ere’s the deal. Telford Homes is keen to boost sales at The Liberty Building. The developer is offering an incentive that sees buyers get a consultation with an interior designer and the resulting furniture and decor from that process included in the price. To qualify, properties must be reserved by February 28 with sales completed by March 29. Prices start at £845,000 in the 26-storey residential tower with two and three-bedroom homes available. how it works Inside, things are up to the buyer, so I sat down with the eponymous founder of Rachel Winham Interior Design to find out what she and her team will be offering those buying a home. “You come to us with a floor plan and we will then develop the brief with you,” said the Hampstead-based designer. “Whether you want that turn-key styling or to focus on specific areas, we’ll talk that through, along with time frames and, more importantly, budget and what’s achievable. “When we’ve built up the scope of works, we’ll put together a concept and that will consist of a floor plan with a furniture layout. “Then for each area we’ll have a selection of furniture and rendered elevations. Then there will be the technical drawings and the materials.” is it a package deal? “What we wanted to steer away from was being prescriptive and saying to people: ‘You are having this headboard, that chair and that sofa’,” said Rachel. “That would be boring and you

The colour schemes we’ve created are designed to assist them with their vision. “They may want colour for their living space, for example, but for the bedroom to be quite calm.” what’s included? “This really depends on how far the client wants to go,” said Rachel. “They may have their accessories. In a show home it’s not very personal – we’re choosing books and ornaments because we like the look of them. That’s the same with artwork. A client may not have a clue about art so we’ll give them a selection of pieces and then we’ll go through options with them. But, someone may have their own collection and then we’ll work with that. Normally the design will start around that. “What a client at Telford can typically expect to achieve is all furniture and soft furnishings, window treatments and decoration work, which would include paintwork and wallpapering. “Subject to budget you’d likely get in a piece of joinery too as well as bed and bath linens. Then we’ll provide an after care service as well if people want a follow-up.” how long will it take? “You could expect the design process to take somewhere between two and four weeks subject to how quickly the client makes the decisions,” said Rachel. “Then the actual procurement process is somewhere between four and eight weeks, subject to the level of detail. Our installation period is usually a week. For anyone in a rush we could do eight weeks but it’s typically 12.”
Rachel designs 75% of the pieces for each of her projects don’t want something someone else has got or to feel like you’re living in the same property as somebody else. “What we’re proposing is you have three styles and people can choose what’s most suited to their tastes. It may be they want something transitional – a combination of classical and contemporary. “Or they might want to go for a clean, contemporary look or something more eclectic and quirky. “Then we also have a selection of colourings to select from. When you say to people: ‘What colour do you like?’ some will say: ‘I don’t like colour,’ but you’ll show them something completely neutral and they’ll find it boring. People know what they want. why London is only fifth on the list of least affordable cities By Jon Massey

ll those finding it difficult to get on the property ladder in London, take a deep breath. The capital wasn’t the least affordable city in the UK in 2018, at least if recently released figures from Lloyds Bank are to be believed. In fact it only just made the top five. Aspiring buyers in both Oxford, Chichester, Winchester and Truro all had it worse with average house prices all more than 11 times the typical salaries in the cities. Nationally the rise in city property values outpaced wages by 11%, according to the bank’s study, which saw affordability slip to its lowest level since 2007 when the ratio of average cost to earnings stood at 7.5. Before the great gnashing of teeth begins, there was recognition in the study that London’s figure was seriously skewed by taking Greater London as a whole, with central areas significantly less affordable than outlying boroughs. anary Wharf will get a second Third Space as the estate expands to the east. The fitness brand, which operates a 100,000sq ft facility above Waitrose has agreed to open a club at Wood Wharf. Expected in 2021, it will welcome new members and, in a first for the company, is also set to provide services to residents at Canary Wharf’s 10 Park Drive development in place of a standalone gym. Buyers at the Stanton Williams-designed tower will, however, get access to an 8,000sq ft area exclusively for Wood Wharf residents. They will be able to use Third Space in Canada Square while the new club is under construction. Housed in 15 Water Street, designed by Allies And Morrison, the new facility is being designed by RHE architects. It will feature an extensive programme of group exercise classes, personal trainer services, a freestanding athletic rig, multi-purpose studios, a medical and beauty suite, a 20m swimming pool, and a spa complex, spread over 32,000sq ft. The residents’ area will have a private training area, spa, hydrotherapy pool and a lounge.
