The first collection of homes to be released as part of British Land’s project to create a new town centre in Canada Water have hit the market. The 186 properties, which range in size from studios to three-beds, are housed in a 35-storey block called The Founding, designed by Allies And Morrison.
The apartments represent the first opportunity to buy into the scheme, which will see 53 acres of south-east London transformed over the coming decades.
In total around 3,000 homes will be constructed alongside office space for some 20,000 workers and up to 1million sq ft of leisure, cultural and educational facilities. British Land plans for the scheme to be a net-zero neighbourhood by 2030 with an all-electric strategy in place and heat sharing between offices and homes.
The masterplan promises a sustainability first design philosophy at every stage with innovative materials used and older buildings renovated to further limit the project’s environmental impact.
Prices for the homes start at £696,650, with features including private balconies and interiors designed by Conran And Partners with brushed steel, polished concrete and European oak all making an appearance.
The tower itself boasts communal roof terraces on its sixth, 29th and 32nd floors as well as a residents’ lounge and flexible areas for private gatherings.

What a difference a couple of years makes. Far East Consortium’s Consort Place scheme on the Isle of Dogs – first unveiled in 2020 – continues apace with its landmark tower close to topping out. At 65 storeys, Aspen is among the tallest residential towers on the Island making it by extension, one of the highest in London and Europe.
When complete it will house some 495 homes ranging from studios to three-bedroom apartments, with prices starting at £550,000.
With many of the properties featuring wide-ranging views across the capital, there’s little wonder sales have been strong as the market continues to recover from the pandemic. Footfall in neighbouring Canary Whar is already back to 2019 levels.
Buyers have been able to view show apartments just across the road from the site in a purposebuilt marketing suite since May last year, offering a sense of what life at Aspen will be like.

Facilities at Aspen include a Sky Lounge for residents on its 63rd floor and The Aspen Club for residents on levels 21 and 22.
The latter will include a private dining space, a business lounge, a screening room and a winter garden alongside a wellness suite featuring a steam room, a sauna, a spa pool and a gym.
There will also be a Family Club on the first floor with indoor and outdoor play areas for kids and a games room.

The wider Consort Place development will include a 22-storey four-star hotel by Dorsett with 231 rooms, a restaurant and a rooftop bar. But not everything at the scheme is new. As part of the project, The North Pole pub will get a new lease of life. Dating back to 1860, it’s one of only a handful of pubs on the Isle Of Dogs that’s still standing with many having been either demolished or redeveloped as housing.
Angela said: “People don’t want to live in a soulless place, they want to live in a place that’s buzzing, that’s lively, that’s welcoming and encouraging.
“With all the different offerings as well, there’s lots to choose from for the various groups of people who will come here.
“The idea is that it will be a good place for meeting, for hosting, for parties and all sorts of other things.”
While the renovated pub will doubtless be a draw for some, Consort Place’s connectivity is likely to be the main pull for most buyers.
The development is located a short walk from all the amenities of Canary Wharf and is a few minutes’ walk from South Quay DLR station.
It’s also within easy reach of the Jubilee line and the Elizabeth Line at Canary Wharf.
In the immediate vicinity, South Quay itself continues to develop with nearby schemes hosting new amenities including restaurants like Zia Lucia for pizza and The Shell for seafood.
When placed alongside the on-site amenities Consort Place will have, the scheme presents a compelling proposition to those looking to relocate in Docklands. For those considering a move into the area from outside, its connectivity ensures easy access to the rest of the capital.
