G

reenwich Millennium Village (GMV) is currently hosting First Home Feb, an initiative to support those seeking to take their first step onto the property ladder while showcasing what the south-east London development offers. In addition to events on February 24-25 and from February-March 3 – where interested parties can access free financial guidance and market insight – the joint venture partners building the scheme are offering to contribute up to 5% towards prospective buyers’ deposits. The Galleria is the latest phase to go on sale at GMV – which is being built by Countryside Partnerships and Taylor Wimpey Central London in association

with the Greater London Authority. A selection of one and two-bedroom homes are currently available to buy at the phase, which is located beside Southern Park and is close to both the development’s four-acre ecology park, the Thames and Greenwich Yacht Club. Prices for the remaining properties start at £449,995 for a one-bed apartment and £570,000 for a two-bed. Under GMV’s current offer, that means buyers of those homes could get nearly £25,000 or £28,500 contributed towards their deposits, subject to terms and conditions. But, aside from the financial incentives, why consider a move to Greenwich Peninsula in the first place? CASE STUDY For software developer Oleg, the attractions were many. Working for a global bank, he’d long had an ambition to move to the UK, having often spent time in London in connection with his career. In the end, economic uncertainty prompted him to buy a home for himself, his wife and his daughter at The Galleria. “With inflation rising and interest rates rising I wanted to lock my exposure to these financial risks,” he said. “Now I have the fixed mortgage rate, which is a safe haven for me. Having more space was one of the main drivers for making the move to GMV. Living in a smaller two-bedroom apartment with a child was quite challenging. You would not believe the amount of stuff a young child needs.

“With the savings I had, this was a great place to invest. For me, getting from home to the tube is just a 10-minute walk, and then it is just another 10 to get to my office at Canary Wharf, so it is only 20 minutes, door-to-door.” Location was very much key to the appeal of GMV for Oleg, with multiple

bus links to the surrounding area as well as the Tube and cable car across the river at North Greenwich. “ I always wanted to live with a view of the river and now I see the Thames from my living room every day, which is awesome,” he said. “We often go to Greenwich itself. There are lots of shops and bars around there, which we enjoy, and then there is also Greenwich Park – which is huge – with massive trees and is very picturesque. “My wife really enjoys it, and so does my daughter. It’s like a big playground for her.” Properties at The Galleria boast openplan layouts, stone worktops and fully integrated appliances in the kitchens as well as floor-to-ceiling windows. Oleg said: “If I was going to design my own apartment, this is exactly how I would design it. “The buying process was also really smooth. The sales team were always available and were really helpful. Once you make the decision to buy at GMV, you don’t really need to do anything.” Go to greenwichmillenniumvillage.co.uk for more information or call 020 8023 8365 for details of the weekend event

how Layers Bakery is set to serve up grab-and-go bites and all-day brunch as it opens its doors at Goodluck Hope by Jon Massey

P

lacemaking is about more than building flats. East and south-east London are littered with developments from the late 1980s and early 1990s, where planners’ foresight for the future needs of residents appeared limited to the inclusion of corner shops and precious little else. Fortunately, things have come on a bit with house builders recognising the fact that schemes will be more attractive to buyers if they come with on-site amenities. Often these are now curated to some extent, rather than letting the market take its course – the decision to let commercial units to predominantly independent businesses from Hackney at East Village in Stratford, is a good example. Closer to the Wharf, Ballymore is in the process of filling spaces at its Goodluck Hope development, having just announced the arrival of Layers Bakery. Founded by Chelsea Finch, Faye Weatherburn and Giulia Agnoli, the business will sell baked goods, breakfasts, coffee and all-day brunches in its cafe space to residents and visitors from its Orchard Place premises. Faye said: “I fell in love with this location from the very first time we came to visit, back in May 2022. There was still construction taking place and yet, we went in and looked at each other and said: ‘Yes, I think this is it’. “There is something about the view of The O2, being so close to the water, and the history of the location that just makes it all magical. We look forward to serving the new community at Goodluck Hope.” OPENING OFFER In celebration of the arrival of Layers to the area, the business is offering clients £1 coffees when purchased with something from the bakery or brunch until

There, restaurants, bars, an independent gym, art galleries and fashion brands rub shoulders with the English National Ballet’s headquarters – all providing amenities for local residents and within easy walking distance of the newer scheme. Goodluck Hope itself comprises 841 properties with studios, one, two and three-bedroom flats available alongside a collection of townhouses and loft apartments. Located between the Thames and a meander of the River Lea as it empties into the larger river, it boasts views over the water to Greenwich Peninsula and the Isle Of Dogs. Canning Town station is directly connected to the area via a footbridge over the Lea, offering rapid connectivity to

Canary Wharf, Royal Docks and beyond. The development is also next to Trinity Buoy Wharf, a hub for artists, creative businesses, events and education, that is also home to the Uber Boat By Thames Clippers river bus service. Ballymore’s associate regional sales director, James Boyce, said: “We are delighted to welcome Layers Bakery to our island community. The island is already home to a number of thriving independent businesses – and the arrival of an exciting new destination bakery will bring the best food, drink and atmosphere right to the doorstep of our residents, offering ultimate convenience. “Layers joins the neighbouring cocktail bars, coffee shops, galleries and culture hubs just a few minutes away on City Island, completing our island story.” Prices at Goodluck Hope start at £430,000 for a studio apartment, £1.045million for a townhouse and £937,000 for a loft. Residents’ amenities include communal workspace, social areas, a swimming pool, gym, screening room, viewing deck and a sky lounge on the 29th floor for Douglass Tower. City Island residents’ amenities are also accessible. Go to goodluckhope.com for more information

iews are currently being sought on developer Seven Capital’s plans for the Klein’s Wharf site on the Isle Of Dogs. The company is currently proposing to build 374 homes in three buildings on the site, which is located between Westferry Road and the Thames next to Arnhem Wharf Primary School. Seven’s plan is to construct towers of 25, 19 and 17 storeys on the land, with 40% of properties built designated as affordable housing, with 85% made available for social rent. Of the 108 properties, 65% would be three or four-bedroom apartments. The developer is also proposing to include public open space, including access to the Thames, a riverside cafe and play spaces. Should the plans go ahead, potentially walkers will be able to access Millwall slipway without having to divert along Westferry Road. The developer, which has primarily delivered schemes in Birmingham and Slough, is also intending to include a 3,000sq ft community space that can be used for as yet indeterminate activities. There are also plans for 65,000sq ft of light industrial space that Seven says will deliver around 80 jobs locally.
