how homes at The Galleria in Greenwich Millennium Village offer parkside living ideal for London commuters
by Jon MasseyWe often cover major developments in Wharf Life. East and south-east London both have expansive sites ideal for post-industrial regeneration, which typically means thousands of homes.
Greenwich Millennium Village (GMV) – a project that has been under construction for more than 20 years on Greenwich Peninsula – is a case in point. A joint venture between Countryside Partnerships and Taylor Wimpey London in association with the Mayor Of London, it is set to deliver up to 3,600 new homes when complete. But such numbers can be a bit baffling for buyers. After all, few are concerned with purchasing more than one property. So in this article, we focus right in on a single phase at the development that is on sale now.
The Galleria is the penultimate phase in GMV’s Parkside Collection. A substantial structure in its own right, it houses 104 homes with one, two and three-bedroom maisonettes available.
where is it?
Location is everything when it comes to property and The Galleria is located in a commanding position overlooking Southern Park. A few
steps to the north is the four-acre Greenwich Peninsula Ecology Park which provides a freshwater habitat that’s home to a wealth of wildlife.
It’s less than 15 minutes’ walk from North Greenwich Tube for the Jubilee line and is also well served by the 335 and 129 buses that connect with the station, Abbey Wood and Kidbrooke.
what are the homes like?
Inside, properties at The Galleria feature high speed broadband, fully fitted kitchens with stone worktops and integrated appliances, built-in wardrobes, engineered timber flooring, carpeted bedrooms and underfloor heating.
All properties have balconies or terraces and floor-to-ceiling windows. Selected homes also feature comfort cooling.
Many of the properties enjoy views across the surrounding parks towards the London skyline and some overlook a central podium garden for residents, planted with trees and shrubs.
The homes feature district heating, low energy LED lighting, smart thermostats and integrated appliances with high efficiency ratings as well as double glazed windows to minimise heat loss to boost their green credentials. The Galleria will also feature solar panels to generate clean power.
what about the area?

The Galleria
“I love and know the area already as I have friends here and I play tennis in Greenwich,” said banking professional Arslan, who decided to buy at The Galleria, having sought to find a new-build that combined city and village living.
“I thought it would be nice to live near the river and it’s such a unique location with the ecology park and all the green space around, whilst also having all the amenities and being so close to the city.
“I work in Canary Wharf so the location is perfect for me – I’m one stop away on the Jubilee line and, as I work in banking, I often work long hours so it’s a quick and easy commute.”

first residents in 2000, making it a much more mature community than many of the other regeneration schemes.
That means amenities such as a Co-op, barber and pharmacy are already on site as well as a convenience store, dry cleaner, hairdresser, beauty spa and cafe. The wider regeneration of the Peninsula, building on the success of The O2, is already well under way with a plethora of new facilities expected to arrive locally over the coming years. These are likely to include new bars, restaurants and shops as regeneration continues.
The Galleria itself is expected to house a nursery and an additional cafe serving those living beside or visiting Southern Park.
how do I get there?
In addition to the bus services and the Tube to North Greenwich, the Peninsula is well served by walking and cycling routes. It also has a connection to the Uber Boat By Thames Clippers river bus service nearby and the cable car across the river to Royal Docks.
what does it cost?
Homes at The Galleria start at £449,995 for a one-bedroom apartment.
At present, a number of properties at the phase are being offered with a mortgage subsidy deal that would see buyers receive £1,000 per month to help with their loan repayments for either six months or a year. Terms and conditions apply.

by Jon MasseyIt’s little wonder that the Royal Docks Team are set to fund new escalators at Pontoon Dock DLR station. Ballymore and Oxley’s Royal Wharf project has rapidly transformed the area from a barren wasteland into a flourishing residential neighbourhood of some 3,500 homes.
The infrastructure upgrade is necessary to serve that scheme, other nearby housing and –crucially for the developers – their 769-property follow-up next door.
Riverscape, designed by Glenn Howells Architects, sits on a strip of land between Royal Wharf and Lyle Park with uninterrupted views of Canary Wharf to the west and easy access to Royal Wharf Pier on its border with the Thames to the south.
by Jon MasseyPlanning Permission has been granted for Olympian Homes’ co-living scheme, which is set to rise some 46-storeys into the east London sky. Tower Hamlets Council recently approved designs by Rio Architects for the co-living block at 56-58 Marsh Wall, the site formerly occupied by a branch of NatWest bank.
Backed by LCN Commercial Properties Limited and HPB Pension Trust, the development will see some 795 co-living studios constructed in a building that will also house communal facilities for residents.
Olympian says these will include kitchens, living areas and dining spaces. There will also be amenity spaces at lower levels and on higher floors including a cafe, gym and cinema, in addition to a three-storey sky lounge over the top three floors of the building with external roof terrace areas. The scheme will see £47.9million paid to the Council to build new affordable housing in the borough. Construction is expected to start in August. Go to olympianhomes.com for more
The scheme was officially launched in September with The Forshaw – the latest building to be unveiled – hitting the market on April 25.
The building will see buyers able to get their hands on 82 one, two or three-bedroom apartments with views over the Thames and access to 5,500sq m of courtyard gardens. Completion is expected in the last quarter of 2024.
But why invest in Royal Docks? Well, selling agent for Riverscape JLL recently produced research on the area that offers a few reasons.
Its study found Newham was among the top 5% of local authorities for population growth nationwide with a rise of around 10.7% predicted over the next decade – an increase of 12,500 households, indicating demand for homes locally is likely to remain strong. The London average is predicted to be 7.6% over the same period.
JLL also found property prices in the area had risen by 4.2% over the last year and predicts an increase of 19% over the next five years driven by demand for well-connected, riverside homes.
This is expected to outperform London and the UK as a whole with rises of 14% and 9% forecast respectively. JLL’s report said demand had been driven by the ongoing regeneration of the area with the arrival of new transport

Apartments at The Forshaw specifically feature balconies and large windows up to three metres wide, with raised sills to allow residents to sit on them and enjoy the view.
Ballymore says the open-plan living areas can be adapted to accommodate home offices, studios, play areas or dining spaces.

Membership of The Clubhouse at Royal Wharf is also part of the package with facilities including a 25m swimming pool, a hyrotherapy pool, a sauna, a jacuzzi and a gym all on offer.
Ballymore sales director James Boyce said: “The launch of The Forshaw provides the perfect opportunity for buyers to capitalise on the significant investment opportunity that the Royal Docks presents.
“We are not surprised to see that this community is one of the fastest growing in the country, as more young people and families recognise the many lifestyle benefits of living in this area, with its waterside locations, connectivity, access to green space and villagelike sense of community.
“We are pleased to play our part in the wider regeneration of the Royal Docks and welcome new residents to their homes at The Forshaw.”
Amenities already in place at neighbouring Royal Wharf
include the Macaroni Penguin soft play and learning centre, cafes, bars and restaurants, a GP, a dentist, a pub and regular farmers’ markets and community events.
Access to Canary Wharf is primarily via the DLR at Pontoon Dock with plentiful connections available to east London, Woolwich and the City.
The Elizabeth Line at Custom House will become easier to reach with the expected construction of a new footbridge across Royal Victoria Dock – part of a nearby regeneration scheme.
There are also regular river bus services via Uber Boat By Thames Clippers at Royal Wharf Pier a few minutes’ walk away.
