How to spot a bike-friendly neighborhood Are you buying a new home? If your main mode of transportation is a bicycle, it’s a good idea to determine how bike-friendly a neighborhood is before you decide to live there. Here are five factors to consider. 1. DESIGNATED BIKE LANES It’s safer to ride in designated bike lanes than on the road. The ideal neighborhood for cycling has bike lanes separated from roads with a barrier. Conversely, the most unsafe routes for cyclists are those where riders are sandwiched between moving traffic and parked cars. 2. ROAD CONDITIONS As a cyclist, it’s best to steer clear of routes with large cracks and potholes. Look for
a neighbourhood where the roads and paths are in good shape and well-maintained. 3. TRAFFIC VOLUME It can be unpleasant to bike in heavy traffic. In addition to being less safe, busy roads are noisy and more polluted. 4. SPEED LIMITS Residential streets with low vehicle speed limits are ideal for cyclists, especially if they must share the road with drivers. 5. FLAT TERRAIN If you use your bike for long commutes, a hilly neighborhood could be a problem, as it can make your daily ride excessively gruelling.

How to choose a home inspector While most prospective homebuyers know not to skip the home inspection, finding the right person for the job can be a challenge. Here are some tips to make the process simpler.
CONFIRM YOU CAN ATTEND THE INSPECTION Hire an inspector who’ll agree to have you with them throughout the inspection. This way you can ask questions as they come up and you can point out areas you’re concerned about. ASK FOR A SAMPLE REPORT Looking at previous reports will give you a sense of how thorough and clear the inspector is. Make sure the reports clearly identify the defects, explain why they matter and how to fix them. If they refuse to provide samples, move on. ASK FOR REFERENCES AND FIND REVIEWS Contact their references and look up the inspector on review websites. Talk to friends and relatives to get recommendations and visit local forums to see what consumers are saying about the inspectors you’re considering.
CHECK CERTIFICATIONS While home inspectors are only regulated in Alberta, British Columbia and Ontario, the Canadian Association of Home & Property Inspectors (CAHPI) maintains a directory of reputable inspectors from across the country. In addition, the International Association of Certified Home Inspectors (InterNACHI) maintains some provincial chapters. ASK WHAT ISN’T INCLUDED What’s involved in an inspection varies between jurisdictions, so find out what won’t be included and ask the inspector how to assess the condition of the things they won’t be looking at. Some may offer ancillary inspections, for a fee. Finally, make sure to thoroughly read the report. Ask the inspector to clarify anything you don’t understand, as this could save you a lot of trouble down the road.

5 smells home buyers hate An unpleasant smell can dissuade potential buyers from making a reasonable bid on your home. Here are some odours that are best to eliminate or avoid creating.
1. SMOKE Many people in the market for a home are put off by properties that smell like cigarette smoke. They may be worried about needing to pay for cleaning, odour removal or restoration services. As a result, they may ask you to factor these costs into the sales price or simply choose to purchase a different home. 2. PET SMELLS You probably can’t smell your pets, but visitors and potential buyers certainly can. Ask your real estate agent if they have any recommendations for good odour removal products and, if you can bear it, consider having your pets stay somewhere else until you sell the house.
3. COOKING ODORS While the aroma of freshly baked cookies may help you sell your home, not all food smells are welcome. Avoid cooking strong smelling foods like fish or cabbage shortly before people visit, and try to get any such smells out before the next showing.
4. BLEACH AND OTHER CLEANERS Never go overboard when using cleaning products. It could give the impression you’re trying to hide something. This also goes for air fresheners, which can be overpowering. 5. MOULD OR MILDEW Musty smells conjure up images of rot and water damage and are sure to deter potential buyers. Check that there are no leaks anywhere in the house and that rooms are well ventilated. In addition, bad smells coming from sinks or drains could mean you need to call a plumber.

Here are four common myths about real estate agents that you need to stop believing. 1. THEY ALWAYS MAKE A SIX PERCENT COMMISSION This is false. Six per cent is the average commission, but the rate can vary between three and seven per cent. In addition, commissions can be negotiated. For instance, agents will sometimes accept a slightly smaller commission to allow a buyer and seller to come to an agreement. When interviewing agents, ask if their rate is negotiable. 2. THERE’S NO PROBLEM WITH A BUYER USING THE SELLER’S AGENT It’s always better to hire someone who can advocate for you. A good buyer’s agent knows the local market inside and out and they’ll be able to provide valuable insights. While the seller’s agent will treat you fairly, their fiduciary duty is to the seller. 3. AGENTS ARE INTERCHANGEABLE Never underestimate the value of experience. An agent who knows the area well and has roots in the community is more

YOU CAN’T BUY A FOR SALE BY OWNER (FSBO) HOME WITH AN AGENT This misconception stems from the idea that if someone is selling their home themselves, then they won’t want to pay
the commission for a buyer’s agent. This is mostly false, as by and large sellers understand that offering to pay the agent’s commission is a good way to attract buyers. Real estate transactions are complicated enough without these misconceptions. Your agent is there to help and can answer any questions you may have.
