3 THINGS TO CONSIDER BEFORE BUYING A MOBILE HOME A mobile home can be a cost-effective alternative to buying a traditional single-family dwelling. Since they tend to cost less per square foot, you can often get more space for your money with a mobile home. However, there are some important factors to consider before you purchase one. Here’s what you should know.

1. YOU’LL NEED SOMEWHERE TO PUT IT If you don’t own land, you’ll likely need to rent a lot in a mobile home park. This means that even though you own your home, you’ll still have a landlord and need to follow park rules. There’s also the risk of eviction, which would require you to either sell or move your mobile home. 2. YOUR FINANCING OPTIONS WILL BE DIFFERENT Since mobile homes are movable and often lo­cated on land that’s owned by someone else, they’re considered personal property rather than real estate. This means they’re ineligible for most traditional mortgages. The most common alternative is to take out a chattel loan, which generally comes with a higher interest rate and shorter term than a mortgage.

3. YOUR INVESTMENT WILL DEPRECIATE FASTER Unlike real estate, mobile homes tend to depreciate in value at a rate similar to cars and other personal property. One way to mitigate the loss is to own the land your home sits on, as this is more likely to appreciate in value. How to prepare your home for a photo shoot Since most prospective homebuyers start their search online, it’s vital that your property is listed with beautiful, high-quality images. In addition to hiring a professional who specializes in real estate photography, here’s what you can do to make sure your home looks its best. FRONT YARD Remove cars, garbage cans, bikes and other items from the driveway. Use the garage for storage as needed. You should also mow the lawn and freshen up the landscaping. KITCHEN Clear the countertops of all clutter including knife blocks, soap dispensers and paper towel holders. Leave out no more than one small appliance. Hide the garbage can in a closet and take everything off the fridge. BATHROOMS Close the toilet seat cover, put out fresh towels and remove mats to show off the floor.
