Hamptons’ new office in Canary Wharf clients’ lives a little bit better. Whether that’s popping round to a property to turn the oven off, arranging to be there to make sure tenants get their keys out of hours or even helping them move in, it’s those little extras you can count on. “On the lettings side, there are no straightforward tenancies – that’s where the team and I come in to assist landlords as much as we can. That’s where our corporate reach really helps – we have a lot of tenants employed by blue chip companies. “Right now, demand is through the roof – in some instances rental prices are already exceeding 2019 levels. Tenants are looking to secure longer deals because they don’t know where the market’s going. We’re starting to see landlords getting a better return, which is great. We don’t want tenants or landlords to feel they’re getting the raw end of the stick. The happier the tenant, the better the property is kept and the longer they will stay. The past few years have been tough for small landlords so it’s been fantastic to give them some good news. “We will always look after their biggest asset for them and we get very good rental returns. It’s about working the market to the best of our ability, that personal touch and having the marketing tools available to do the best job possible for our clients.” Adam is similarly optimistic about the sales market and said Hamptons was ideally placed to help vendors get what they want. “Experience is one of the first things sellers look for from an agent,” he said. “In the current market, finding a buyer takes a lot of hard work and having an experienced person deal with the offer and negotiation process as well as ensuring the buyer is a viable prospect is essential. “I’ve been working in estate agency in this area for more than 20 years and I have a team here with more than half a century of experience. “In a fast-paced, high turnover industry, Hamptons is a recognised, respected brand and sellers will find an established team at the Canary Wharf office that can

really give clients the benefit of that experience. We won’t rush to force a seller to accept too low an offer if we think that in a couple of weeks we can achieve a higher price, for example. We won’t put a sale together, unless we’re confident that we’ve done the work we needed to do to ensure that the buyer is fit to proceed. “As rental yields in this area have hit 5% again, buyer registrations are starting to rise as we’re seeing tenants looking to purchase a property and buy-to-let investors coming back to the market. “That suggests prices will only go in one direction and I’m quite bullish about 2022. Over the next 12 months, especially with Crossrail set to open and the Wharf becoming even easier to travel in and out of, people will see what a great place to live it is. “This new office is a central hub for us – we cover properties of all kinds all the way out to Essex from here. Is the Docklands Property Market Running Out of Steam?

I

n recent articles on the Docklands property market, I have been talking a lot about house prices over the last 12 months and 5 years in Docklands.

I started my property career working for an independent estate agent in the Wapping area. Since 1994 I have been based in and around East London. I started my own company in 1995 and it has grown from humble beginnings to become a well respected sales, lettings and property management agency operating in the Docklands and East London areas. Then in 2007, I opened my first branch in the Medway area. I am proud that we now have three branches in Kent. My operation is set to expand in 2020 and beyond. I am a long term member of both the NAEA and ARLA and a former Regional Representative for the latter. As the owner of a growing residential and commercial property portfolio, I understand well the trials and tribulations that property owners go through. I have well over 20 years experience of regenerative Dock’s areas and specialise in new development reporting. I am happy to advise you on all aspects of property. When it comes to newspapers talking about the property market, the headline most people look at is what is happening to house prices. However, as 2 in 3 (65.1%) of Docklands home sellers are also home buyers, the price is almost irrelevant. Let me explain. If your property has gone down in value – the one you want to buy has also gone down in value – so you are no better or worse off (and if you are moving up market – which most people do when they move home – in a suppressed property market the gap between what yours is worth and what you will buy gets lower … meaning you will be better off). Many property commentators (including myself) consider a better measure of the health of the property market is the transaction numbers (i.e. the number of people selling and buying). Let’s take a look at the numbers for Tower Hamlets as a whole (including Docklands). The average number of properties sold in Q1 (Jan/Feb/March) between 2008 and 2020 was 289 properties per month, whilst Q1 in 2021 saw 231 properties sell on average per month (boosted by the March stats where an eye watering 327 homes sold). 45.6% less houses sold in the Docklands area in Q2 2021 than the 14-year average Finally, whilst the exact stats for Q3 2021 for our local authority won’t be published by the Land Registry for a couple of months, I can make certain calculated assumptions from the national data published by HMRC. The number of property sales for our local authority area in Q3 (July/August/September) between 2008 and 2020 was on average 336 properties per month. However, using the HMRC data, I calculate there will only be 245 properties sold on average per month in Q3 2021. This means …

26.9% less houses sold in the Docklands area in Q3 2021 than the 14-year average One of the two main drivers of activity in the housing market in the latter half of 2020 (meaning Q1 figures were better than the long-term average) was the battle for space, with many Docklands buyers seeking larger properties to work from home. The second was the short-lived tax relief measures such as the cut to Stamp Duty Tax meaning property prices were at an all-time high. But what also might surprise you is the number of people buying for the first time.

In fact, if you split down house price growth between second time (third time etc) buyers and first-time buyers, the national annual house price inflation for first-time buyers is 9.2% compared to 8.1% for the second or third etc buyers.

Yet, the Q2 and Q3 2021 Docklands property market was worse than the long-term Docklands average (in terms of property transactions) The question is – should we be worried? The UK economy continues to deliver a benevolent framework to the British housing market. The labour market has outstripped expectations with the millions expected to join the dole queue at the end of furlough failing to materialise and with the number of job vacancies on the rise. Of course (and I mentioned a lot in my recent posts), the Bank of England is projected to increase interest rates to dampen inflation in the coming months, with further small rises predicted over 2022, so I do expect the demand for property to cool off as mortgage borrowing costs increase. Normally such rises in mortgage costs would mean less property would sell, yet nothing over the last couple of years has been normal. Many Docklands property homeowners have held back putting their property on the market in the last 6 months because they were afraid, they would sell their own home but not find another to buy – thus making them homeless (nothing could be further from the truth – yet that is what a lot of people incorrectly believe).

If the Docklands property market slows and interest rates rise, mortgage costs will still be very low by historical standards. Also, if the obstacle of raising the 5% deposit can be overcome by first-time buyers plus a confidence that existing homeowners won’t be made homeless because of a cooling property market, many more people could be tempted to enter the property market by placing their property for sale first … … thus opening up the market to more buyers – which in turn will drive up transaction numbers back to their normal 14year average. However, raising a deposit is likely to remain the primary obstacle for many.
