Months since Alex & Matteo started trading from their Rotherhithe base
“
O
ne is a whisky-loving Devonshire lad who runs marathons – the other a patient Italian who prefers leisurely walks along the river with his wife. But somehow Alex Smith and Matteo Donna found their paths intersecting at the perfect time and a beautiful bromance blossomed. Now the duo have turned their friendship and £15,000 of their savings into a partnership by launching their own estate agency Alex & Matteo, based in Rotherhithe. “Our goal, which I hope we are achieving, is to be more approachable,” said Matteo. “We are called Alex & Matteo because we want people who take the time to call us to know who they are going to be dealing with. We want to always be available to people. We think long term that will pay off.” Alex is the “chatty one”– a single man about town who runs six miles, five days a week and still has energy to go out partying. Matteo is the “patient one” who likes to listen to other people’s stories and seek out new restaurants with his wife. Together they are harnessing the power of their personalities through video blogging and social media to reach out to clients and attract people to the Surrey Quays area. Alex, who grew up on a farm in Ebford near Exeter said: “We called out on Gumtree and to local businesses but another action we took that was unique is to start doing a lot of video blogs with social communities around this area like cafes. When we do that we become a part of that community. “That has brought us a hell of a lot of interest and it has all spiralled from there.” The firm’s Instagram account @alexandmatteo, has 670 followers and the pair also have a Facebook page with 246 followers as well as a YouTube channel where they have shared video blogs with staff from Canada Water Cafe and the gallery cafe at The Brunel Museum. “We want to attract new people to this area,” said Matteo. “We found out about it by chance but we don’t want others to have to do the same. “We want them to come here with a purpose because it is a beautiful location.” Alex, who climbed the Three Peaks this summer, discovered his love of the industry as a child by watching his parents. “We had five barns that they developed into flats but we still kept the horses and dogs and cats – the whole herd,” he said.

“But that is what got me into property and made me realise what I love doing.” He moved to London seven years ago and previously worked at events company Rhubarb and classic car specialist Coys Of Kensington before landing a role at estate agency Johns&Co. “I absolutely loved it straight away,” said the 25-year-old, who met his best friend and flatmate by finding him somewhere to live. “I do love to talk and make people feel reassured. I’m not just there to get a let out of it, I want to make
a friend and have some social interaction. “I love giving a bit of chat and moving is really stressful so being able to take some of that away from people is unbelievable.” When not at work the Blackwall resident unwinds by heading to The Gun on the Isle Of Dogs for a pint or Boisdale Of Canary Wharf for a whisky and cigar. He said he got his best work ideas when going out for a run or to the gym to train for his third London Marathon. He first crossed paths with his 35-year-old co-managing director
in 2014 at estate agency Oliver Jacques. He was a senior lettings negotiator and Matteo worked in lettings and then as a senior sales property consultant. Both said they became friends “straight away”. Alex said his first impression of Matteo was “Italian, a welcoming young guy who had the same kind of can-do, never give up attitude as me”. “I think that’s why we work so well together,” said Alex. “We spitball everything together in the business. He has strengths I don’t, though. He’s very good at sales techniques and drawing out an offer. I’m more here to help and both are crucial elements when it comes to estate agencies.” Matteo said of meeting Alex: “He talked too much and was very friendly. It was love at first sight. “I think it’s because we come from similar backgrounds – we both moved to the city when we were young and didn’t know anybody.” They first teamed up to run Oliver Jacques’ office in Bow Quarter and then decided to break away from the pack 18 months ago. “We had landlords coming to us saying it would be awesome if we had our own business,” said Alex. “To be honest it wasn’t something that was on our mind then but when people started to constantly say it, then we looked into the concept and agreed we would be good at it.” “We are always looking for new challenges and we thought we should open a business together. So we did,” added Matteo who grew up in Novara near Milan. He used to visit his father’s construction site and was also interested in property from a young age. He studied engineering at university before moving to London “for adventure”, meeting his American wife and getting a role as a sales associate at estate agency Century 21. “The best thing about being an estate agent is the relationship with people,” said Matteo. “I try to understand what their needs are. I love to meet new people and London is a place where you can meet different people every day. Where I grew up everyone was the same.”

The pair said they didn’t see their business as a nine to five and often worked until 11pm. “The biggest challenge for estate agents in London at the moment is to have personal interaction with their landlords and investors,” said Alex. “A lot of agents out there have a bad name. “People think they are there for one thing only – your money. We want to change that and have people put their trust in us, instead of in our agency. “The biggest no-no with agencies is they treat every landlord as just another number and always think another one will come along. “But we want to look at every valuation as gold dust. We want to satisfy every single landlord who comes along.” Another aim is to keep running costs down and they have saved a big chunk of cash by working from Matteo’s home in Rotherhithe. He said: “We don’t have a high street office. It’s important to have an office but not to have a high

street presence any more. It’s more about branding. “We don’t like it when people say we are an online agent. We offer the same service a high street agent would offer you but we can give you a better price because there is no need for someone to pay for us to be in the high street.” “When we expand we will get a commercial unit,” said Alex. “But even the high street agents are a lot less likely to have a high street office now. “When I was at Oliver Jacques about 1% of clients that walked into the office would put an offer down and other than that it was all through online portals.” Working in close proximity means they do argue sometimes. atteo said “We fight because we don’t hide our emotions, which is good because we can sort things out quicker. And we have more fun than arguments.” So what does it take to open up an estate agency apart from a great partnership and cold, hard cash? “More than anything you’ve got to have the drive and ambition, a can-do attitude and positive mentality to make yourself more active towards what you want to do,” said Alex. “A lot of people get misled by
the idea that it is more quantity than quality. “But if you offer a good quality with your service to the landlords it’s basically a waiting game because it doesn’t take long until they come back again and word of mouth kicks in. “In fact we have already had that happen three or four times and we have only been open two months.” Alex, who previously played rugby for Devon and threw javelin at Championship level, said the new agency’s seemed to be hitting the mark with their strategy. So far they have completed four lets and have 20 lettings properties and a sales property coming on. They charge a fixed rate of to let out a whole property and per room. All of the profit is being ploughed back into the business for the first year. “We are already going beyond what we thought was possible for the first few months,” said Alex. “Our goal is to grow slowly,” said Matteo. “First and foremost we want to provide great customer service.”. I’ve worked in ondon now for eight years and have been fortunate to work on some of the most beautiful and complex residential developments in the capital.
