t 56 years of age I somehow missed much of social media. I’ve never had Facebook and I do not think my 20 and 23-year-old daughters would be happy if I registered for Instagram or Snapchat. Being continually added to multiple WhatsApp groups is more than my OCD can handle (I cannot look at my mobile and see untold notifications with items not open or unread). Twitter is my only social media vice, more as a voyeur than a user. Albeit I occasionally feel the need to post something and of course “like” and “retweet” everything Galliard related. We have become used to dealing in short attention spans – scroll up for the next vitally important message. As a salesman for some 36 plus years now, I have had to move with the times and there is no doubt digital marketing is a key part of the way forward. But how much power should we be giving Instagram and Facebook influencers? This was certainly part of the motivation for JP Morgan investment banking consultant Sanjay Chopra when buying a property at 10 Park Drive. He’s decided to swap his two-and-a-half-hour commute to the home he shares with his wife in West Byfleet, Surrey, for a five-minute stroll to the office from a newly built Wood Wharf studio. He will live in the property during the week and some weekends while retaining the family home. Sanjay said: “I spend a lot of my time in the office, plus over 12 hours each week commuting, so I don’t have a lot of free time. “Hence, when it came to finding a property, proximity to the office was high on my wish list. One of the things I’m most looking forward to about living at 10 Park Drive is the complete change in lifestyle that it will give me. “Being able to walk to the office in a matter of minutes means I’ll have all those hours I currently spend commuting free for the gym, socialising and enjoying the view from my new apartment.” “I’m a gym enthusiast so I’m looking forward to having more time to enjoy the residents’ Third Space Wood Wharf branch, as well as the health and wellness facilities within the development. “The club and sky terrace on the 13th floor of 10 Park Drive will also be a lovely spot for unwinding in the evenings.” Sanjay has purchased a 456 sq.ft. studio apartment on the first floor of 10 Park Drive with an interior designed by Make Architects. ontrast the recent experience of Brian De’ath with Sanjay’s forthcoming five-minute commute. Canary Wharf Group’s director of residential sales, along with 26 colleagues from the company, decided to participate in National Walk To Work Day on April 5 to draw attention to the benefits of getting out and about on foot and to raise awareness of the environmental impact of commuting (saving an estimated 17kg of CO2 emissions). The business also donated £1,350 to local arts charity The Line in celebration of their achievement. But back to Brian. His epic 30-mile trek stood out as the longest. Departing Bishop’s Stortford at midnight, he arrived for work at 8.59am in

Sanjay queued overnight to secure his property when the building’s first tranche of sales was launched in 2015. He said: “Over the years, I’ve seen Canary Wharf blossom into one of the most desirable, secure and well-connected private estates in Europe. “When it was announced homes were going to be built on the estate, it was like a lightbulb moment for me. “It was such a monumental opportunity and I knew I wanted to be part of this next chapter.” Since making the purchase, Sanjay has attended a number of Canary Wharf Group purchasers’ events, meeting many of his future neighbours in the process. While his walk also raised cash for charity (O2E) and took him past landmarks from his childhood, it proved the ideal illustration of why living close to work can be of significant benefit. “I don’t think this is for repeating,” said Brian. “I’ve run a few marathons and love cycling. It felt a lot worse than running a marathon. I think it was just that non-stop nine hours of walking. It got very, very cold at 3am. I thought I was suitably dressed but then I was probably under-layered. “At one point, I had a spare pair of socks on my hands, as a second pair of gloves to try to stay warm. There’s a few things I’ve done where if you feel a bit physically depleted it makes you feel a little bit fragile emotionally. Once I’d finished, there was definitely a feeling of achievement but I was also a little bit broken. It felt like a real achievement.” Brian’s usual commute takes about an hour and 25 minutes each way so he appreciates the benefits location can bring.

R

are to market is one of those overused phrases in property sales. And nobody’s suggesting L&Q would be so gauche as to employ it in the marketing of its Thames Street development in Greenwich. However, it would be accurate if applied to the 26-home scheme, which launched recently with 23 properties available for private sale and three on a shared ownership basis. It must be among the last developments (if not the final scheme) to be located both right on the river and within a few minutes’ walk of the historic town’s centre. But we’ll get to the location later. L&Q head of marketing for south region Rose Cooper-Thorne is here to tell us about the main attraction. “There are lots of reasons to live at Thames Street,” she said. “Number one is the amazing views, which people have been especially excited about since we launched. “We’ve had a lot of interest in the upper floors because of them. They are stunning, especially in the evening when the lights start to come on in Canary Wharf across the river on the Isle Of Dogs.” She’s not wrong. Visit L&Q’s suite of show homes and, even with the scaffold in place, it’s easy to see quite what a valuable piece of real estate this is. While floor-to-ceiling windows are often touted as attractions, Thames Street’s architects have fearlessly and slickly gone full glass in response to the sweep of the river and in full confidence that the width of the water delivers privacy as well as a spectacular backdrop. The result is a series of apartments ideal for shipping enthusiasts or simply those who enjoy the gasps of astonishment and envy of their peers when hosting evening soirées. “For entertaining, these homes are just perfect,” said Rose. “If you look at the dressed units it’s easy to imagine yourself having a dinner party and inviting your friends. “In the evening when the lights come on London comes alive. I think that’s a big part of the appeal. They’re absolutely great apartments for Instagram.” Beyond the substantial aesthetic supplied by the exterior, buyers can select from a number of decor options. “We have a bespoke specification,” said Rose. “It’s something L&Q has never done before. The colour choices are really nice and the feedback from customers has been really positive. “We have a choice of flooring – a darker colour and a lighter colour either as a herringbone or laid straight in walnut or white ash. “There are also quirks and twists such as pop-up plugs, that help bring the whole property together.” Thames Street offers a series of two and three-bedroom properties facing the river with prices starting at £680,000 and £785,000 respectively. One-bedroom homes are also available

and feature views of the river from the side of the building. Prices for these start at £487,500. There are also a pair of penthouses (price on application), which have been attracting significant interest despite the fact they have yet to be released officially. All the properties benefit from the extensive amenities of historic Greenwich. To name a few, The Royal Observatory, the National Maritime Museum, the Painted Hall, the Cutty Sark, the Queen’s House, Meantime Brewery, Greenwich Theatre, a plethora of pubs, restaurants and bars and Greenwich Market, are all within a few minutes’ walk of Thames Street Horseferry Place location. This is before you even get to the delights of The O2, Greenwich Peninsula’s redevelopment and the extensive regeneration of Woolwich including the provision of a new arts hub. Perhaps the wealth of culture on the doorstep is one reason why demand for the properties remains high with sales made despite the spectre of Brexit. “You’re just far enough away from the centre of the town so that it’s quite quiet and peaceful down here,” said Rose. “There’s even a beach down at the front, which is quite unusual. “We’ve been quite interested in the people coming through the door. One market we didn’t anticipate was the downsizers – people who live in Greenwich in a bigger property elsewhere but whose children have left home. “They’re looking to downsize and move into somewhere with the appeal of a new-build.

“It’s not like a period property where you need to do up the roof. We’ve also had a lot of people come over from Canary Wharf. Also local Greenwich people who work locally including from the university. “So its people who are downsizing, people who are working locally and people who are looking for an easy commute. We’ve even had people come in who are already living in New Capital Quay down the road. “Really we haven’t seen the slowdown in the market we’d expected, especially at developments like Thames Street where there’s high demand. “People know this is a long-term investment and it’s a solid purchase. People will still want to live by the river in the future. “At the first-time buyer and shared ownership price point we’re seeing things move really quite quickly because people still have dreams – they want to start a family and buy their own home. “That demand hasn’t gone away. There are still millions of people living in London who want to buy. “L&Q is doing a lot in Greenwich – we’ve got two or three developments and they’re all selling really well. “When Brexit was first announced, there was a slowdown but now it’s moving again because I think people just want to get on with it. If we leave the EU it’s not going to change the view here or the level of demand for places like this.”

anary Wharf workers keen to call Thames Street home have a wide selection of transport options to get them to the office. The development is within 30 minutes’ walk of the estate via the Greenwich Foot Tunnel which also offers access to cyclists. Alternatively, nearby Cutty Sark DLR offers a journey time of eight minutes to Heron Quays or aquatically minded commuters can opt for the MBNA Thames Clippers from Greenwich Pier. Sometimes overlooked is the proximity of Greenwich station to London Bridge. Regular services take two stops to get to the prominent terminus, also taking eight minutes, although the station is a little further from the development on foot. Then again, with home working becoming increasingly common and the attractions of private balconies and river views, buyers could just stay at home with the comfort of the underfloor heating. antander has started offering 40year mortgages. Coincidentally, a piece of research the banking giant commissioned and recently released, found a slim majority of London property buyers (54%) would consider taking out such a product if it kept their monthly repayments down. The firm conducting the survey on Santander’s behalf – Opinium – spoke to 4,001 UK adults in March. Of those, 1,163 were looking to purchase a home in the next five years and 235 of them were in London. A pinch of salt ought to be taken with any data that purports to accurately reflect the views of a section of a city’s inhabitants based on 0.0029% of its 8million residents. It’s also worth noting nearly half of respondents (46%) wouldn’t even consider a 40-year term. However, Santander’s press release does raise issues worth considering. It suggests 667,800 more first-time buyers could afford to get on the property ladder if they borrowed over four decades in comparison to those on a 25-year term. It also said those making their first purchase with a 40-year mortgage could save £178,500 in comparison to renting over the same period. In addition, the bank said the cost of an average monthly repayment for a 25-year mortgage typically fell by £263 when spread over a 40-year period. Santander UK managing director of mortgages Miguel Sard said: “The possibility of owning a property may seem like a distant dream to some aspiring buyers, many of whom have found themselves locked in a ‘rent trap’ and unable to get onto the property ladder. “By offering first-time buyers the option of a longer-term mortgage, our aim is to address some of the affordability restrictions they face and support hopeful home owners in getting a foot on the property ladder with more manageable monthly repayments.” Responding to Santander’s release, Michael Bennison – a partner at Isle Of Dogs-based broker Bennison Brown – said: “A maximum mortgage term of

40-years is not a new innovation in the mortgage market. Other high-street lenders such as Clydesdale, Halifax, Nationwide, Sainsburys, Tesco and TSB already offer a maximum term of 40-years providing it doesn’t extend into a client’s retirement. “Each lender also has a maximum age a client would have to satisfy as well so a long term generally works for clients who are in their mid-to-late 20s. “When a client applies for a mortgage a key component of the affordability assessment is whether the mortgage is affordable if interest rates rise. This is typically stressed at around 7-8% depending on the lender. “By having a longer mortgage term monthly mortgage payments are lower and therefore this increases the chance of passing an affordability assessment. So, for some clients having a longer term is the difference between being able to afford a property or not. “The downside of a longer term is borrowers will pay more interest. For instance, if you purchase a property for £400,000 with a 10% deposit you will borrow £360,000. “Based on an initial two-year fixed mortgage, payments over a 40-year term will be £1,098 a month. Over a 25-year term the monthly payments would be £1,488. This is based on the lender that has the cheapest cost over the initial two-years as of April 18, 2019. What is significant is the amount of interest the client will potentially pay over the whole term. Assuming they move to a standard variable rate they will pay more than £240,000 more interest on a 40-year term. “In reality, a client is likely to remortgage after two years so the gap is likely to be smaller than this. However, there is no doubt they will pay more interest over the life of the mortgage if they don’t reduce the term at some point in the future. “In both cases it isn’t Santander who are the cheapest lender so the new Santander product in this example makes little difference to clients who use a whole-of-market broker to search the entire market at a 90% loan-to-value with the purchase price we looked at. “Many clients still show loyalty to their own bank so in cases where a client doesn’t shop around and only speaks to Santander, the extended term can certainly help “Our experience shows that the Government’s Help To Buy scheme, Shared Ownership schemes and reduced stamp duty incentive are driving the first-time buyer market combined with low interest rates and less competition from buy-to-let landlords.” Go to santander.co.uk or bennison brownmortgages.co.uk for more
