Paris Residence Club is an elegant urban mix of private residences, commanding prestigious and convenient locations for business and pleasure. The Club provides hassle-free Paris ownership by combining the advantages of fractional ownership with many of the services and amenities of a fine hotel.

They are designed as private residences first, and equipped with many of the features and facilities that you’d find in a five-star hotel room, and much more.

Q&A

How is the ownership evidenced?

Each fractional ownership apartment is acquired via a non-profit US homeowners association. Owners can sell, gift, or will individual ownership interests at any time. The sale, gift, or passing following death will occur in the U.S. under U.S. law, and will not require any professional services, legal proceedings, or recordings in France.

Can a company or corporation purchase a membership?

Yes. A membership can be held in a corporate name. The Membership designates an individual who is responsible for requesting reservations in accordance with the Rules and Regulations.

Can more than one family or individual own a single membership?

Yes. Families or individuals may form a partnership, trust or other legal entity which can own a single membership. It will be up to the joint owners to allocate usage in compliance to the Rules and Regulations.

Is Paris Residence Club a typical timeshare development?

No. Timeshare is typically limited to the ownership of a specific time in a property. Paris Residence Club Members have real ownership of their properties, as well as full control over management and maintenance.

Why was this urban club concept developed?

Paris Residence Club is designed to provide more convenience, services and amenities than are provided by an equally luxurious Paris development; provide each Member with ample time to visit for business and leisure use; and reduce the real estate cost through shared ownership. Paris Residence Club offers an alternative to vacation rentals and to expensive and less spacious luxury hotel rooms while conveying real estate ownership in some of Paris’ most exciting neighborhoods.

Have other clubs been developed in this manner?

Yes. This ownership concept has been well-received by buyers at some of the premier resorts in the US, such as Vail, Telluride, Deer Valley, as well as other urban destinations, such as Manhattan, London and now Paris. Paris Residence Club differs from other resort clubs by offering properties in different parts of Paris, hence conveying a true feeling of belonging and living like a true Parisian.

How often can owners/members use their residence?

If all members use their Club equally throughout the year, each Member would have a minimum of four weeks use, plus a bonus week on either the Provence house or Club yacht. However, there is no limit to the amount of use: If some Members use the Club less than their available time, other Members will be able to use it more often.

How does a member reserve flexible weeks?

Paris Residence Club reservation policies allow Members to reserve their flexible weeks well in advance while also accommodating last minute visits. In the fall, Members reserve their flexible weeks for the coming year. Last minute visits are reserved throughout the year.

Will members always stay in the same Club residence?

No. To provide greater flexibility and availability, Members have access to other Club properties, including potentially larger residences in Paris, a Provence house, as well as a sailing yacht, currently moored in Marseille. Members may request a specific residence and this request will be granted, when possible, and according to Club financial conditions.

Do members/owners pay annual fees?

Yes. The annual owner fees pay for the professional management and operation of the Club properties, services and amenities. Included in these annual dues are funds for staff salaries, supplies, maintenance, legal/accounting, utilities, property taxes, insurance, a reserve fund, as well as a bonus week in the Provence house or the yacht.

Do members pay housekeeping charges when they stay at their residence?

Yes. A housekeeping fee will be charged for each visit. Members can receive light housekeeping service daily for an extra fee, which includes fresh towels, surface cleaning of the kitchen and bathroom, trash removal and bed making.

Who establishes the dues and controls the affairs of the Club?

When the Paris residence Club Members take control of their residences as prescribed by the bylaws, a Member-elected Board of Directors establishes budgets and fees on an annual basis, as recommended by the management company.

Can a Paris Residence Club membership be resold?

Yes. Like any other form of real estate in Paris, the Member’s ownership interest can be sold or transferred by the Member, subject to the company bylaws. In addition, a special clause has been added to the bylaws, allowing a Member who has owned an interest for more than 10 years to exit from the Club, even under adverse economic situations.

Can members rent their time out?

Paris residence Club property bylaws do not forbid Members from lending or renting their weeks to others, provided the latter abide by the rules and regulations and usage conditions of the Club.
