here’s something different about the latest launch of properties at Ballymore’s Goodluck Hope scheme. The collection of homes at the development, located on a strip of land where the River Lea meets the Thames, doesn’t feature any apartments. Instead, 13 townhouses along Orchard Place are set to go on sale on August 6. Work on the properties is expected to be finished by the end of this year, meaning prospective buyers could be in their homes by 2023. Each house has four floors and includes three bedrooms, a private terrace, a fitted kitchen and a range of living areas on different levels. They all have ground floor studio spaces that could serve a variety of functions including office, playroom, workspace or gallery. Ballymore says the properties have been designed with a “refined industrial aesthetic, featuring raw natural materials and touches of signature deep indigo that reflect the maritime heritage” of the area they stand in. Each of the 13 houses has its own colour of brickwork, drawn from a palette of blues, yellows, greys and pinks. Goodluck Hope is a development of some 841 homes within walking distance of both Canning Town station and East India DLR. Residents automatically gain access to the scheme’s 1595 Club, which includes an indoor swimming pool, a steam room, a gym, a studio, a private cinema, a business centre and communal gardens. ouse prices in the UK continue to rise across the country, although the slowest growth was seen in London in the latest figures from the Office Of National Statistics. Based on properties sold, the average price for a home in May 2022 was £283,000 – up £3,000 on the previous month and £32,000 on the previous year. While the South West was the region with the highest annual house price growth in May – a rise of 16.9%, London values grew more slowly, by 8.2% over 12 months. This was a rise in the capital, however, with the figure for April being 6.9%. London’s average house price – £526,000 – remained the most expensive across all UK regions, in contrast to the North East’s £154,000, which was the lowest. Locally, average values were up 4.3% in Tower Hamlets to £475,397 over the last 12 months, 6.9% in Newham to £409,413, 4.2% in Lewisham to £452,678 and 4.7% in Greenwich to £419,437. Elsewhere there were falls in London with drops of 1.1% in Westminster and 0.5% in Lambeth. Islington saw the largest rise with annual growth of 12.2%, followed by Barking And Dagenham and Barnet, which both saw rises of 11.4%. The most expensive area of the UK to buy was Kensington And Chelsea with an average price of £1.3million, while the cheapest was Burnley with an average price of £112,000. The cheapest London borough to buy in was Barking And Dagenham at an average of price £345k. In terms of property type, detached houses saw the biggest growth with an annual rise of 15.3% while flats grew by 8.3% and terraced properties 13.2%.
