they want to buy, we can help them with all of it.” Real Estate by Welcome Home - is qualified to sell real property and manufactured home sales.
