New build properties are typically more than 50% more efficient than Victorian homes, meaning buyers can expect to spend less on their bills – residents could save £1,300 on household bills every year at GMV according to the Home Builders’ Federation

The largest gasworks in Europe once stood on Greenwich Peninsula. It was a vast plant that took in coal and oil and used them to produce gas on a massive scale, storing millions of cubic feet in some of the biggest holders ever constructed.
While for many years the site of East Greenwich Gas Works was dedicated to the exploitation of fossil fuels, today the industry is long gone and the homes being built there are focused on the exact opposite.
Greenwich Millennium Village (GMV) is a development by Countryside Partnerships and Taylor Wimpey Central London in association with the Mayor Of London, which is set to deliver up to 3,600 new homes, when the project reaches completion within the next 10 years. Sustainability has long been a key feature of the projects.
The masterplan features 50 acres of parkland including the four-acre Greenwich Peninsula Ecology Park and the expansive green space of Southern Park.
The former is a freshwater wetland site that boasts two lakes, a marsh, a wildflower meadow and woodland with a network of boardwalks, bird hides and features designed to attract wildlife for residents and visitors to explore. Its development has seen more than 60,000 shrubs and 12,000 trees planted locally.
Southern Park, in contrast, is a large area of grass, complete with landscaping, play areas, benches, wildflower planting and woodland. Alongside the latest phases of homes at GMV – The Parkside Collection and the west side of The Galleria – a new green corridor has been created. The area will be home to a diverse selection of plants including a wildflower meadow as well as woodland and wetland habitats that will support a variety of birds, insects and other wildlife –all working in harmony with the nearby ecology park. Prices at The Galleria, which offers both apartments and maisonettes, start at £449,995.
GMV director Peter Willis said: “Sustainability has always been a core element of the design at GMV. Seeking to create a unique, village-like setting at the heart
of one the world’s most dynamic capital cities, everything from the abundance of green open space on the doorstep and the on-site ecology park, to the design of our homes, has ensured the regeneration of the area has been environmentally conscious.
“We look forward to the final stages of the masterplan unfolding, as we continue to create a place where both people and the environment can thrive.”
As for the homes and buildings themselves, all properties sold at GMV come with energy performance features as standard including district heating, low energy LED lighting, smart thermostats and integrated appliances with high efficiency ratings as well as double glazed windows to minimise heat loss.
Water conservation measures include aerating shower heads and taps that deliver a sense of strong flow while reducing usage and toilets fitted with dual flushing systems. These mean homes at GMV use 20% less water than the UK average, according to the Energy Saving Trust.
New properties at the scheme also boast comfort-cooling (on selected homes), engineered timber flooring and underfloor heating. The Galleria will also feature green roofs and solar panels to further limit its environmental impact.
In addition to homes at The Galleria, GMV has a few still available at The Observatory with prices starting at £519,995. These are ready to move into immediately. For buyers who reserve one of these remaining homes, the developers are offering to pay up to £1,000 per month towards mortgage repayments for 12 months. First-time buyers will also have their legal fees and stamp duty paid – terms and conditions apply for both offers.

building the future
by David GalmanJanuary is a distant memory and February is almost done too – probably the two most depressing months of the year (sorry if you celebrate a birthday or anniversary at this time). The dark mornings and evenings certainly bring out the misery.
One bright spark of brightness for me, however, is seeing Canary Wharf continue to evolve into a grown-up destination to live, work, rest and play – no Mars Bar required. Having first dipped my toe into the area in the mid-1980s, it is truly inspiring to see such positive change.
The regeneration of the area has experienced significant pressures over the past three decades, but has the best survival instincts.
More than 120,000 people work in Canary Wharf itself with an increasingly diverse mix of businesses calling the estate home – tech, financial services and life sciences, for example.
This article isn’t a piece of sales promotion for the area’s developments, which include the tallest residential tower in Europe. Instead it’s a nod to the great social venues that have sprung up to support the workers and residents who are already calling this part of London home.
There are high quality independent restaurants as well as smaller chains – a complete turnaround from 10 years ago and what’s more, they’re busy at weekends. Canary Wharf is no longer just a weekday destination. You try booking Roka or similar on a Saturday or Sunday.
Having been introduced to Electric Shuffle recently, it was a pleasure to take on this game of skill in a heaving bar, with enjoyable snacks and drinks. Next on my list is Fairgame – I can’t wait to test out its reimagined fairground games. There’s just so much on the Wharf’s doorstep. The area, in my biased view, is second to none. It provides a high-quality, clean environment that’s suitable for all. The transport links allow easy access to the West End, the City, Essex, Kent and north-west London suburbs.
The local population is culturally diverse, with residents mixing with people from all over the world, drawn by the tall towers, jobs and amenities. I live in Essex, but called the Wharf home before the towers rose and, trust me, it’s better now than it’s ever been.
Do not believe the predictions of the death of the office due to Covid. People still want to mix with one another face-to-face, whether that’s at work or socially. Canary Wharf remains a massive success and should provide a blueprint for the freeports and tax-free investment zones being promoted by the current Government. It remains a hugely attractive area.

Developer Avanton has unveiled an 18-storey tower at its Ruby Triangle scheme at the very southern tip of Bermondsey. The BeCa is set to house some 262 homes with 40% designated as affordable housing with off-plan sales expected to launch this spring.
For the first time, Avanton is working with the Housing Growth Partnership (HGP) – backed by Lloyds Banking Group and Homes England – to deliver the tower, which is the first in a pipeline of projects expected to provide 1,000 homes for Londoners.
Avanton CEO Omer Weinberger said: “We are delighted to be working with Housing Growth Partnership on this joint venture, which will enable transactions of up to £300million over the next five years to deliver 1,000 homes to Londoners.
“We have a shared goal of bringing high-quality schemes with thoughtful placemaking to life and this funding partnership will allow us to do so.
“Despite challenges affecting the market, we remain very active and believe this year will be monumental for our growth.”
HGP investment director James Hutchinson said: “This development is an anchor scheme for the regeneration of the Old Kent Road, which will help transform the community and provide much needed homes for Londoners.
“We remain committed to supporting ambitious partners right across the UK and look forward to seeing the scheme progress.”
The Ruby Triangle masterplan, which has planning permission, is set to provide more than 1,400 homes on a five-acre site along-

The homes will be delivered as a mix of private sale, affordable and build-to-rent properties with a total development value of £730million.
The BeCa itself has been designed by Farrells architects and will provide studios, one-beds and two-beds inspired by the style of properties in New York City’s Tribeca neighbourhood – hence the name.
The apartments will feature private balconies, exposed brick walls, brass elements and industrial interiors with facilities at the tower including three landscaped communal roof gardens, a games room and a day porter.
Avanton sales and marketing director David Ronson said: “We are very excited to unveil the first details of The BeCa, a scheme we are all passionate about.
“The Ruby Triangle masterplan will help transform an industrial area into a new neighbourhood, becoming a real destination ideal for any buyer or tenant to make it their home.
“Londoners deserve design-led homes with curated amenities and landscaped public space –homes they can be proud to call their own. The transformation of Old Kent Road is huge for south London and Avanton is proud to be the first scheme out of the ground kickstarting this evolution.”
The Ruby Triangle scheme is located about 35 minutes from Canary Wharf via a direct bus connection to Canada Water station and then the Jubilee line.
It’s also located within easy reach of the amenities of Borough, Elephant And Castle and London Bridge as well as the forthcoming regeneration of Canada Water itself.
Studios at The BeCa start at £425,000 while one-beds and two-beds start at £450,000 and £575,000 respectively. Completion is expected in early 2025. Go to thebeca.co.uk for more information
